RH, with bases in Mexico, is doing a giant business selling timeshares to vacationers. But RH is not selling properties, the timeshare sales rep make people sign up for false promises. Royal Holiday’s legal name is Royal Experience S.A. de C.V. and has resort sales locations in Mexico in the next places: Acapulco, Cancun, Cozumel, Cuernavaca, Ixtapa, Puerto Vallarta, Riviera Maya, Playa del Carmen and San Jose del Cabo.

RH timeshare works with two rental companies: International Leisure Group and Royal Holiday International Marketing. Also it works with two rental companies: Concord Servicing Corporation and Phoenix & Scottsdale, AZ.

RH does not have good reputation at all but lots of international travelers still fall victims of this resort.


Royal Holiday Timeshare Complaints

This is a list of the most common complaints:

  1. RH timeshare sales are done under high pressure sales tactics.
  2. Most timeshare contracts are being misrepresented.
  3. Timeshare salesperson will make any verbal promise to make you sign the contract.
  4. All the promises told at the timeshare sales pitch are not in the contract and the timeshare contract states that any verbal promises are invalid because they are not in the contract.
  5. RH has a bad customer service for their members.
  6. If you are unhappy with your timeshare, the answer is always to upgrade your membership and you end up paying more.
  7. Booking with RH is very complicated. You can’t make a reservation because you always need more points and you will have to upgrade your membership.
  8. Timeshare maintenance fees are very high and they increase every year.
  9. When you make the purchase, they tell you they will send you all the documents to your home, but when you receive it and read carefully the contract you realized that is not what you were expecting and your rescission period to cancel is over.
  10. Timeshare salespeople will tell you that you are doing a great investment, but a Royal Holiday timeshare is not a good investment at all.

    Royal Holiday es la peor estafa que existe ahi afuera, compramos una membresia con royal holiday el cual nos prometieron que con ella podriamos viajar a diferentes lugares alrededor de todo el mundo, cuando quisimos hacer uso de ese beneficio nos dijeron que teniamso que pagar una cantidad extra, cosa que en la presentacion no nos dijeron, son un fraude.

    Very bad experience with royal holiday, if you travel dont accept the timeshare presentation invitation, actually the salespeople are very rude, we felt in their talk trap and now we regret it. we want to quit as soon as possible.

    Hello there, Royal Holiday is not the deal , is not a good investment at all , my parens lived a bad situation with those guys , they got caught by some sales persons that promised a lot of benefits if they acquire the timeshare, so actually my parents are very angry cause nothing of what they told is true

    We purchased a timeshare contract with Royal Holiday after a VERY high pressure sales presentation that lasted for several hours with our 2 small boys in tow (ages 5 & 1 at the time) July 22, 2006 at the beginning of a week long vacation in Cancun (we were not leaving until day #6 & there was no readily available means to further evaluate this contract plus the 6 month delay to even access any of the "proposed benefits" presented in the contract / presentation). In addition to the fraudulent timeshare contract fee (discrepancies noted below) we were also required to pay an additional fee of $549 to Resorts International Marketing Corp. for exchange purposes and for Sunset to use first several years worth of weeks as credit towards contract fee. This was also to be used for rental purposes to provide rental income for our timeshare as an investment.

    We were at Royal Holiday for several hours listening to their sales pitch. We were initially not interested. However, their salesman told us that if we don't use our week, then the company would rent out our timeshare week to help pay for the cost at $3200 per year. He spoke to his manager and they promised to rent it out so that we could make money at the end of five years. He convinced us that it would be a worthwhile investment. The next day we tried contacting him about the promised rental income but he did not respond.

    In my opinion this is a nice resort, unfortunately they are liars and thieves. You have to stay away from them and their timeshare presentations, don't make the mistake to go just waiting for free stuff!! Be careful! I was scammed too, 2 years ago, and it's been a nightmare for me.

    My 90 minute presentation with Royal Holiday turned into 7 hours. I finally signed just to leave. I was hungry, tired and wanted to go home. after I got home and read the packet, I realized they signed me up for a timeshare in Mexico. I live in Texas and was told I could use my week at any Royal resort. I am still within my 5 day recind period however, who do I send the certified letters to??

    I have one at Royal Holiday too and Im trying to get out of it also! It costs way to much per month and we have had our membership for 5 years now and still have not used it as when we try to book anything, we cant. Its a complete rip off - wish I could turn back the clock and not sign on that dotted line.

    Not worth the price, I too feel that I got taken for my money. I have searched for vacation packages from travel sites and compared to Royal Holiday, there isn't any real savings, sometimes its cheaper thru other websites. Stay away, these people take advantage on the fact that we are on vacation and we are not really thinking about working by researching the club before purchasing. Royal Holiday is really building a bad reputation and hopefully every traveler gets this information.

    Timeshare presentations are super scammy, I did get a free dinner at the restaurant out of the presentation though. Going to presentations (even though a waste of time) can get you free stuff, so I would do it again but I would NEVER buy
