•    Salesperson has client sign a waiver giving up their 5 day right to cancel as it is a special one-day only offer. This is illegal in Mexico.
•    Salesperson promises to sell their old timeshare to offset the cost of the new timeshare. In the end the client is referred to a resale company that does not sell the old timeshare and the client is stuck with two timeshares and the maintenance fees for both properties.

On December 12,2009 my family and I were fooled by Omar the representative at Pueblo Bonito. Omar told us if we go and buy their timeshare he will sell ours ( that we already had) and mail us a check within 60 days for the difference in price.  We were told that we had a fee of $4745 to pay and which we did. We have EVERY SINGLE paper, letter, contract, etc stating that PB is going to sell our current timeshare. After the 60 days that passed we never received a check. We called Omar and he informed us that its going to be 90 days now, and nows its been almost 3 years. We have been ignored, hung up on, given every excuse on how Omar never promised us anything, even though we have ALL the documentation that he did. We got send over to collections because were not paying them any money for the maint. fees. We then were told that if we send them another $400 they will send our current timeshare documents over to have it sold. It's been almost 3 years of waiting for that! WE DONT DESERVE THIS!! we just want our money  back!

We purchased fractional home at Pueblo Bonito Sunset Beach - Montecristo Estates. We were told the maintenance fee was $1500 a year. The bill came yesterday, $4750 a year! Plus a 3% increase per year. Purchased April, 2011. Paid like $20,000 down and 4 $800 payments thus far.

Hi Ronda-I've been an owner at sunset for years and two years ago we upgraded to Montecristo. They told us the maintenance fees were about 2000 per week (we have a two week block) and so ours was about $4500 this year, our first year in. Our salesperson gave us the wrong first day of ownership, so we are in cabo a day early and the only help they would give us is charging us a special rate of $270 for a hotel room but charged twice! Wouldn't be so disconcerting except the grocery store is still not open, and this would be an easy fix and of course, the stupid golf course is still not happening. When we visited last year we voiced our concern and asked to hand the villa back or to sell and they became very upset with us! Great customer service- not what is used to be...

When we bought at Sunset Beach we were told there would be three golf courses built on site. Since 2003 we have seen them build more units on the hill above the lobby, they have built Pacifica and then they built Monte Cristo. Still NO GOLF COURSES. I ask them every year and still get the run around.

Compramos el día 15 de Octubre un tiempo compartido en Pueblo Bonito Sunset Beach. Pagué aproximadamente un 30%. Despues de todolo que he visto y leido en su WEB me gustaría ver como cancelarlo.  Tambien me hablaron de promesas de rentar y no pienso arriesgarme, intentare cancelar mi contrato lo antes posible.

I brought a propery at Emeral bay. I was told that I would have lifetime membership with RCT. That was not true. I had another timeshare and merged the accounts so that I would get the lifetime membership with RCT that I was to have when I purchased the Emerald bay property. After doing this I tried to have my week deposited and had a very hard time doing the deposit for my 2011 week. I have now found out that the week that I purchased from Emerald bay was deposited as a Sunset week which I have been told has less trading power. I have sent several e-mails to Aida and Sergio asking to have my week doposited correctly. I have not gotten any response to my e-mails. Today 10/31/2011 I spoke with Aidia who is now telling me that RCI decideds where the week is deposited so I called RCI and they explained to me that the resort is the one givning them the information. Aida rushed me off of the phone and said that she has sent me an e-mail with a explanation. I checked my e-mail again and nothing from Sergio or Aidia. I also have another property wth Pubelo and requested that 2011 week to be deposited I found out today that this week has not been deposited as of yet. This request was made almost a month ago. I was told that the resort was having problems making deposits with RCI. I think that the resort is blowing smoke up my but.  BE AWARE DO NOT BUY TIME SHARES WITH PUBELO BONITA. I have read the other complaints and I was told the same lies. I also have a hard time going places that I want to using this timeshare nothing is ever available or I can not get the accomodations that I need.

When we bought at Sunset Beach we were told there would be three golf courses built on site. I bought my timeshare 6 years ago. We were promised many things by the sales representative, Lidia Zatarain at pueblo bonito emerald bay. We were told she would rent our unit for income (I own other investment properties and that's why i purchased this one) although she stopped responding to the emails and never once rented it. I do have emails back and forth with her via her "bosses emailspecifically about these promises and her saying she was indeed going to rent it. We were told we could exchange our week for a 2 week cruise or 2 one-week cruises, which was also a lie. Unfortunately it was almost a year after purchase when we realized she was not going to contact us back and was not going to rent it, and we could not get help from anyone we called. Since then I have been investigating companies to help but all i can find is somebody i have to pay more to to make the payments stop. I tried SellMyTimeshare with no luck. Then I found your site. We have never once used the timeshare and our dues have gone from 400 to 600.

I was talked into a time share by a very persuasive presentation at Pueblo Bonito. I paid the down payment but now I realize they lied about no maintenance fee and they promised I could rent out the timeshares. I am very worried about this and I still have to pay the rest of the timeshare. I WANT OUT after seeing all the stories about fraud.

You won't regret it. We've been there for years and have had nothing but good times coupled with great service. Don't let all these fools scare you with their whining and crying. We paid for the thing up front and have upgraded three times already. You will love it there. If you sit there like those other retards and go duh! duh! and sign everything they put in front of you without getting clarifications well than that is on you. Enjoy it! We have.

I purchased a timeshare last year at Pueblo Bonito, and the salesman knew we already had another timeshare, promising that we would sell the other. It has not happened. we paid US $10,000 plus $655 in maintenance.

when we purchased our membership at Pueblo Bonito we were informed our room would have a Jacuzzi if we selected building 19,20, or 21 to stay in. (Which is one reason we purchased the unit.) This was not the case. - We were informed we had access to the future Golf Course being built which also was not the case. By the time we visited , we found all of the above to be false and were coerced into another upgrade in order to receive the Jacuzzi room, access to the Golf course and two free week certificates for our “troubles.” This canceled our last contract and upgraded to a new contract. Upon receiving these certificates, we found out that they were for a Jr. room, not a 1-bed condo as informed, and could only be used at about 6-10 locations, not the unlimited as explained.

My wife and I had a similar experience to all the comments I have read on this site/comment board. We already had a timeshare, and our salesman was OMAR, he said that we would sell our old timeshare and we signed up, foolishly, DONT DO WHAT WE DID! Now, we have two timeshares, OUCH! CABO is beautiful, but you dont need a timeshare to go. We have not sold our first timeshare, and I wonder if we every will. We recently purchased a time share through Pueblo Bonito Sunset resorts. The salesman told us several things that sounded good at the time, but don't seem to be true now. We were told they would rent our week, which would cover our maintenance fee and give us around $4000 in income every year. We were promised 5 extra weeks of vacation every year and told we would only have to pay a certain price for rooms we wanted. He didn't say there was a time stipulation although the prices he gave us and the time frames seem to be a major difference now. We have payed out downpayment of almost $15,000.

I bought from Pueblo bonito 3 months ago and still have not heard from RCI.  I paid deposit and are now auto-matic bank drafting monthly payments. They admit in writing that they have 90 days to set up the account with RCI but we can't do a thing until we are set up with RCI. We purchased a 2 week timeshare through Pueblo Bonito Sunset in 2008 and have been mislead the entire way. Informed in 2008 - We would receive 4 promotional bonus weeks in addition which could be banked into RCI. I sent numerous emails inquiring just to find out they were bogus. - Our Pueblo Bonito ownership certificates state that the ownership is only for 30 years, however we were told it was a lifetime ownership. I asked via email to get these re-printed and shipped to reflect such. Our Sales Rep emailed back more peddling gibberish. - We were informed that this was an investment (the main, main reason for purchasing) and was told it could be easily rented or sold for double to triple the value, especially with their new exclusive signature Golf course being built. - We were informed our room would have a Jacuzzi . Which is one reason we purchased the unit. This was not the case. - We were informed we had access to the future Golf Course being built which also was not the case. By the time we visited in 2009, we found all of the above to be false and were coerced into another upgrade in order to receive the Jacuzzi room, access to the Golf course and two free week certificates for our “troubles.” This canceled our 2008 contract and upgraded to a new 2009 contract. Upon receiving these certificates, we found out that they were for a Jr. room, not a 1-bed condo as informed, and could only be used at about 6-10 locations, not the unlimited as explained. - In 2008 we were also informed that if we rented our purchased week through them, that the total of rental sales would be divided between all PB Sunset renters that year and we would get our percentage whether the room was rented or not. Upon year end in 2010, we come to find out that they “could not” rent our room, and it was deposited into RCI. The final straw being, now our membership to RCI has been canceled after being informed that they would pay it yearly.

We attended the Timeshare presentation at Pueblo Bonito. We had told ourselves we enjoy our hour, get a tour and that would be it. Unfortunately, it didn't turn out like we planned. We were told we could rent our weeks without a problem and the resort would pay us money for the weeks that we rented, so that we could trade weeks through one of the resort exchange companies and would actually make money by not using our weeks. We were also told that we would not have to pay any maintenance fees if we did not use our weeks. We finally agreed to purchase a week of Pueblo Bonito and put down a substantial credit card deposit. When I asked about a 3 day right to cancel, which I thought was standard in the US, we were told that did not apply in Mexico. They also included an extra week for "free" if we would purchase and pay within 60 days and then offered us a free week to return this year. After we got home and started investigating this company on the internet, we realized that the price we paid was horrendously inflated.

Yo invertí más de 80 mil pesos y aun debo otros 20 más, me acabo de enterar que no estoy al corriente con mis mantenimientos y fui enviado al buro de credito. mi esposo y yo fuimos de vacaciones a Vallarta y fuimos invitados a una presentacion de tiempo compartido en Pueblo bonito, se nos dijo que no teníamos que comprar nada que solo era para que conocieramos las intalaciones y nos daria un desayuno,  ademas nos dijeron que solo seria 90 minutos de presentacion. esos 90 minutos se convertieron en más de 4 frustantes horas, mi esposo y yo no sabiamos de que manera salir de ahi sin tener que gastar dinero. Despues de innumerables ofertas y bajar sus precios de manera absurda una membresía de $35mil dorales termino en una de $7mil, por supuesto le sidjimos qu eno podiamos pagarla en ese momento y solo dimos un pequeño adelanto. Lamentablemente, tenemos que terminar la membresia y estamso arrepentidisimos y ya no la queremos.

We almost bought into this thing on the spur of the moment.  Never sign a 30 contract after a margarita and with a company that says you must sign today to get our great deal.  The salesman turned from a really nice guy to a jerk when he found out we weren't buying.  PS Don't actually try to drink the free Tequila they give you, you will feel so bad the next day you will think you actually fell for their 'deal'.

We have been owners at Pueblo Bonito Emerald Bay for 5 years and have spent at least 12 vacations there since then.  We have had a many great experiences at Emerald Bay including our dealings with our sales person and the sales manager.  Unfortunately we went to Sunset Beach and assumed the same principals applied to the sales staff at Sunset Beach...IT DOES NOT!!!  We were lied to multiple times in our dealings with the sales staff and management.  They tried to deny us our right to cancel the contract within the 5 day "cooling off period".  If your 5 days are up then I'm afraid you are stuck with the contract, but if it is not than you have every right to get all of your money back!!!  Contact the Mexican consumer affairs office and educate yourself to the law.  Unfortunately there are a few sales people at this resort tarnishing the brand, but if you look beyond those people you will find the people that work in the resorts to be some of the kindest and most helpful people you will ever meet.  I would like to say thank you to Oscar, the doorman at Sunset Beach, it is his kind words that I choose to remember when I think of Cabo. Remember you do not have to buy a timeshare to enjoy the resorts and the wonderful staff they employ at any of the Pueblo Bonito Resorts, you can usually find a good deal on Expedia or Orbitz.

Purchased Timeshare in Cabo at Puerto Bonito. I was told I was getting 3 weeks a year in Pueblo bonito and 2 additional weeks per year, based on availability, in one of thousandths of resorts throughout the world. Only the 3 weeks is true. Additional I was told I did not have anytime to change mind because this was a resale and Mexican law did not required Grace period. I now read that was not true either.

I am at Pueblo Bonito Sunset right now and had no problem booking a week.  I am very happy with the purchase I made here 4 years ago, it is am amazing place.  I made the reservation online and had no problem at all, you do have to book in advance tho if you want a prime week.  I am at Sunset for week 4 and Rose for week 5, which is a fixed unit.  I have never regretted a day and have owned at Rose since before it was built.  I come every year.  Jim Kerns is a great salesman, who I have lunch with every year while here.  He is not pushy at all.

I bought a timeshare from Pueblo Bonito yesterday.  They say I CAN cancel the contract, but I WON'T get my $12,000 I invested in because it's non-refundable.  What am I supposed to do??  I thought the Federal Consumer's Rights of Mexico protects you from ANY contract within the 5 days???  It's not even day 2 and I already got a headache from reading all the negative comentarios.  HELP PLEASE!!

It amazes me how many people talk about getting scammed on here.  It is common sense what time share sales people are paid to do....didn't anyone ever remember to think before you sign and READ ALL the fine print and perphaps do your homework and use GOOGLE to decide whether to buy or not???  Montecristo is absolutely beautiful and 5 star all the way around!  I'm VERY aware NEVER to buy a TS here, since all you have to do is go online and purchase time from an owner who isn't able to use it and you pay almost nothing when you can factor in bringing family and guests and offsetting the price.  The maintanence is very high and will keep going up every year...this is how they keep the grounds and villa's clean.  DO YOUR HOMEWORK PEOPLE....don't blame pushy salespeople for your own stupidity.  I would NEVER sign a contract until at least 1 day  later...that is always a rule for me.  NO ONE could ever pressure me to do anything...especially a couple hundred dollar hotel credit.

We attended a presentation at Pueblo Bonitos Emerald Bay for 4 hours and ended up buying a timeshare. We put down 28000 dollars plus 350 dollars for OVC ...15 days later we sent a cancellation email and the response has been that they won't cancel the contract even though we said they could keep 1500 for administration costs or whatever. We felt it was the right thing to do. Anyway, after a few more emails it seems the timeshare director has turned it over to the legal dept. We have not heard anything yet. We don't plan on paying any more money.

we purchased a two week alternating year timeshare at Monticrisco. We tried to resind prior to the 5day period, but were rejected by our sales person. We only found out about the resind option after talking to other individuals. no one from the Pubelo Bonita Sunset told us about this option. We made a 12,000 deposit and have written several letters to the resort and have NEVER had a response. We also refused to pay our maintence fee and also indicated our in ability to continue. We have never used the resort. We would like to be allowedto have the contract resinded and our deposit returned.

We bought fractional ownership at Montecristo Estates in Pueblo Bonito Sunset Beach at Cabo San Lucas last October.It was presented to me and my husband as an investment opportunity and 100% rental,it will pay for itself.Was also told will be able to sell existing timeshare and will use the monies for payment of the downpayment.My husband was sold on this but me,it took awhile realizing we can't afford this financial responsibility but against my better judgement and high pitch sales pressure and him repeating over and over it's a guaranteed rental,I signed the contract.I was told to I can't change my mind since it's a foreclosed property.Fast foreward ,came back in US and did my own research,found out that there's no market for timeshare.

I'm sorry to say that most of you should be blaming yourselves for not doing your homework.   I love going to the Pueblo Bonito and the Montecristo, but i would never buy there, just because its OBVIOUSLY a hugely bad investment.  You can't blame others for your bad decisions and when you sign a contract, you sign a contract.   Many of you are talking about "getting the freebies".    You go on vacation for freebies???   Really???    Thats whats wrong with the USA.... too many people who dont take responsibility for their actions and want something for nothing.    I hope you all learned your lesson

Time share at Pueblo Bonito Sunset. At check in I was asked to sign up for a "welcome presentation/tour" for following day which I learned it was a timeshare sales. My credit card was charged for the amount of $6500 initially and told by the sale representative that I can cancel at the end of the day in order to qualify for promotions/gifts. I requested the credit card be reversed and was then asked to sign another document for this to happen and I was getting tired, was at the tour from 9 to 5:00pm,- trying to leave the place with my credit card and driver license. On the next day, I attempted to find the sale representation or sales manager for cancellation but failed to find anyone to assist me as the other sales represent claimed " we don't have anyone to help you right now." The fact is that I was not informed of my right to cancel in 5 days. And I was at the resort on my second day of stay. I have no access to the computer and unaware of their trick to delay my cancellation process. I already filed a dispute claim with credit card company for the amount of $2700.

I can't believe I got scammed and now they are telling me I can't get out of it. My wife and I attended a Pueblo Bonito Sunset Beach on Oct. 21, 2010. The promoter ("promotor turistico") was Felix Ramirez S. ([E-mail] 011-52-624-147-91-95). Felix promised us a $200 credit toward the hotel bill (which was honored) and two $55 sunset cruise tickets (which was also honored). At Sunset, we met Mitch Feld ([E-mail]; 624-142-9999). Mitch was a high-pressure, snake oil salesman. I had no interest in buying, but wanted to complete all obligations to receive our gifts. Mitch, 53, originally from Palm Desert, CA (can't miss him--squirreliest hands you'll ever shake, and the worst cologne ever), told us so many gems it was crazy. In no particular order, here are the best--(1) you make money--upwards of $1200 a year--just by buying the TS and renting it back; (2) the Sunset TS is the best one behind Hawaii, and you can use your weeks anywhere in the world for ridiculously low prices; (3) when the Sunset catering manager got on our golf cart, he asked how many buffet items are offered "because [I] just lie about the number everytime I talk about it, and want a real total;" (4) Mitch had no office [just shared a common cafeteria called "Sales Room 3"], no Pueblo email, no business card, and no brokerage license nor an international brokerage license, and (5) as friendly as he was, when I told him I would think about it, he said I either buy that day or forget it; when I told him to forget, we were promptly and rudely shown the door. Also beware that Monday/Tuesday/Wednesday are the prime targets for these promoters to get you to the TS presentation, and EVERYONE is in on it--concierge, bellboy, poolboy, bartenders, even some of the shop owners downtown. Mitch had one fact which I took for truth--that 0.0063 of people who walk out of the resort don't come back to buy timeshares. Maybe we can get that same number to people who walk through the door in the first place if they read more posts and blogs like these.

We tried to cancel only 2 weeks after signing up with Pueblo Bonito. The only reason it took 2 weeks is because I got a MRSA Staph infection from their pool the day before coming back to CA. I tried to reach people to cancel everything but no one called back. I unfortunately did not write to them until after it had been 2 weeks or so. They now have $5000 of my money; I have not made any payments, but they have listed $130000 owed on my credit report & have ruined my credit. I refuse to put any more money into this. Pueblo bonito robbed me for $36,750 US. They told me I was getting a “good deal” but it wasn’t, at all. They promised me rental income, but the only thing that I got it is a BIG debt.  I contacted some lawyers here in USA but they don’t know Mexican law and it is difficult to get back my money. We purchased a timeshare from Pueblo Bonito Sunset Beach at Los Cabos and have found nothing they said to be true. An extra fee was added on to our monthly payment upon returning to the US. Our extra weeks cannot be traded for a simple $199-$299 swap fee but more than a vacation at those hotels would be even if you were to call the hotel directly and make reservations. The seller contacted us with a company that would rent out our weeks for a good quantity of money and our other membership in Hawaii would be sold without receiving a cent from us. My wife and I felt pressured by Pueblo Bonito and we purchased a membership. When we got back to the hotel, we were smart and read the whole contract and didn’t like what we saw. We went back the next day in order to cancel the membership. They tried to deny us the right to cancel our membership, saying it was non-refundable, but we wouldn’t leave until they cancelled our membership. If you bought a membership and you are in your period of 5 days, fight for your rights.

I have just purchased a membership at Pueblo Bonito and I already don´t want it. I´m scared because I read a lot of bad comentarios about it. I bought the membership because I wanted it for  vacations but when the sales person told me that I could rent my weeks I thought it was a good idea  and that was the reason for which I bought the membership. I haven´t had a problem with the resort yet, but I dont want to wait until I have one. At this point, I’m within my 5 day recsission period and I think it is a good time to act and cancel my membership but I have some doubts about how to do it. We purchased Villa #33 in the Montecristo Estates in 2006. At the time of purchase we were told there would be 2 different golf courses in our developement. In fact, we are in possession of the "Draft Master Developement Plan" showing the 2 golf courses. We were at the villa this August 2010 and where they show  Phase 1 East 18 hole golf course there are now houses. We serious doubt there will ever be a golf course in the entire developement. In addition, we are being charged exorbitant maintenance fees when in fact articles are not being replace or repaired, they are being transferred from house to house. The computer in our house says it belongs in Villa #27. They are moving items around depending on occupancy and charging the owners for repairs they are not making. They are not fixing anything. Owners are being charged for the Letty Coppel Foundation when we use the villa and in our maintenance fees without the owners consent. They tack this charge on your bill as a daily rate. We refused to pay that charge and will contact Member Services this year and refuse to pay this charge in our maintenance fees. Obviously the salesman, Mark Maurer sold us a "Bill of Goods".

When we bought a membership at pueblo bonito the sales person took  a property that we owned as a part of our payment and we made a payment for $8,000 , 6 months later the seller called us and said if we wanted the old property we need to pay him $7,500  we told him that we don´t wanted that property anymore and that we accorded that he would sell our old property and we only have to pay  the rest of the  bill, but now he told us that we have to pay $7,500 more for our old membership and  also we have to pay the total purchase price for our pueblo bonito membership.

My mother and I purchased a membership at pueblo bonito, we bought the membership because we thought that the resort was a  very nice place and because the salesman told us that he would sell our  royal elite timeshare for more than we paid for our pueblo bonito timeshare, we  saw this timeshare as a big opportunity  and we believe in  their lies.

I purchased a  membership at pueblo bonito and they told me that they would rent out my weeks   but my weeks weren´t rent so I went back  with the intention of selling it back  to them because they told  me back at the day of the presentation that I could, but this second time that I went they said that it would be easier  to rent my weeks if I upgrade my membership, and I did but now I realize that it is the same thing nothing gets better  and I  don`t want it anymore.

I don´t recommend pueblo bonito they lied to me and took my Money in a dishonest way, they sold me a membership as a investment, I told them that I already had a timeshare and that I did not wanted another one they told me that I could use both and I could rent my weeks at pueblo bonito because is a new system that could generate a profit. 1 month ago my wife and I went to Vallarta to spend a good time for vacation; everything was nice until we were invited to a timeshare presentation at pueblo Bonito. We didn’t want to be impolite, so we said yes to the seller. First bad thing: the seller told us that the presentation was going to  take us 1 hour, that was a lie, the presentation took  us 5 hours!! My wife and I were so disgusted, then they didn´t let us go, we saw several  sellers  trying  to convinced us to buy a membership, finally we meet a  friendly seller  that we thought was a nice person and we signed  the contract, they promised us  that we would receive earnings for or what we bought and  that was another lie!! All the presentation was a totally farce. TOURIST IF YOU GO TO VALLARTA, DON´T GO TO PUEBLO BONITO, THEY ARE CRIMINALS, THEY ONLY WANT YOU MONEY, AVOID BEEN SCAMMED!!

 Porfavor no compren esto, es una completa estafa, lo que te prometen no es verdad, la persona que te lo vende, al principio se ve muy mono, pero en cuanto tienes dudas te mandan por un tubo. I went to a Pueblo Bonito timeshare presentation , I told to the salesman that I already have a membership at  Velas Vallarta and I have almost a year trying to sell it, the salesman told me that he knew a good company that can help me to sell my current timeshare.

I signed 2 contracts, one for pueblo bonito membership and the other one for the selling of my current timeshare. I have been calling to Pueblo Bonito and they don´t have news about the selling of my first timeshare property since I bought Pueblo Bonito´s membership 7 months ago.

Pueblo bonito sold us a timeshare on agreement that they would purchase my existing timeshare. They made guarantees that our timeshare would be purchased within 90 days from day we signed.  It has been 4 months since we signed and we haven´t received nothing yet.

We purchased a fractional home at Monte Cristo Estates in Cabo San Lucas, MX. When we used it for the first time, within weeks of its completion, we discovered that they had significantly changed the layout of the resort putting our home next to business office. I have a Pueblo Bonito sunset timeshare, for the past 2 years and I need to cancel it, I got a presidential suite, the sales person told me I could get the same capacity of people if I was going somewhere else, She was hard on the RCI and the extra time that I could get, now the resorts available on the initial book of RCI are getting smaller every year and principal cities in other countries are not available and is not where to go.

We were told this timeshare would be a tax write off, that we would have one permanent week and additional weeks for free (wrong you can rent and paym, just like at a hotel), taht we could rent our weeks, etcetc.  They even changes the lcoation of where we were supposed to stay on our paperwork.

We made a 2196 deposit and ahve been paying payments on the total $9546 since April.
