Villa del Palmar is a timeshare resort, with different locations in Mexico like Cabo San Lucas, Cancun, Islands of Loreto, Puerto Vallarta & Rivera Nayarit. The resorts counts with different procreative spots like two pools, three tennis courts, a gym, a spa & a nearby golf course all for you to enjoy and have a relaxing vacations. From villas, condos, suites and penthouse is for all public in general there is no “only members” area.
Villa del Palmar’s Sales Practice has a well recognize reputation for the lies, scams and most likely to misrepresented the contract at the moment of signing. Villa del Palmar sales associate like any other sales person will tell you all the wonders you want to hear to make a purchase, most timeshare presentation last 90 minutes, but at Villa del Palmar you can be up to 4 hrs in there.
Do not let their wonderful words lure you away, read the contract before signing, the contract clearly estates that any verbal promises made to the buyer that are not on the contract are invalid and that the purchasing of a membership at Villa del Palmar is not an investment, it only other way of saving for future vacations, it also states that if you wish to purchase the membership for the solid purpose of renting for profit, that you should reconsider your purchase of the membership.
If you are a current owner of a timeshare at other resort, the sales associate at Villa del Palmar, they will offer you a trade in, promising to sell your existing timeshare, the sales associates will refer you to a resell company to sell your existing timeshare so you can purchase at Villa del Palmar, Now on days the timeshare scams is being spread into the resell and rental companies, this companies promise you to LIST your timeshare for resell or rent, for a consider amount of money pay upfront to them, what they don’t tell you is that they are not obligated to sell it but to just take it into inventory, which is consider “Listing”. Also most companies that ask for an upfront fee are probably not a legitimate company. Also a common lie the Sales associate at Villa del Palmar will tell you that the contract is under the United states Law because their headquarter office is located in San Diego, and recession period is not available for you, if the contract is sign in Mexico, the contract is under the law of Mexico, therefore by the Mexican Law you have your recession period to cancel, signing a waiver to rescind your right to cancel is also illegal.
Customer Service at Villa del Palmar is not what they advertise, Customer Service is awful, they never answer the phone and if they do answer you the phone whatever problem you have you can fix it by paying up whatever fee you are due.
Bottom line is that Villa del Palmar is a great resort, great place to enjoy with your Family and love one, but be prepared to be harassed by the Sales Staff if you are not a current timeshare owner there, and if you plan to attended to the presentation, be informed before making any kind of purchase, have them let you read the contract before signing and make sure that is what they told you it was, ask as many questions you have, remember it’s your money, it’s your purchase, ITS YOUR CHOICE!

We bought a timeshare in Villa Del Palmar in 2008, 2 bed appartment as we were told that we would be able to rent all the weeks outs and make some money on it, this has not been ther case. We had hope to use the weeks ourserlves after being stung by these cowboys, however, we are unable to due to a change in our family situation. We need to get rid of this timeshare ASAP as we are no longer able to pay the maintenance fees nor use the timeshare. We have called the resort and they have not been able to help, but forwarded us to a company that could sell our timeshare for an up front fee. I told them no way as we do not have th emoney to pay for this.

Like others here, we were talked into buying at Villa del Palmar Flamingos because of two lies. The first being that they would sell our current timeshare to cover most of the cost of buying theirs. I can't remember the name of the outfit they referred us to (wasn't Steve Gerrard that everyone mentions) but it was a similar result. The company would not give us the time of day and I don't think makes any attempts to sell timeshares. The second lie was that we could rent out our weeks to more than pay for the maintenance fees for years where we would not be able to use the timeshare. I've tried using Villa del Palmar's rental service a few times and they either tell me that their inventory is full, or they aren't able to rent it.
This place is total BS in their sales tactics. If I had to do it all over, I'd still probably but a timeshare there because the place is beautiful, but I wouldn't buy it from the developer. Ebay and other reseller markets are flooded with timeshares from people looking to just cut their losses and get out of their future maintenance fee obligations. Long story short, you can buy this same timeshare online for pennies on the dollar.

we received a presentation and agreed to purchase a timeshare from The Villa group(Constructora Los Arco del Caba S.A. de C.V) on Dec. 8/2011. After re-consideration and feeling uncomfortable- we researched our options and returned to the group on Dec. 10/2011 with a letter to them advising that we wanted to terminate our agreement and recieve our initial refund. After discussion-they agreed to refund and we received credit slips for our credit card( now noticing there is no date on the credit slips) We did not receive any cancellation notices(even after asking) except a copy of the dated letter that we had given them, and our undated credit card slips.

We just purchased what they call a hybrid-points for use at any of their properties during the high season in the even year and bonus points to use in the odd year or bank and if we don't want to use the odd year 1000 points, we don't pay a maintenance fee for that year.
We were also given a "value" trade-in for our every year, jr suite at Pueblo Bonito Rose. We paid a $350 escrow fee and sent in our signed, notarized Membership Certificate. This is through a 3rd party. We read all the fine print and this is not a listing agreement, it is called a Value Traded Agreement. They told us we sign over the transfer, pay the fees, and they take the ownership.
Has anyone dealt with this before? Is it legit? I refuse to pay the 2012 maintenance fee, but am I really off the hook? My understanding is that Vacation Trade World S.A. DE C.V. now owns our PBR week, and it is there responsiblility to sell it, and we are done with it.
If all of this is true, then I am ok with the purchase, so far. If it isn't, I don't want to pay off the balance of the contract to save $350 if we were scammed.
Has anyone used a biennial villa preferred membership successfully?
We only have a few weeks to take advantage of the cash buy-out discount, but I am having nightmares about the PBR. I don't want to get stuck paying two maintenance fees, but we signed the Membership Certificate and sent it off to them.

Well, we attended one of their "presentations" and caught on within 1/2 an hour. The 1st flag was when their sales representative said within 2 minutes of meeting him, "you are just here for the gifts" We flat out said absolutely not, we are here to listen to your presentation and you can keep your gifts. Anyway by the end of a 1/2 hour my Mom said " Look we are not at all interested, we came for a friend for a presentation but we are happy at the Royal Decameron Resort. He was furious and asked if we were kidding, he got up and repeated it to a MGR they stood their laughing, we basically were walked downstairs to find out ... that my Mom who is 72 years old is NOT allowed to go into this time share. I am NOT KIDDING. They have it in writing - and as a paralegal to me that is discrimination. The sales guy during this 1/2 hour presentation observed her diamond ring saying what a beautiful ring, is that a 3K, he observered my daughters fingernails of all things, he bragged about how he makes 80-120 per year. Here is a lesson to the wise, if you are going to Mexico go for the culture, if you want to bump into your next door neighbor and not experience the culture and get ripped off then go to the presentation. Read everyone's comments they are NOT kidding. This is a timeshare, they are not full and there is a reason for it. Our sales guy degrades all other places verbally, they are very unprofessional and the people that we spoke with do not represent themselves in a manner of which they should. Perhaps the CEO's all 4 of the investors should really find out why they are not full. Stay away from the presentation it is a waste of your time, literally. If you want time shares wait until you get home and speak with your travel agent about it, not while you are on vacation

I purchased in August and they offered to take over my current Marriott time share, but now after reading about all of their scams and wish to get out of my contract. Somehow, they canceled our Puerto Vallarta week and only gave us 2 weeks in Cabo. Bought a timeshare from Villa del Palmar Flamingos . As we already had a timeshare in USA, we really didn't want to buy another timeshare. However, we were offered a two-bedroom unit for two weeks. For our USA timeshare, we had a one bedroom unit for one week with the maintenance fees more than double the fees for Villa del Palmar. The clincher was that we were told that Steve Gerard with Enterprise Travel International would sell our USA unit, which would pay for the Mexico unit. We contacted Steve to sell our USA timeshare, gave him $800 and never had any contact with him unless I emailed and called every contact name and number I had. I was always told by Steve (or one of his associates) that it would be just another few months. I finally got tired of the run around and cancelled the contract to sell the USA timeshare. Is there anything you can do to help us we made for the Mexico timeshare, the approximately $7,000 we have made in loan payments for the Mexico timeshare, and the cancellation of the $10,000 loan balance we still have with the Mexico timeshare?

We bought a summer 1 week studio vacation rental at Villa Del Palmar Flamingos in Nuevo Vallarta in August 2010. I pleaded w/ my husband not to purchase but ultimatley the salesperson had an answer for every doubt I brought up:
concern: can't afford another monthly payment
salesperson: rent out your weeks which will pay for the cost of the of the studio. He told us a check for $8500 would be coming in February.
concern: mainentance fees
salesperson: you will pay no maintenance fees b/c you will rent out your weeks.
We paid $675 to Steven Gerard @ Enterprise Travel to sell our weeks in October 2010. 10 months later and he has sold NOTHING---doesn't even return our calls as we continue to pay $197.79 per month + maintenance fees of $716 per year to Villa Preferred Access.
My husband & I are livid and want out of our contract. We are interested in suing. Anyone else out there who wants to join us?

I purchased from Villa Del Palmar Flamingos about 5 years ago for exactly the reasons that were mentioned. They promised me the ability to rent my time and put me in touch with a guy who did nothing to help me and then did not call me back. I have not been back to the hotel but have used my week at other hotels but it seems the premium places they promise never have availability so I always have to settle for a lesser property.

We have since paid for our timeshare at villa del palmar$50,000. We were promised they would purchase the two timeshares and that would be more than enough to cover our initial costs with cash out besides of about $45,000. We were informed that if we rented our purchased week through them, that the total of rental sales would be divided between all Villa del Palmar renters that year and we would get our percentage whether the room was rented or not. Upon year end in 2010, we come to find out that they “could not” rent our room, and it was deposited into RCI. The final straw being, now our membership to RCI has been canceled after being informed that they would pay it yearly.

My husband and I recently purchased a Time share with Paradise Village Vacation club. We weren't interested in the Time share and told them, but then they told us about the Paradise village Cruise Club and Interval International which we were told would GUARANTEE lowest airfares or price match so that since we have to travel every two years, we could save money. We were also told we would get 10,000 which equated to $1500 that we could use off our next airfare. We were also told it was a lifetime membership with Paradise Village Cruise club (this is written on the contract), but I called them yesterday and this is not the case. It is only a two year membership with a $350 annual renewal fee. Neither Paradise Village Cruise club or Interval International guarantee lowest airfares or price match on airfares - I confirmed this by phone with them yesterday. I called Paradise village in Mexico yesterday to say we wanted to cancel since what we had bought was not what we actually now HAVE! I spoke to Mel Newton who sold us the package, and he said to call back today as no one was in the office and it would be sorted out. I called back today and spoke to someone else who told me to email them with my reasons for wanting to cancel. I have done this, but don't believe they will actually follow through and cancel since they lied to us already.

Villa Del Arco. Many deceptive statements in sales pitch. tried to cancel on the 5th day, but could not find any address, phone number, contact info, etc. Tried to cancel when we returned from Mexico on day 6, could not immediately find information. Two conflicting atricles in contract - one said if we cancelled we would lose our deposit as liquidated damages, which we initialled and was in bold print near the top, and one that said we had five days with no penalty in small prit at the bottom. We believe the conflicting articles, the felacious statements and the lack of address or location to cancel abrigate the laws. We want out, and we want our deposit back.

Hi Joe, I was wondering if you have been successful in getting your contract canceled and your monies refunded? We are in a similar position. We purchased in January of this year, 2011, in Cabos at the Villa Del Palmar. That night I couldn't sleep due to the strong feeling we had been scammed and lied to. I followed up with the sales person (who was extremely hard to track down) which took a couple of days to contact and she told me that we could cancel the contract within 5 days of signing but would lose our entire $3635 deposit. On the fifth day we went back to the sales office and met with another guy who apparently was the guy who dealt with canceling contracts. He told us he thought it was crazy that we would walk away and default our deposit. Obviously it was not an easy choice to do but we had decided it was best to cut our losses. He told us more lies and false promises until we walked away with out canceling. Had they not lied to us about the deposit being non-refundable within the 5 day period we would have canceled on the spot. Now I'm not sure what the future holds. Since returning from Mexico we paid off the timeshare to avoid their high interest rates. Now we're invested to the tune of $16,500. I'm not prepared to go down without a fight. Sincerely, Dave

I have read through your website and feel more and more convinced that our recent vacation club purchase was a scam. It is through Villa Del Palmar. Verbally, the sales rep told us it was $350 per year for 50 years for 1 week. Now we see that it is biennial. We were told that we could leave it to our family in our wills. We paid a deposit on our credit card and the fellow said "Now you realize that if you go home and you have buyer's remorse, you will lose your deposit?" So we registered that we have 30 days. At this point we still thought it was a good idea to have a weeks vacation for $350 per week, right? We were in Puerto Vallarta for 1 week. the following week. We were told this was not a timeshare. Now checking into things a bit more. We thought we had 30 days and emailed, faxed and sent a registered letter asking to have our balance of our payment refunded - understanding that we probably forfeited the deposit. When we called them to see if they received the faxed letter, they referred us to a different phone number where we were informed we had only 5 days from date of purchase to cancel.

When I tried to cancel I was told that it was too late eventhough the verification representative said that I had 30 days to cancel. Yo no quiero seguir pagando algo que no uso, tengo más de 6 meses intentando cancelar mi contrato con Villa del Palmar y no me dejan. Ya les dije que no voy a pagarles más dinero y amenzaron con mandarme al buro de credito y embargarme mis bienes. Las 2 situaciones me preocupan, pero no creo que la solución sea seguir pagandoles, ellos tampoco han respetado nuestro contrato. Nunca puedo reservar mis semanas como me dijeron que siempre tendrian disponibilidad y, eso de rentar las semanas tambien fue una estafa.

Hi I have newly purchased at Villa Del Palmar. They said a company called Enterprise travel can sell my other time share but there is an upfront fee. I already regret buying the second one as I do not really trust this company to sell my unit. There is no address, their website seems quite sketchy and basically too good to be true. I was wondering if you of anyone who have been able to sell their unit with enterprise and what you think and also if it is too late to get out of my time share at Villa del palmar Flamingo.

I have had a timeshare with UVC villa del palmar since 2007 and this year they told me that my maintenance fees would go up 10% yearly as stated in my contract. I didn't have the contract and couldn't verify it. They said I could only take advantage of the offer today and start renting the units to offset these looming fees. I could only qualify for this if I bought another unit, a studio.I already have two weeks at high season. This has yet to be done. I was told I could then rent my off season weeks to this company and make a $7,000 per year.I´m little skeptical, what should I do?

RUN!!!!!!! Do not buy any more! They are truly the best liars I have ever seen! Do NOT trust anything they tell you! Verify and get EVERYTHING in writing , no exceptions. They will refuse and tell you it is only a formality and means nothing, but it does. That should tell you their integrity.

Purchased UVC with the promise Enterprise Travel would sell my Mayan Palace weeks at the panamerican games on 2012 for $5.000 USD per week on the fall of 2012. Steven Gerard would be the broker and would ultimately get 60.000 USD on our bank by the end of 2011. This is bull and UVC directors are allowing salespeople to sell like this. I am 78 and my wife is 73, I am half deaf and she is almost blind; Why mexican authorities do not act and put these people in jail. I called Bank of America to candel within five business days and did not allow me to dispute the charges since the purchase is subject to Mexican Laws.

My husband and I purchased a timeshare, Villa del Palmar Flamingos in Nuevo Vallarta, in August of 2010. We were definitely scammed! I believe we are victims of fraud, as our sales agent misrepresented many of the facts. Can you help us get out of our contract?

I signed a paid a down payment for a timeshare at the Villa del Palmar Flamingos and was promised many things and told I could not back out of the contract. I have read otherwise on the contract and wish to pursue that route.

I purchased a time share in 2004 at Villa Del Arco in Cabo San Lucas. We are uncomfortable travelling to Mexico with the current state the country is in. I have a small child and in no way will I bring him to a country in such turmoil. I sent them an email requesting the cancellation of my contract but they refused it . We were totally lied to by the salesmen at Villa Del Palmar in PV. I am sick to my stomach to realise how we were taken advantage of. Its been less than a month since our vacation, which we took on credit, and now we have 30 years of obligation, and I can't see where the value is at all in our purchase. I would love to rescind this contract, or at least get all the benefits we were told we would get. I am Canadian, and out $5000.00 American so far. We are now being told that our maintenance fees are due when the salesperson told us that we would likely never pay maintenance because we could rent out our time. He also told me that because I am self -employed, I qualified for the corporate package which entitled me to huge discounts at numerous hotel chains in numerous countries. Now I cant reach anybody to even tell me how to take advantage of this bogus deal.

Acabo de hacer un contrato de membresia hace con Villa del Palamar, di un enganche de $12,000 pesos y me faltan pagar 9 mensualidades de 2000 dolares. Mi molestia es que me dijeron en su momento que iba a ser precio fijo y al tipo de cambio de ese dia y aparte ahora me estan cobrando 200 dolares mas sobre el precio final por cuota por servicio o mantenimiento y eso no me lo dijeron.

I have a timeshare and we were completely misrepresented and we continue to feel like they are adding insult to injury. Similar story as thousands of others. I am gun-shy as there are so many individuals representing themselves out here saying they can sell your timeshare etc and only end up taking you for more money. I am a little quicker now though. I want to see if there is anything I can do to get out of my contract with Villa Del Arco.

I was a victim of Villa Del Pal Mar timeshare scam. Everything they told me was a lie. They said it was a great investment, we can rent it easily and all we have to do is call and they will take care of the rest, they bring out drinks to get you to sign a contract and their fees increased right away.

Hello - We just returned from Mexico and purchased a timeshare from the Villa Group at Villa Los Arcos. After researching this yesterday, I want to cancel/rescind our contract ASAP and we are still within the 5 day window. I went to the sales office to present our cancellation request and was denied. These people are crooks. Please contact me ASAP

I've paid almost $4,000 into my time share and want to cancel and all im getting is the run around. They tell be to cal different numbers, e-mail different account and to fax them, but all i get is the same answer "Unfortunately, your contract has no cancellation provision at this time. Additionally, your resort does not have a resale program in place at this time.” They make it to the point that its so difficult to cancel that you wanna give up. I'd like to be part of the class action law suit. I was told that the only way i can get out of my contract now is to pay the loan in full and then surrender the account over to them. How does that make any sense? pay then thousands just to give them back the false promise that they gave us.

We are having conflicting details from the UVC reservations and what our sales person told us. We have called the sales person twice and he has not returned our call.

When I purchased my membership at villa del palmar, I was told that they would take my california timeshare as a part of my payment because they would sell it . I made a payment for almost $9,000 and they stated that my payments would be for $133 each month, a few months later, when I got back home, a man called me and told me that they couldn´t sell my membership but their free services had expired and now I had to pay if I want to list my california timeshare with their company. I told him what my seller told me at the time of the presentation and he told me that there is no way that they work in that manner and he made me feel as if I had been completely lied to about the resale.

Tengo una membresia tipo Plata (12,000 puntos) en Royal Holiday Club, desde 1997 con 30 años de uso de la misma y totalmente pagada. Hemos ejercido 13 de las 30 semanas y restan por utilizar 17 semanas. El problema es que ya casi todos los hoteles en Mexico son con el concepto OBLIGATORIO del All-Inclusive lo que realmente no fue ofrecido en un inicio por parte del club. Hemos pedido la cancelación de este contrato y tener algún reembolso por las semanas no utilizadas y se nos ha negado de manera contundente. Hemos requisitado la cancelación sin reembolso y nos han amenazado que si dejamos de pagar se nos enviará a buró de crédito y afectarían nuestro historial crediticio. Esta situación es desesperante y no sabemos que hacer, esta compañía de la que es dueña Pablo Gonzalez Carbonel, es y probablemente será un dolor de cabeza para muchos turistas incautos.

My wife and I are retired and have been traveling a little more than we used to and have been enjoying life to the fullest up to now. On a recent trip to Villa delpalmar, Flamingos on May 11, 2010 we unfortunatly went to a timeshare talk because the resort was true paradise. After seven hours of putting alcholic drinks on the table, playing loud music and applauding every fifteen minutes to people that were purchasing it was extremely hard to concentrate on the imformation being supplied. On top of all this they promised to rent 6 getaway weeks at a price of $4350. USD equaling $26,100. a year on a five year contract totaling $130,500. After I told them I was not comfortable with this offer, they promised to sell my old timeshare at a price of $36,800. They told us that Mexican nationalists would pay these prices to gain visa access into the US. We called imigration, according to them property would not have any advantage to acquire a visa. They told us that with an income of $156,500.USD over five years, and that they have a resale department we could always recap our investment, how could we pass up this oppertunity? Believe me, we should have. Now after three days of research what I have purchased is the same old timshare, there resort is overbooked, my old timeshare is worth about a third, and the rental department is not able to rent my weeks besause of the overwelming respnce to the sales pitches. Basically we purchased what we already own at a highly inflated price and nothing more, except the huge payments over the next seven years which we realy can not afford. Any help you can offer would be greatly appreciated. Thankyou Allan
