•    Salesperson promises to buy back the timeshare at a better price should the client ever decide that they no longer want to use it.

•    Salesperson promises that they can rent out their weeks for over 4 times the price of the maintenance fee. They can choose to use some weeks and rent others so that they have free vacations, or rent them all so that they can pay off their membership quicker. The clients are referred to a rental company that charges them a listing fee to market the property and does not rent any weeks.

•    In the presentation, they claim that the all-inclusive is for corporate weeks only, and for regular weeks they can choose whether or not to pay for the all-inclusive. In reality, all-inclusive is mandatory for usage at all their Cancun locations.

We were forced to purchase a membership with Sunset World. We attended the “optional” sales presentation at Ocean Spa Hotel. We were told that they made copies of our identifications to put together a file on us in the event that we declined the purchase, we could not attend the presentation again at a later date. After a very lengthy and high pressure session and after our requests for our IDs to be returned were not honored, we signed the agreement after a lady sat down & read it to us, including the 5 days to cancel. We did not know what else to do because we literally felt like we were being held there against our will since they had our IDs in their possession and they would not return them to us! This agreement was signed while I was in tears, literally, I was crying as I signed because I was so scared, upset, and mad. We signed the papers knowing we were going to cancel it as soon as we got home. We got home & I sent certified express mail to 2 different addresses listed in our contract. Important note, we were told that Sunset would pay for us to take a tour/excursion for attending the sales presentation. During the presentation, we were told that we could only take advantage of the free tour on Sat, but we already had an activity booked for that day. We were told that since we would not be able to take advantage of this gift, that in exchange, they would immediately transfer us to the “members only” resort, Sunset Royal or Royal Sunset. So during the session, we were told we also had to sign a request form to be transferred. Nowhere on this form or in the contract does it state that signing the form or transferring to the other resort would void our right to cancel the contract. Now the resort is telling us that we cannot cancel the agreement because we were transferred to the “members only” resort, so we were “immediately activated” and we used the benefits of the membership. We are so upset with this company, that I have even started debating on contacting the US government because we seriously feel like we were held against our will. I have been to Mexico before, and love it there. I know this is NOT standard practice and it would lead to very bad publicity. We are also embarrassed that this has happened to us! I do not want to take that route, but it was really scary to be in a foreign country & feel trapped the way we were.

En la presentacion que era obligatoria el vendedor nos dijo muchas mentiras, dijo que podiamos cancelar al año si estabamos al corriente con nuestros pagos y no hubieramos ocupado el servicio, que el club se reservaba la primera opcion de compra, que nos hiban a cobrar el 4% de interses y nos cobraron el 6%, en el contrato en la clausula de cancelacion solo dice que hay una pena por cancelar no dicen que pierdes todo lo invertido, llame a atencion de clientes para que me cancelaran porque mi economia no ha andado muy bien y te enrredan todo te dicen que hay una compañia en USA que te ayuda a vender tu propiedad pero la verdad no me dio cofianza creo que es parte de su engaño, he estado insistiendo en la cancelacion pero siempre me dan negativas y mas negativas el ultimo ejecutivo con quien hable fue muy grosero y me dijo que si no pago me voy a buro de credito y al embargo todo eso en un todo muy amenazante.

It came to our understanding that the contract we have from Royal Sunset Hotel contains many disadvantages. One of those is buying our time share from other company which in reality they will do nothing to make it happen because the original and the copy of the value traded agreement was here with us which i just saw when we came back here in USA. When my husband asked the representative yesterday she said that they don't have a copy of the agreement which my husband didn't say that we have it. She said that she will call us but she did not. They said that the value of the timeshare that we are buying is $30,000 and they are buying my old timeshare for $22,000 so the total value that I paid was $8,000. So with the original agreement with us we're just like other people stuck on 2 timeshare and paying 2 maintenance fee. And also just like other people's complain it was not a 90 min presentation it was 7 long hours and because we we're tired and kids we're hungry and grumpy they took advantage of that and gave us sweet talks and promises of this and that so we we're hooked and signed the papers. The problem was i didn't really read the fine print regarding the cancellation but it was misleading because it says there "the member may accelerate termination of this contract with the consequent refund of amounts paid within 15 calendar days, provided he/she gives written notice to the CLUB at it's domicile, that of it's representative, or that where this operation was executed, and within five business days, counted from and after the business day following signature of the contract. If the accelerated termination is made outside the term, the CLUB shall retain the amounts paid thereby as contractual penalty." My mistake was when I read the 15 calendar days I did not read everything. I rely on the 15 days which I even asked the lady that help us sign the papers, I asked her "oh there's a 15 days to cancel and she said yes" ! and i sa id "oh ok" then i did not even read the papers again when we went to our hotel. I feel like we were scam so I want to cancel this timeshare membership and want to get the money that i paid thru credit card.

I bought into the Sunset Beach Club several years ago. At the time, I was told that the Club would rent the second room (this never happened), that I could easily rent the first room myself through a rental firm that they recommended (I bit, paid money, and never got the first response from a renter), and that I could resell the timeshare at any time I liked.

I tried to sell the timeshare myself, but found out that all I owned was a worthless piece of paper.  I even tried to give it away to charity, but all of them I contacted were wiser than I and refused to touch it.

After several fruitless attempts to use the timeshare, I contacted Promotora Sunset Beach Club and talked with a nice man who agreed to take back the second room and lower my rating from Gold to -- (green or blue or something)-- and that I would never have to pay anything else.

Now I am getting notices from a collection agency saying that I owe over $6,000 in maintenance fees.  Of cource, I am not going to send Promotora Sunset Beach Club another Peso.  But, since I have a stellar credit rating, I am not thrilled with the thought they this "Club" can impact that rating. I pay cash for everything, my credit rating or not a big deal; still, I don't like the idea of losing it.

In reading the letters on this website, all I see are gripes.  Have any of you gotten a helpful reply?

I recently sign a contract at tres rios sunset club resort. The contract has an early termination clause. According to the contract they have to receive a letter by this Friday. I am staying at the resort where I signed the contract. Can I go to the office where I signed the contract and give them notice. I am not sure how to do this correctly. The contract says I am supposed to use certified mail to an address and be delivered by the 5th day. I want to make sure I do this right.

Our nightmare started on September 2008. tons on promises, exchange for cruises and points that rollover to the next year. we pay a downpayment and we have not been able to use it . they never have anything available on our dates. the rent price is super low and every single thing that they told us was a lie.

During our meeting with the sales representatives it was reiterated several times that there was an option to sell our weeks through their sales office. I have contacted the representatives at  who now say this is not an option; nor has it ever been an option. In addition, when I attempted to book through our membership, the price quote I received for a 1 week stay was in excess of 5,000.00 USD (not including air fare of course). This price quote would cost me MORE MONEY than if I were to book through American Express Travel Services. I have read and re-read our contract and feel that in addition to deceptive practices, there is a particular level of duress under which we felt pressured to sign the contract.

My wife and I have two timeshares with Sunset Group out of Cancun. We feel we have been misled and lied to regarding what we purchased. In 08 when we bought our first timeshare, we tried to get out of the deal in the 5 day time window, but because of office practises on Sunset's part, the time expired ... no deal for getting out of contract. In the second one, we were offered a purchase of a previous timeshare, but found a paper in our packet when we got home that voided that deal. Any ways you can help us ??

They promised us: Inclusive Options that were an upgrade from our current package - not true They lied about their property locations, US and Hawaii - not true They told us the program through HSI guarentees 1/2 price airfare - not true They never told us about the canx conditions. It would seem that our experience with these people is consistant with all the other stories represented here. We were cold called on day in late 2009 offering us a free five day vacation at the Ocean Spa Hotel if we would just sit through a 90 minute presentation regarding time share ownership. At this time my Mother had just recently passed away and I guess I was feeling emotionally vulnerable and in need of a vacation. My wife and I had not had a real vacation for over 15 years, so I felt we were due. Upon arriving at the hotel we were immediately escorted to the Sunset Lagoon and the sales pitch began. The salesteam was very slick and persuasive and the "manager" even got involved, claiming he was from my home town and we had a "kinship" of sorts. I was completely enchanted by the place and the climate and then the drinks began to flow. Before we knew what hit us we were rushed to the Sunset Royal and sequestered into a small room where we were treated to free drinks and snacks and confronted with an offer that seemed to good to be true. It was! We ended up paying out several thousand dollars up front with the option to finance the rest via credit card for a single suite at the Sunset Lagoon. We initially were very enthusiastic about the prospect of having this vacation option available to us but after having read all the bad press and online complaints regarding this company I am now feeling very stupid at being taken in so easily. It is my feeling that the only way to deal with this situation effectively to any kind of satisfactory outcome would be for all those involved to unify with solidarity and approach the situation en mass. This company is no stranger to legal action, but if the case was represented by hundreds of peopel with the same intent, then perhaps reason could prevail. What these people are doing is wrong and they are ultimately hurting the country they represent by lying and cheating hard working honest people. Mexico is no longer on our list of desired destinations even though we are now obligated by contract. Timeshare has become a dirty word in our vocabulary, it is a blatant shame that Sunset Group deceives people in this way for the pursuit of our hard earned money. Mexixo initially seemed to be a paradise of sorts but now we ony see the ugliness of greed.

Then there are 3 payments of approx $700 to come starting on July 8th (then August 8th and Sept 8th). Then the remainder is due via finance agreement. What should we do now?

 I purchased a Timeshare with sunset  and they promised to sell it for me in 90 days if i pay $2000 us, so i bit. since the beginning of March I have emailed the company and phoned almost daily and have not been able to speak to anyone or get a response. Another resort timeshare resale company called me  and told me that  they have a buyer on the other line and would sell it for me for $3000 dollars. This sounds like a pyramid scam purpotrated by Sunset Lagoon to get more and more money.

En la noche discutiendo la situacion y con la cabeza fria decidimos que no queriamos la membresia, nos comunicamos al hotel pero como nonos atendian tuvimos que ir hasta el hotel, gastamos otro dia mas de nuestras vacaciones intentato resolver esto, porque los muy desgraciados no nos querian cancelar nada, estuvimos ahi hasta que nos atendieron y nos firmaron un papel, aun asi aun no recibimos nuestro dinero de regreso y estamos peleando por medio de profeco y nuestra tarjeta de credito.

We purchased a  timeshar at Sunset and after got home we realized that the price we paid was inflated, way more than the going price and what other people have paid, and was an outright scam. Also, from the experiences that other people shared on internet, most of what we were promised was not true, and in fact we had 5 business days to cancel. We have attempted to do that, but since they consider Saturday a business day and our post office was closed on Saturday, we may have mis! sed the time frame. We are also contacting our credit card company to request a stop on the payment. Definitely a scam which stole $6,000 from us.

I purchased membership in Sunset Royal. I was told that it is a good financial investment; that I can make a lot of money by renting it out; that I can easily resell it and even make a profit on it. I have just emailed the Sales Manager, copied to PROFECO, requesting cancellation and a full refund of the 10,000USD I paid on my VISA and believe that I am within the 5 day right of rescission. We bought a timeshare at the sunset lagoon resort in cancun, costing about $15,000. we were faithfully promised that if ever we needed to sell our investment the sunset group would always buy it back, probably at a greater price than we paid! they even showed us documents relating to a resale they´d just done. Nos vendieron una mebrersia en Sunset Lagoon, y como siempre te prometen maravillas y cuando quieres viajar no se puede, cuando quisimos tomar una semana de "cortesia" teniamos que pagar, obvio me negue, no pague nada y les dije que canelaran todo, nos han quitado 7,000 pesos y nunca hemos ocupado nada, supuestamente quedaron de hablarme para darme mi semana de cortesia y solo recibi la llamada dos meses despues pero para pagar ,nosotros hemos solicitado nada, y sabermos qu elo unico que quieren es quitarnos nuestro dinero. A base de engaños caimos en la trampa de la Promotora Grupo Sunset, quienes nos vendieron un tiempo compartido, al llegar a casa y poder checar el contrato con calma, nos dimos cuenta que muchas de las cosas prometidas no nos las habian hecho validas, tales como según consta en una de las hojas de trabajo, y cancelamos vía internet a una pagina del mismo grupo ya que no era hora para dejar un correo certificado esto lo hice dentro de los 5 dias exactos para poder cancelar, y fuimos dias despues a la profeco ya que los del sunset nos dijeron que el correo electronico no era valido para cancelar, pero dentro de un video institucional de la profeco dice que no es necesario asistir al lugar y que se puede hacer por correo electronico,  llevamos semanas  discutiendo con ellos al respecto y no quieren cancelarnos el contrato que podemos hacer ahora?

We purchased our timeshare in October, 15, 2009 and we tried to cancel two days after we purchased, not because we felt scammed at this point, but we had thought it over and decided that we couldn't really afford it and that it wasn't in line with our vacation goals. Between a bit too much to drink and a long day and being excited, we had signed on. When we tried to cancel, we were told we had waived our right to cancel because we accepted the special price they had given us. By the time we returned to USA, we were out of our five days and I hadn't found info on Profeco, just some bad reviews about Sunset, but then I also found some good reviews, so we decided to make the best of it and hold out for one year until they would buy it back. I didn't think we were outright scammed until recently, when we were looking at our option to sell back to the resort after one year and noticed that it doesn't state they have to buy it back from us.

The sales presentation instead of 2 hours took 5 hours or untill you cave in and purchase. Also on the membership purchase agreement on page 6 % 6 there is no signature for Promotora Sunset Beach Clubs S.A. DE C.V.. 4 signatures required but there is only 3. Making the contract non binding. Credit are theft on credit card to be used for monthly payments. The bank close the account because some one from Sunset tried to use it to make purchases. They are always trying to add extra charges that are not in the contract.

I tried to cancel a timeshare at Tres Rios resort and was not able to do so. I had been told I could cancel in 5 business days. An email from me was sent within that time period. The confirming letter was received after 5 business days. The company said that as I used the timeshare - they offered us a move from Sunset to Tres Rios after purchasing. My friend cancelled hers while we were still in Mexico and received a refund. I don´t undersatand the difference.

My wife and I were duped into buying a timeshare during our  trip to Mexico. The sales guy at sunset told us that the timeshare was exchangeable anywhere in the world. This turned out to be a lie, as it was only good at their resort. When I tried to get our money back, they flatly refused. After nearly a year of countless emails and phone calls, they finally offered to give us a timeshare taken in on trade from Club Regina Cancún (Raintree Vacation Club). We didn't want another timeshare at that point, but since this one was exchangeable and it was the only option we had, we grudgingly accepted. We have never once stayed in our home resort, and have found that exchanging requires planning your vacation at least a year in advance. Even then, it's nearly impossible to get the resort you want. All the while, our maintenance fees have continued to climb through the roof, and then Raintree has the audacity to charge a "special assessment" this past year. We asked if we could give our week back, but of course they said that wasn't possible.

We advised them 3 days later we wanted to cancel and they said we could not as our kids had moved into the Sunset Royal hotel and as such we had gained a benefit this was not mentioned verbally nor is it in the contract. wE paid $20,000 deposit and have $15,000K financed for 30 months.

I have signed a time share contract with Sunset group . Verbal promises given in the presentation, especially regarding resale value of the time share does not reflect on the contract language. During presentation Sunset group promised to buy back the timeshare when I need to sell it. However, this is does not reflect in the contract. Moreover, I was discussing deeded time share and the contract provided Right to Use service which does not have any resale value. The contract is full of loopholes which will make it void with careful legal review. Sunset did not provide any statement on the contract refering to cool off period or how to get out of the contract if you wanted. I tried to hand them the letter of rescinding by hand but they decline telling me they only do selling.

We purchased a "Platinum" two-bedroom timeshare, 1 week regular and 2 VIP weeks.  We spent $25,000 and felt that if we used it once a year for ten years that we will have recouped our investment.  We have in fact used it almost every year.  You MUST call one year in advance in order to reserve at high times.  We have only tried to trade for another location once and that was not a good experience.  So the VIP weeks are basically useless.  

  HOWEVER, we are now experiencing our first problem.  We had to cancel three studios we had reserved for CHristmas week.  We were to receive a refund of $1048.00 for this cancellation.  That was three months ago.  They keep telling me my credit card won't allow the refund. After four calls back and forth today, I am waiting to hear back from them, following a conference call with my credit card company and them. They must have major cash flow problems is all we can figure....very sad. We have really enjoyed Fisherman's Village.  Our question is....what happens if we just quit paying our maintenance fees in the future, particularly since they have not refunded for cancellations.  Can they really come after your credit rating?

I have a very similar story with Karen. I was a member since 2004 and noticed Sunset group is bunch of liars ripping off harding working innocent people like us. I paid off the membership as I didn't even know the 5 days cancellation period. Last week I sent an email to sunset group requesting my membership cancellation. We bought a timeshare from Sunset world May 2008. The contract was based on our trading in our other timeshare. We were told that they would do everything to get our timeshare, at no cost to us, we just had to sign and it would be given. That never happened. We have tried to cancel the contract, as we also had $ charged to our credit card account for maintenance fees in December, when we have written in our contract April 11 as our payment date--they committed fraud. We now own 2 timeshares, stopped paying Sunset, have sent complaint to Profeco Consumer complaints, who have had 1 meeting, and have another planned. Is it really legally possible to get our $ back? They refused to cancel our contract, and will only cancel it if they keep our 20,000 dollars we spent.

When I purchased a membership at sunset lagoon the sales person promised to buy our current timeshare in exchange for our purchase with them. I have a document stating they were to do this within 120 days. Their transfer company called and asked $1,700 for the transfer. When I emailed Sunset Lagoon, they answered me that it was my responsibility.

They came back home very enthusiastic, because they had the understanding that they would get a profit renting their timeshare. Once we were there I let know to the sales representative that I was having a hard time in my life since I was getting divorce, the salesperson provided me a BOTLE of champaign. I got intoxicated, where I came from if you sign a contract being intoxicated the contract can be consider as null and void. In February of 2002 my husband and I were scammed into a timeshare in Cancun. The Salesman at Sunset Lagoon told us, like many others, that they would buy back any unused weeks and the whole timeshare if we ever desired. We bought a biennial, two bedroom for 12,695. We used one of the 'corporate' weeks that we were given at the time of purchase, about 7 months later. We have never used any of the actual timeshare weeks. We paid our first maintenance and then tried to sell back our week because we couldn't use it. We were then told that we had to sell the week through a company called Vacation Weeks. Vacation Weeks required a $400 upfront fee, which we paid, assuming our week would sell. Our week never sold. Realizing that our weeks wouldn't sell and that we'd rarely if ever be able to use the timeshare, we then listed the whole timeshare. Even after many price reductions, we never heard from Vacation Weeks. This is obviously another scam. We finally decided to just let our membership lapse by not paying the maintenance fees. Now we have received a notice from a collection agency saying that we owe $3,584.50. All we want to do is get this stupid thing cancelled and be done with it.

Back in 2000, we purchased a time share with Promotora Sunset Beach Club SA. The main purpose was for the benefit of my wife´s children to have a place to vacation - unfortunately they can't use it. So, since 2000 we have not used this resort. We have not paid any maintenance fees for 2006, 2007, 2008, 2009, and 2010. I have now been contacted by Meridian Financial Services, Inc. An offer was sent by Meridian Financial to Sunset to make a payment of $2784.51 and to release us from this contract as a non-use settlement. It was rejected by Sunset and we were given 10 days to pay $6577. with no release from the contract. Now they want the full amount of $8454.31 for past fees and penalties. We are both over 65 years old and are trying to get our finances in order for when we can retire. We cannot afford to pay these fees and cannot use the timeshare. I can´t understand why if they have received over $23,000 they are asking for more when we are ready to let this money go without a fight. based on this, I don´t think WE WILL NEVER VISIT MEXICO AGAIN.

I purchased 2 Timeshares in Mexico, one at the Play Del Sol Grand in Nuevo Vallarta & the other was the Tres Rios in Tulum Mexico through the Sunset Group. both times I was mislead with promises of rental income and the resales of my previous memberships. Tres Rios is sending me to collections  if I don´t pay them $9.000 incluiding interest for the payments I am already behind. I was told they could take my pension if I don´t pay. Is this true?

I actually a victim of Sun Set Lagoon of Cancun like a few of you clients. I had a 20 years contract with them but I have tried to cancel but they totally ignored my request. We were sucked into to buying this deal like others, very similar to most stories. After I tried to cancel and being ignored by Sunset then I stopped paying the maintainence fee so they've been adding up all the fees, interest and hurricane damage fee and everything else on top of that so I have a big bill in my mailbox from a bill collector company. They are threatening to ruin my credit. Can they do that?

I signed a contract with Sunset Resorts but cancelled. I signed the contract on May and send the email cancellation on two days later. I have a copy of the email. I cancelled via email but the Promoter said it was NOT acceptable that we had to have a certified letter. But that isn't stated on the agreement. The only time that is stated is if you want your refund back and you have to request it in writing and certified letter.

We purchased a timeshare in March of this year. Paid cash.

The Resort "Hacienda Tres Rios" is incredible and we had every intention of using it.

 Upon our return, we found that my wife has a life threating  disease that she has begun treatment for.

We emailed the salesman who signed the deal. Sent it to his personal  Hotmail account, the Quality Assurance department Mr. David Zambrano and a email address that we had for the legal Depot.

(The salesman says he is a Lawyer in Mexico, but he will not return my emails or phone calls.)

We also sent a registered letter to the domicile address in Miami Florida.

We advised them on the 5th day of the 5 business day recission period in the contract that we "HAD" to cancel and please refund our money.

We have received calls from the "Sales Manager" offering to finance the deal.

He sent a back dated contract on April 8th dated March 30 for us to sign and return. We had left Mexico by then.

He said we gave up our right of recission cause they "moved us into the Sunset Lagoon"

I asked him to send me the paperwork that we signed giving up our rights. He sent a paper saying we checked into the "Lagoon" but nowhere did it say we gave up our cancellation rights.

We told him we had to decline and focus on my wifes treatment.

We had a Martha Campuzzano call and offer to downgarde our membership and to refund 50% if we refinanced it.

She told us that we had no right of recission as emails didn't count and they could be fake.

I pointed out that we had been talking to them, sent a registered letter and they know what our situation is.

They still refuse to refund our money.

They say nice things like sorry about your wife, we want to help,and the latest is that by posting to the internet we are slandering them.

How can asking for a "Lawful Refund" be slander?

 I have sent correspondence to the Mexican Gov't Presidential Aides, and Romaricio and Orlando Arroyo asking what kind of people would take advantage of people in such a stressful situation?

I am awaiting a reply.

I don't think they are aware of what kind of decisions that are being made on their behalf.

 We are going to do a story on National Television if we do not get our money back. We are then going to send it around the globe via internet.

Why would such a beautiful resort have to employ such tactics?

They can do the right thing with a phone call. But that is a choice. And it does not appear to be a choice that they are going to make.

 We are happy to hear from anyone around the world that can help us get a refund.

I bought a timeshare with the Sunset Group for a studio at the Lagoon Golf and Spa in December 2009. I hadn't intended to do such a thing on my vacation and after I'd returned home, I wondered if I'd gone mad. The sale was ludicrous so I think I must have been drugged. I was drinking water only at the presentation but seemed euphoric. I paid $7000.00 Canadian as a down payment on a 10 year membership with many limitations and many extra costs I hadn't expected. I have to pay it off before I can re-sell it but if I go ahead and continue the payments (if I am able to as I am disabled and elderly without much of an income), I don't know if I'll be able to re-sell it or get a good price. I could then lose over $20,000.00. If I close my credit card down before the monthly payments begin (after this week-end), I'll lose my down payment and my credit rating. Neither are appealing. I wish I'd found this website earlier. The problem is that I can't trust this company because of the sale itself and all the new costs that have come up. I am sleepless and always thinking of this timeshare instead of all the other things that I need to address. Now, I read about the frauds with this company and I am sick.

I just purchased a small pkg from Sunset group on Friday 2/26/2010 there were a lot of promises on paper and verbal, it sounded good so I agreed. Then when the final contract came out for signature I noticed that one main sales point was not listed.  When I inquired about it the lady told me that it was there and pointed to one of the clauses awaiting my initials. I read it and mentioned that it was not expressed the same as it was on the original papers during negotiating.  She took out some papers that I had already gone over with her and said that it was all explained between these two places and then she took out the original paper (ones used during negotiating) and said see this one will also stay here with these papers all in your file with us.  I went back to my room and didn't feel right about it, but was too exhausted, after spending 5 hours with them, to go over at that point.  The next day I went on my partially paid for excursion.  Then on Sunday I just had a know in my gut and took out the contract and read it over several times to confirm what it said. So Bright and early on Monday morning I headed over to Sunset Royal where the sales office was pretty much closed.  I told them that I wanted to terminate my contract and would accept even a partial refund of deposit. This would start another 4 hour trek of reassurances and promises.  By the time I was finished I was in a lesser contract with the same deposit, but with credit card slips printed out for the rest of the agreed amount.  I got home a midnight last night and hit the computer for information on this company and found this website, where all of you are having horrific problems with them. Ok I, at this point don't care about the deposit I just don't want to go through with the rest of it.  I will change my credit card as well and file with Visa, but is there anything else we can do???

I have been dealing with issues since 2001 beginning at the Westin Club Regina. We purchased a Silver membership (every other year). We were never able to get in to use our time and one time when we sent someone in our place, they were not treated as we were told they would be. When we scheduled a different vacation in 2004 and went in to straighten out our issues, we upgraded to an every year membership so that we would have priority in scheduling. That didn't work either. The first time we were able to use the membership was in November of 2007. (We did have a week scheudled previously, bt the hurricane ruined that plan) While staying there, we questioned them again and got nowhere. During that vacation, we visited the Club Sunset and purchased a membership there because they said that they could buy our Club Regina membership. It is now over two years later and we are stuck with both memberships. We enjoy visiting Cancun and have done so 10 times in the last 12 years, so we truly wanted something that would work, but at this point, we don't trust either place. Both have lied to us at every turn and we have been told that we cannot sell the Club Regina membership.

I sent a fax within the 5 day period cancelling the membership but I was told yesterday they did not receive the fax, but even if they did, it wouldn't be valid because they require a registered letter or certified mail. I have confirmation that the fax was delivered, but as they pointed out yesterday, the contract does require a registered letter or certified mail Can this contract be cancelled?

In 2004, we purchased a vacation/timeshare package at Sunset Fishermans village.

Master Suite 1 week + 1 VIP week (VIP used soley for rental/ investment propery.  We were told rental was near 100% Gold season - any time except Christmas, New Years, Holy Week and Easter Included Sunset interclub. (We have never been able to exchange do to no availability when wanted.

We were told that if we were unhappy or things did not work out as promised, Sunset would repurchase the property.

We listed it with as a rental and have never even got a follow up call.

We have only stayed at Fisherman\'s Village as there is never availablity when we want it and we have the gold package.  

During huricane season, we were unable to use the place do to damage.  They would not reimburse us the maintanence fee and would only issue credit to use the following year.  We were also charged additional dollars for the repairs.

When communicating with them, my experience is that they only answer the questions they want to answer.  If they don\'t like the question, they don\'t even respond.  

I could go on and on.

We do not owe any money to these people.  It is not that we couldn\'t afford it at the time. We were actually looking forward to everything they told us.

Problem is--None of it was true.  

I want to get rid of this.
