For months I was unable to differentiate betweeThey were introduced, and sold, as a package. The sales agent involved, Eduardo, initially said he was offering one week yearly. He then checked my credit rating and authenticated my ownership at Wd Resorts which is part of RCI. Based on what I own with WD, Eduardo said he was increasing my annual entitlement to two weeks. I’ve since learned that this is standard (buy one get a second week free). Eduardo asked what the WD purchase cost. I said, “About $7,000.00” He said that it is worth $17,000.00; this was a big part of what motivated me to trade-up. The documents Eduardo had prepared only credited the Wd sale for $7,000. He provided information to contact a company, Value Trade, that sells timeshares for the holders, “for $450.00” Eduardo said that as a bonus, he was including 15 additional bonus weeks each year. He stressed that this was not intended to be used for money-making. I have since learned that this has nothing to do with Villa Preferred, at which this marketing took place the bonus weeks are not redeemable for use of Villa Preferred properties, the company is called Interval International, to take advantage of this bonus and maintain access to such plan requires additional annual fees Villa Preferred has no contactable marketing or management department. They have persons available for making payments or reservations. It took me five months of phone calls to find an agent who knew anything about the “15 additional bonus weeks.” I sent Value Trade power of attorney for sale of my Wd timeshare and a personal check for $450.00. Once they had completed a title search they called me again saying they were prepared to complete the sale and just needed the other applicable fees paid. I advised them I had no interest in paying more than I was informed it would cost, and they should charge Eduardo and/or Villa Preferred. The agent advised me that the papers I’d signed and mailed stated I would pay “additional fees” and that several ones were listed on documents I’d signed.

I own a Silver Week at Raintree Vacation Club. I purchased this as a resale from an original owner. I did not agree to annual membership fees in addition to the Maintenance Fees. There Maintenance Fees have been raised very high! The special assessment is being fought by a class action suit. I wish to cancel my contract and have not paid the special assessment or Maintenance fees since 2008. I am now in collection status for past due fees. The membership is fully paid for. Yo compré de contado mi membresía. Me toco ver las promesas que hacían a los que querían comprar un tiempo compartido en Cabo San Lucas. Decían que tenían 20 carritos para transportación del lobby a las habitaciones, sólo tenían 6. Sus contratos están hechos para posteriormente cobrar cuotas extras a los socios y como ya está todo firmado, se acepta o no dan semana de vacaciones. Por cada mes de retraso en la cuota de mantenimiento cobran 10% de interés, supuestamente de acuerdo a la cláusula capitulo 1 art. 1.23, más un 2% extra. Sobre la cuota extra (para mantener el lugar en buenas condiciones???), cuando se trata de hablar con alguien, en las oficinas ninguna persona informa ni atiende al respecto, sobre estas situaciones, sólo dan un correo para que uno ponga la queja y finalmente sirve para nada. Antes se tenían ciertos derechos que se disfrutaban en el Westin, uso de gimnasio entre otros, como ya el Westin no tienen que ver con ellos, no se pueden utilizar estos servicios. Estoy dispuesto a unirme contra esta empresa totalmente engañadora!!!

Getting out of the contract is possible. Raintree members in California right now have a class action lawsuit going against RVC and it will be the first nail in their coffin. But recouping your investment? Sorry, that's not going to happen. You'll never see a dime of however much you "invested" in a Raintree resort timeshare.

I was called about my selling my time share and then I received a Letter of Intent and then they required $500 to do the title search, city and county Transfer Tax. I was told to send it through Western Union. I did all they asked and I have never heard back. I called several times and e-mailed them.  I spoke to a receptionist several times they seemed quite legitimate.  Don't know how to proceed.

Mi esposo y yo compramos un tiempo compartido con el Club Regina en 2008. Lo adquirimos a crédito por 5 años. Quisimos cancelarlo 3 días después pero nos dijeron que no era posible hacerlos dado que el contrato era por un fideicomiso, y que era imposible cancelar a menos de que se liquidara en su totalidad el costo total del tiempo compartido. Quiero vender mi membresia de raintree y nadie me puede ayudar. No la uso y la tengo desde hace años. Y ellos dicen que no tienen departamentos que se encargen de rentar o vender las membresias.  Cuando yo compre mi membresia me dijeron que podia hacer buen dinero rentandolas y que ello sme podian ayudar, ahora que quiero hacerlos me estan negando los servicios. we were approached at the airport by a man who offered us tourist information and a free breakfast at a "Mexican owned hotel" to introduce us to the hotel. He never said it was a timeshare presentation. We did not realize this until after the next day when we looked at the paperwork he had given us,but there was no number or contact information on the paperwork so we had no way to call and cancel. We decided to go ahead and attend the breakfast and what was stated to be a 45 minute presentation. We were taken to the Raintree in Cancun and were there almost all day. Everytime we said no to our sales person, a manager would come over and add more promises. We were told we could rent our weeks without a problem--they stated they were always over 90% full--and the resort would pay us money for the weeks that we rented, so that we could trade weeks through one of the resort exchange companies and would actually make money by not using our weeks.

We purchased a Silver Raintree Discovery Trial Membership from Raintree Discovery Club. After reading these horrid articles about Raintree, however, I don't want anything to do with them. Compramos un tiempo compartido con raintreevacation, pero a la hora de vendernos nos ofrecieron cosas que no cumplieron, nos desanimaron bastante y no queremos seguir gastando dinero, ahora estamos más informados y sabermos que tener un tiempo compartido no es una buena idea y menos con raintree. We bought a Raintree timeshare in Cancun which is paid for however due to the yearly maintenance fee and special assessment fee we cannot afford it. We can find far better vacation packages including air fare just by searching online. I have tried to even give it back and just cancel it but they will not allow it. I fell for a Raintree upgrade presentation in Mexico, paid $10,000 usd for 50% with all kinds of terms and perks and no written agreements because it was at christmas...so they said. They never paid the extras offered, and the upgrade was never initiated. Raintree ran me around for over a year, then cancelled the contract and kept the $10,000. I tried talking to more Raintree services people in Mexico and USA, who just said too bad.

We purchased a timeshare at Raintree back with the understanding that we were required to pay a yearly fee just when booking or exchanging weeks. For the last 6 years, we received bills from them but never received any mention of past due amounts, and since we never booked weeks we never payed any annual fee. Now they sent us a collection notice trying to collect all past due amounts and saying that we have to pay the fee regardless of usage.

We have been informed that we cannot have the benefits like the promised computer use because we are seniors and this was promised when we upgraded to Raintree. We have been members for some 10 years. Also starting in January we could not get reservations for our purchased units for Nov.24 for two weeks we have purchased.

Compramos una  membrecía en Club Regina Rain Tree Vacation Club . Nos ofrecieron un servicio de reservaciones ágiles, oportunas y de calidad, incluso llegó a mencionar la vendedora de la empresa que con dos o tres días de antelación podíamos hacer uso de los puntos de nuestra membrecía, con alta disponibilidad, múltiples destinos, flexibilidad total en cómo utilizar la membrecía. Incluyendo intercambios a través de RCI. Yo deje de pagar  porque nunca había espacio y siempre que hablaba era pleito y mal servico. Ya había perdido dos semanas que ya había pagado los mantenimientos y en enero  me mandaronn un telegrama amenazandonos de enviarnos al buro de credito.

My wife and I were duped by Raintree.We just found out that they are doing a "special assessment charge" on our card, which we though was to pay our maintenance fees. Our maintenance fees are actually in collections, while this "assessment fee" which they told us is done every 10 years. We were unaware of it, and I don't think it's actually in our contract, but I'll have to find that.

I purchased a timeshare from Raintree Vacation Club for $25,000 in 2007 and it is fully paid but the rental possibilities are impossible despite the bold lies given to me at the presentation. I was just curious if there is anyway to recoup any of my money I am tired of paying the $750/yr maintenance fees with special assessments added onto that. Selling is obviously not an option as there are ones for free on Ebay.

Raintree is a ripoff

Since 2002 has been increasing their annual assessment fees such that I can't pay for these fees anymore . There latest notice says that I have to pay withing 10 business days or there will be a foreclosure and/or bad report on the credit. I told them before  to go ahead with whatever it takes to cancel. In the past almost 9 years I was able to use only 2 times.

I have a timeshare from Raintree in Puerto Vallarta . Got it on March 31, 2010. Not completely paid off, but maintanance fees are up to date. . Cannot afford, resort will not take back.

Nos negaron la cancelación puesto que nos había sido dada una membresía de "Segunda mano" por lo que nos dieron la opción de revenderla a alguien más. We rencently went to Mexico and we were invited to a timeshare presentation at Raintree. We were lied in order to obtain $2,500 from us. We attempted to cancel our contract at Raintree within 5 days cancellation period but our request to cancel was not accepted. What can we do now to get rid of this contract?

I signed a contract, for a raintree membership and an agreement for them to sell my Mayan Palace timeshare. They guaranteed me that my Mayan Palace timeshare would be sold in a maximum of 90 days. • I also an a  Raintree timeshare owners who have seen maintenance fees nearly double since purchase.  When I call to ask how i could make the payment ON 'special assessment fee'.... i was told that i could make them monthly payments.. now i see that I have additional charges for collection and late fee's that add up to $150.00 on top of the $820, surprise of an unexpected 'special assessment fee'. this is maddness i could have payed my yearly maintanace fee if not for the additional 'special assessment fees now i have all these late fees collection  adding up.. I would love to get out of this time share & recoup some of my investment or stop the bills from accumulation

I sent many emails to my salesman because I want to cancel my timeshare, after hundreds of emails, I thought he was tired of me and he finally answer me. I told him that I would not be paying anything further on the contract until the liquidation of my Velas timeshare is complete and until I have received the money promised.  I asked him to refund my down payment which they obtained by arranging for me to have a credit card. He answer me that he is not the responsible of the selling of my timeshare just like that and he  never touched the topic about my down payment, he believes that he can play with me , but  I´m not going to allow it.

Is it true that if I cancel my membership, Raintree can take all my money that I paid them? I´m not comfortable with the membership and I called them to tell them. At first they didn´t want to cancel my membership but after a couples of emails and calls they told me that that if I cancel my membership I will lose all the money that I gave them. That is unjust , they lied to me  and I have never used the membership so why I should  give them my money?

I was vacationing  on Mexico when I was invited to a presentation at  raintree vacation club. Early the next day  we went to the presentation and when we got back home with a new membership because we owned another in USA. I have been calling the resort to try to cancel the membership because we saw several complaints on internet and now we are scared.  My husband told me that we are in the same situation and we are victims of timeshare fraud but I´m refused to  believed  and I’m going to do everything that I can do to  avoid it and get our cancellation.

Since we bought our membership at Club Regina 4 years ago, we have been waiting for our money, the sales manager promised us  $1,500 per week and we bought 3 weeks, we paid  a fee for a  rental company and we have been paying our maintenance fees  on time. We have called  the resort  to ask about our money  and  the only thing that they said it´s that they are not responsible for the rent of our  weeks, that we have to contact our rental company.

We purchased a membership at Raintree but we are having many problems. They told us that we have a pending bill, but we were sure that we had made all our payments on time. We called them to clarify and they told us that there are some extra payments that are established in our contract and we are obligated to make because we signed a contract with them.  They tried to explain to us what the extra payments are for, but they seem illogical. What do you think about these payments? Have you ever heard anything about them? Are they legal?

My story also has a unhappy ending. We fell for their  lies , and now we don´t know how to get out of this contract. The price for our membership was $38,000  at the beggining but then they offered us a “different” promotion, of course all was a total lie. It was the same membership with a different price just to convince us to buy it. They opened us a new credit card without our consent and we noticed that too late but we have contacted the bank to file a dispute about the credit card. We don´t know if that it is going to be enough because the bank told us that they have  all the paperwork signed by us and that can help the resort to win the dispute.

We went to Mexico last year and we bought 2 timeshare at different resorts,  one of them was  raintree,  we are very remorseful, it was a terrible purchase and we don’t know how to get rid of this , we never travel and the expenses for having a membership are very high, and our earnings are low.

We have 2 timeshares and we can`t afford it, My husband lost his job and the monthly payments are too expensive,  we have 2 children and my mother is sick. I have called raintree to cancel our membership but it is too hard  to reach  them. I´m tired of this situation and I want get out of this timeshare as soon as possible.

!!!!!!!!!!!!Dont do it. dont even go to the presentation, you will be put down by sleaze balls attemting to make you feel like you ned something you dont. SUCH A WASTE OF VACATION TIME. These people are not honest, and WILL LIE/change paperwork and prices while shoving drinks in your face. I saw it first hand and barely escaped with my money and sanity...sleazy and not trust worthy. I went to a presentation Aug.5 2010..was quoted one maintenance fee in the beginning...at 775.00.....which was then changed to 820.00 without consent...which we were lucky enough to have pointed out to us by the mexican clerk and recorder!! The waiter continued to bring the free alcohol, and then when we were unsure of the fees..the salesperson accused us of being DRUNK, verbatim. There are random fees that continue to pop up and the sales people they have hired to explain the fees are RUDE and very unprofessional, taking advantage of every minute they have you in their grasp. Call me crazy but I only do business with honest straighforward people who can actually explain what they are selling and dont rely upon champagne to loosen purse strings. We caught them in 2 lies and then found they had withheld a finance fee....we were so angry by the time we left..the manager even admitted that his sales people were unprepared and misinformed....hmmmm???? DO NOT DO IT...there are better options. Seriously...we almost got totally screwed by these folks. NO!!! The resort isnt even that great..ask them if the display unit is what ALL the units look like???? hmmm??

~~~~Any of the nice comentarios you read anywhere are resort sales marketing team trying to clean up their PR MESS....they receive bad reviews for a REASON. RUN AWAY. I wish I had read this forum before we went...I am still pissed about this a week later. These people need to find an honest way to sell their product...which is NOT high quality anyway. FAIL.

I was refer by a friend who canceled her timeshare contract with you, I have the same experience but with raintree, they told me that they will trade in my Mayan Palace for $12,000 US dollars. I paid $17,000 as a down payment because the value of the membership was $25,000 and the rest of the money was going to be sent to me as a profit.

I want to get rid of my timeshare. It is paid off and 2010 fees are paid. I even paid an special assessment this year. I simply want out but I do not want to pay any upfront fees. I am tired of being taken advantage from timeshare scammers. If you represent me, would I pay only after the contract is cancelled?

My parents are American seniors they are 80 years old and they were scammed by raintree, they lied to my parents to get their money, I want to  help them to get a refund  but I don’t know how, if anybody can help me, I will appreciate.

I went to Cancun to spend a wonderful vacations, but were ruined by Raintree, I really love Mexico but resorts like raintree are affecting the image of Mexico and now I don´t want  to come back, I´m posting this because I want to prevent  other tourists to be scammed like me , raintree sold me a membership, it was the worst  deal I have ever done  in my life, the salesman told me all kind of lies,  he lie to me in order to get his commission, I don´t recommend raintree so if you go to Cancun stay away from this resort , you don´t want to be scammed like me and other tourists that I found on internet.

We were misleaded to bought a membership by raintree, we bought it as a timeshare investment because the seller guaranteed us that the rent of our membership  will be for sure, but that was only one of a thousand of lies that he told us,  we tried to cancel our membership through Profeco but we were out of our 5 days recession period.

we purchased a membership for $3550, it is supposted that we were going to receive $1775 per year and at the end of two years we were going to recover what we invested and the rest of the money for the next years it would be a profit for us, until this moment we didn´t used the membership, we didn’t received profits and  on the contrary  we have had to invest more money for the maintenance fee.

I  purchased a membership at raintree because I have  2 more memberships, but when I went to the presentation at regina club the seller told me that they could sell my  other 2  memberships,  so I thought  that it would be an easy way to get  rid of my  other 2 timeshares and I bought a membership with raintree, the problem it ´s that the seller guaranteed me the sale of  my  other 2 memberships in 90 days.   There has been more than 120 days and my 2 timeshare haven´t sold yet as the seller told me.

When my husband and I bought a timeshare at Raintree Vacation Club the salesman promise us a lot of things, we signed a document with all the promises. We didn´t read the contract again until we come back home and we realized that the paper signed with all the promises wasn´t with the rest of the package. We know for sure that the salesman took it.

Lots of broken promises and agreements not to be believed. We even had things in writing, they told us they would not honor those documents  because the sales guy who wrote it was no longer there. That is definitively a SCAM.

We bought in 1997 a B-11 share with Club Regina in Cancun. The time share and all maintanence fees are fully paid. We want to return the share (we do not expect any money) and cancel the membership. Club Regina tells us that this contract cannot be cancelled. Is this true?
