•    Salesperson offers an equity exchange or trade-in program.
•    The salesperson says that they will rent out their Mayan weeks for a large profit and issue a check to the client within a few months so that they can pay off the timeshare with the rental income.
•    Many clients have complained that when they go to cancel within the 5 day period, they tell them that their deposit is non-refundable, and they are then persuaded into a downgraded membership.

If you purchased your time share with a credit card and it hasn't been 90 days you need to contact your credit card company and file a dispute stateing product received is not as stated.  That way you can get your money back.  If you traded your timeshare to them and you want to cancel your current mayan company timeshares, I would call your current timeshare company and tell them not to release it as it was a scam.  That way your protected in your previously owned timeshare.  We called to cancel as well, and they said we could return our timeshare but they wouldnt give us the money we had already paid out.  we were promised 50 free weeks with holiday sales, yet when we called there are huge fees to stay at their ressorts, so there is nothing free about it.  sent my son there for there honeymoon, which is when we learned of all the deceptions...too late to cancel from the credit card company...if you purchased at the mayan, puerto vallarta, you are not allowed to use the whole resort only part of it.  Your contract if you read the small print states that you have purchased a room. period. not rights to the pools and amenities.  For the person that is waiting for a deed. the mayan doesn't give deeds like american timeshares do.  You have purchased access to a room, for a specific time 10 years 25 years whatever.  That is not a deed.

We have been Mayan Palace owners for 11 years. We spent two weeks at the Mayan Palace in mid-December, 2011. This was the worst experience ever. There was a problem with the reservation at check in. The Mayan Palace manager alleged it was my fault. They finally accepted responsibility after I showed them the e-mail which indicated that I had confirmed reservations. It got even worse at check out. I went and got a statement six hours before check out and agreed to what had been presented to me. Unfortunately upon checkout, the invoice had been reworked to show a significant sum due. Although I did not agree with the invoice, I paid it as we were only a couple hours away from our flight departure. I consider the Mayan Palace to be one of the most deceptive hotels that I have ever visited.

i ve been an ownet in mayan palace for 7 years and i love it, i was never lied to, and everything i have been delivered, i spend less money on vacations than most of my relatives, by having the membership there. my salewoman, was adorable and has always been there for us, sin ce we met her in acapulco, she is an honest real person. i had time to talk to her everytime i go back, and she had share that timehsare in mexico has been taking over american and canadians proyect directors, and since then all this people want is make money fast and leave, so is not about rules or legislations, and is not even about the company itself, is about the person you have in fornt because if you have an american or canadian rep, running away from home because he did something wrong, and working and living in mexico selling timeshares allow this lowlives to commit everything they cant do back home. so i would blame the companies, but their direction board, which as i said are not very reputable americans or canadians, how many times have you met a mexican project director?, most of the closers in timeshares are from back home, and believe, me they are not nice people, they are big time scammers, and they go to mexico to comit crimes, under the professional image, or comvered by their fellow country men, that invite them to work hassle free in mexico, taking away opportunities to mexicans that might think twice before scamming a tourist becaus they have to live thare for real, , not like this part time salesman tha come from canada and the states, to make fast easy money scaming their own fellows. So nexta time yougo to a presentation , try to decide whether the CLOSER, is there for a short time to make fast money or for real professional. So generalizing is always bad. I think there are good ,honest sales people, and bad shitty ones, and is your job to evaluate who you are talking to. If they sugar coat everything and is too good to be true, then you are talking to big fat lyer. Our saleswoman, told us right up front what she was gonna offer us, and gave us the opportunity to walk out, before we wasted our time, she asked a couple of question and gave us an offer right at breakfast according to what we wanted, exactly as we requested. And she did make sure we got rid of the properties to lower the price, so everything was as she said it would be. I have recomended relative to her, i trust. But i do know by her, that there have been cases where interpol has came to look for AMERICAN MANAGERS!, in sales office! for scamming in the states, SO, there you go, is all about the salesman. The companies dont design programs to scam people, they dont want all this sues. dont be naive. ITs in the battle field where the damage is done. and then the companies have to clean the mess.

My boyfriend and I went to Mexico. While there, time share people invited us to free breakfasts, drinks, and $400 gift to attend a presentation. Although we are cautious with our money, Mayan Palace Resort managed to get $23,000 from us with promises that they would buy the current time share we had + buy from us any unused times at their resort for 3,500/week. Since the promises were too good, I asked lots of questions for which they had – what I thought at the time -- good answers. Mexico, and particularly Mayan Palace, as I have read, has swindled many Americans and Canadians out of their savings. These people know that the cost to litigate one deal at a time is cost prohibitive for many, so they lie and cheat each one of us independently, and repeatedly, over and over.

WE HAVE BEEN OWNERS OF MAYAN PALACE TIMESHARES. WE OWN 2 OF THEM 1 IS A "HOTEL" ROOM CALLED A MASTER ROOM. THE OTHER IS A 1 BEDROOM SUITE. WE BOUGHT THESE ABOUT 15 YEARS AGO OR SO ON THE SECONDARY MARKET. THEY COST A TOTAL OF $5,200 FOR BOTH OF THEM. THAT'S CORRECT, ONLY $5,200 FOR BOTH. OUR MAINTENACE FEE'S ARE $325.00 AND $450.00 RESPECTIVELY. WE GOT A GREAT DEAL.

WE GO TWICE A YEAR AND HAVE A GREAT TIME. EACH AND EVERY TIME WE GO, WE ALWAYS GO TO THE "OWNERS" PRESENTATION  IN ORDER TO GET OUR "COMPLIMENTRY BREAKFAST. WHICH IN ITSELF HAS A VALUE OF APPROX $20.00 PER PERSON. NOT TOO BAD WHEN WE EAT BREAKFAST EVERY MORNING ANYWAY, AND WOULD DROP $40 FOR OUR BREAKFAST ANYWAY. 

BEING OWNERS, WE GO BECAUSE WE WANT TO HEAR AND GET "UPDATED" AS TO THE LATEST AND GREATEST THING THAT M.P. IS DOING AND WHERE THEY ARE DEVELOPING NEXT. THIS IS ALWAYS SOMETHING THAT WE ARE TOLD WE WILL BE ABLE TO GET THIS VALUABLE INFO THAT WE SO DESPERATELY WOULD LIKE TO KNOW.  BEING OWNERS, WE WOULD LIKE TO KNOW, HOW WE CAN MAXIMIZE OUR MEMBERSHIP AND ENJOY THE POOL AND SUNSHINE, ETC.

THEY SUCK IN REGARDS TO COMMUNICATION. THEY USE TO AND MAYBE STILL DO, SEND OUT AN ANNUAL???? GLOSSY TYPE BROCHURE TO US. HAS BASIC INFO ON IT, BUT BEING A MEMBER, DOES NOT REALLY MEAN JACKCRAP TO US AS WE WOULD LIKE. 

WE GO EVERY TIME TO THESE UPDATES/PRESENTATIONS TO LAUGH AT WHAT THEY WANT US TO COMMIT TO, WHEN ALL WE CAN THINK OF IS THAT THEY WANT THE "LOSER" CONTRACT THAT WE CURRENTLY OWN, IN EXCHANGE FOR THEM TO GET THIS "LOSER TO THE MAYAN PALACE" CONTRACT OFF THEIR BOOKS.  WE LOVE IT, BECAUSE THEY CANNOT BELEIEVE HOW CHEAP OUR FEES ARE. WE ALSO HAVE OUR 2 BONUS WEEKS TO USE,(1 ON EACH CONTRACT) FOR JUST THE MAINTENCE FEE ONLY. BIG DEAL, FOR 300 OR 400 FOR A WEEK THEY CAN HAVE IT. PRETTY CHEAP IN OUR EYES.

GETTING TO THE NITTY GRITTY, THESE RESORTS AS LIKE ALL OTHERS, ARE FULL OF GREEDY SALESPEOPLE THAT ONLY WANT THEIR PAYCHECK. BEING THAT WE BOUGHT SO CHEAP YEARS AGO, AND SEEING THAT THEY WANT US TO LITTERALLY MORTGAGE SOMETHING AND GO INTO DEBT FOR YEARS, AFTER HAVING NO LOAN TYPE PAYMENTS SINCE DAY 1 IS CRAZY. UNFORTUNATELY PEOPLE GET WRAPPED UP INTO THE PRESENTATION,USE THE WANTING TO "DO SOMETHING FOR US, HONEY"SYNDROME OF MAKING THEIR PURCHASE, ALMOST IMMEDIATELY GO INTO REMORSE AND POTENTIAL THOUGHTS OF SUICIDE, AFTER THEY HAVE SIGNED.

we purchased a timeshare at the Grand Mayan, they sold us a time share and we want out, we purchased last Monday, and we were offered all the things that other people were offered, gave our existing timeshare and money as a deposit.What are my options?

My wife and I were also duped with gifts to come and see this timeshare scam. I kept asking for a guarantee or proof to everything they promised. They just kept double-talking and repeated themselves over and over again. After 5 hours, the price went from $90K to $9K and we bought (temporarily). Back at our hotel, I looked up the Grand Mayan and two days later we went back to cancel. They refused to let us cancel (which is illegal). They wanted us to make an appointment the morning before our flight left. I didn't have 5 hours to argue with them again so we sent an email cancellation from the hotel. I got home and sent a fax cancellation then sent a certified letter to the hotel. Finally they acknowledged my cancellation (within the 5 day period). I also contacted Profeco. Fortunately, I realized soon enough what a scam this place is. For your family's money- DO NOT BUY AT AT THE MAYAN.

Please let me know who we can get our money back on grandparadiseclub vacations. We bought 6 vacations in 5 years  for $2500 and i know some people pay even more money. Now every time, when we try to book from the website we can find much better prices without this site so it is a Huge Scam. I will be reporting this law Federal Bureau of Investigations as well as other goverment agencies, but i need to know if anyone knows how we can out money back. I am a college student and $2500 for me right now is a lot of money

We were lured to this presentation in Walmart, where we were offered $$$ to see.  At first we walk out and the sales person came after us offering us more money and we said "why not?"

After signing up and giving them a twenty dollar deposit each, they told us they would meet us at a location and excort us there. Where were we going??? to a presentation?  This was the first sign that something was not right. We declined the excort, we knew we the place was and arrived there the following morning.

When we arrived are car was valet parked and we were lead to there first room we we met our salesman, a young American man about the same as as our children late twenties early thirties.  He lead us to the breakfast area, which was quite a feast and we started chatting.  After eating we were asked to leave a tip. This was the second sign. Are we here for a presentation? And is this how you would treat someone you invited?  Are this servers just working for tips and no wages.  Hey this is another country, labor laws are certainly not the same as in the states.

Next we walked through the pool area that was messy and doors of control panels were off the hinges allowing access for small hands to gain entry. This was clearly an accident waiting to happen if a child started playing around there. I mentioned it to our salesman and he didn't even seem to listen. This was the third sign. If this place pays your salary why would you risk someone getting hurt or killed?? His focus was on making a sale and not anything else.

Next we were shown rooms which were large, seedy and tacky. The models were dirty and the furniture was very poor quality. To my eye I felt that it looked so temporary, like it could be taken apart and moved to another location in minutes. When asked how I liked it I said I didn't and I sarted to explain why and he started with the excuses, he clearly thought he had the power to sell us. He showed us another larger unit and asked us what we thought and we replied "it's larger".  

Next we went to the sales room which looked like a wearhouse with music blasting. The view of the water was beautiful and people were horsebacking riding. He started with his sales pitch and the price got lower and lower as we said "No we don't really like this place."  After several attemps to try to sway us to think differently, he seemed to be getting annoyed with us and asked us why were didn't want it?  We kept saying we don't like it and have no intention of making a purchase. He kept at it for well over two hours. This man would say and do anything to make the sale. When he could no longer take us, he brought another salesman who had the its on sale just for you approach. And then there was another one. We finally got out of there just shy of four hours and felt like these sales people were just bullys and used to getting what they wanted.

This place is not what all timeshares are. After this experience we realized this is not the conditions under which you should make a major purchase.

We have been owners of a timeshare and enjoyed it for years and on this trip upgraded, purchasing more points. Our timeshare is american owned and we have only the very best experiences at it. We are proud to be owners and of their high standards. The staff is friendly and professional.  

We highly recomend doing your homework before buying a timeshare. Many offer you a weekend to see their facility if you commit to a sales presentation, so if your intrested try it out and see if it meets your needs.  

For us owning a timeshare has been a wonderful experience.  Having a kitchen helped us with children and now helps us bring family and friends together.

Scammed by Mayan Palace. Tried to rescind within five days and was lied to, was told we would lose our $15k down payment. Most everything told to us at presentation was also lies. Investment return. Ease of booking. Value.They admit to our investment being $6000. We are actually out much more than that, because we borrowed most of the money.

Just got back to our room after another wonderful experience. For those thinking about buying in this resort I have one comment... why bother? It is cheaper to go online and rent the rooms then it is to ever set foot in the time share presentation.

We checked in for our honeymoon and again were taken to the desk to get our bracelets. There we were met by a lady that had fake hair, nails and boobs. She looked more like a street walker than anything else. After explaining we were on our honey moon she assured us that this was just a quick update. She then turned to my new bride(I have been an owner for 15yrs) and said "welcome to the money". My bride got quite offended at the remark and I was surprised she didn't rip the ladies head off.

The day of our supposed update we got a call early (730am) to make sure we would not miss the breakfast. we went to the lobby to join the rest of the cattle being sent off to the slaughter. Our timeshare rep was plesent but it ended up being the same old crap. after 4 hours we managed to get out of there with our wallets intact. This was the first meeting where my contract was fully explained to me and it was an eye opener.

One point not explained 15yrs ago was that the maintenance fees WILL increase by 5% every year. That is not bad but when you look 20yrs down the road at the end of our first term we are on the hook for 5x our maintenance fee at that date or in easy terms $10,000.

one small point i forgot. When we were sucked into buying this place they told of us resorts that will be built in the Dominican and Costa Rica. I am proud to say that they have now decided those will be grand luxxe only and we will not be able to attend being measly grand mayan owners.

Hola... es cierto que las tecnicas de venta no son nada agradables y son de mucha presion al principio pense en cancelar mi tiempo compartido con mayan palace pero despues de usarlo me di cuenta que el producto bien vale la pena lo que no son los de ventas pero de verdad si ya lo tienen disfrutenlo

Sad theme here on the tactics of the Groupo Mayan to take the money of innocent people.  I agreed to do the presentation at the Grand Mayan in Playa del Carmen Oct 2011.  I informed them I was not in a position to buy today but was interested for possible future to hear their program.  They offered to buy my existing RCI timeshare for more than double what I paid for it 10 years ago.  I know it would sell for probably 50% of what I paid. But I had no interest in that program, so they offered something else, a studio with 3 weeks, but they get to use them for 5 years and they will pay me for that.  I had no interest in owning a studio anywhere.  So then they give you to a 3rd person and then finally a 4th who offers a 10 year membership with 20 weeks to be used, any size unit.  I bit.  Now I see what I paid for is a membership to use Grand Paradise Club as a travel agency for 'deals' on resorts.  So I've paid thousands of dollars for the privilege to use a travel agency!  It has been 2 weeks since my return and I still have not receive the information on the club other than an email with access info.  On the site there is nothing there on how to exchange the supposed weeks I bought.  Another victim here seeking a way out!

WOW,  WE HAVE BEEN HAPPY WITH   OUR TIMESHARES!   THE MAYAN PALACE MADE IT POSSIBLE TO GET OUT OF OUR EXISTING TIMESHARE ALONG WITH GIVING US 3 WEEKS COMPAIRED TO OUR ONE.    YES, WE DID HAVE TO PAY MORE,  BUT NOW WE HAVE NO MAINTANCE FEE UNLESS WE USE IT.    THE BEST PART IS THE SFX EXCHANGE COMPANY WE RECEIVED ALONG WITH THE PURCHASE WITH NO MORE YRLY FEES.    WE CAN GO ANYWHERE ON THEIR SELL OFF LISTS AT "SUPERB" PRICES, WITH OUT EVER GOING BACK TO THE MAYAN PALACE.  (BUT WE WILL--MARINA IS BEST AND SMALL).  I AGREE THERE IS  MISLEADING OF SALES ETC. Scammed at mayan Palace riviera may. Purchased 2 weeks 2BR for 32,000 with additiona 3 weeks "free:. Paid $12000 down on two credits cards set up by them for wife and I. Balance of $20000paid by CC each month at rate of 450. We were told existing time share owned could be sold for approx 27,000. MP does not sell we were mislead on any number of issues, including being able to sell or give back unused weeks and make a profit.

I bought into the Mayan timeshare in March and was told I could resell my existing one and also rent out the weeks I dont use. So far I have not been able to sell my old timeshare which they guaranteed I would if I used there guy and now I find out it is difficult to get a reservation! Also A lot more lies were told to me.

Got a time share at  Mayan in Cancun Mexico 15 years ago. Have paid it off and been paying maintenance fee for last 10 years. Quited paying 3 yrs ago and it was transferred to collection. Want to find away to get rid of it. It is fraud and misepresentation

Ahora me dedico a comercializar membresias de tiempo compartido, en especial las del mayan pues son las unicas que puedes negociar que solo pagues cuando la uses, tambien hay manera de ayudar a los socios que dejaron de pagar de manera que no paguen intereses por algo que no han utilizado, si me contactas te puedo ayudar, ya sea a regularizar tu membresia o a venderla, aunque mi celular es de Playa del Carmen me encuentro en el DF, saludos

Quiero cancelar mi tiempo compartido con el Sea Garden Nuevo Vallarta, ya he pagado mas de la mitad del costo y ahora me entero que el SEA GARDEN como tal en Nuevo Vallarta ya no exite se supone que cambio de nombre, ¿entonces que paso con el tiempo compartido que estoy pagando? ¿que se puede hacer en este caso?, ya que quiero mantener mi historial crediticio limpio.

while on holiday in Cancun we ended up at a presentation at the Mayan Palace which was to take 90 minutes but took a lot longer. As you probably know the location is very nice and they sell you while serving alcoholic beverages,... The sale lady advised us that the weeks purchased could be resold through an agency of their recommndation for $3,000.00 per week x 3 = $9,000 per year and that the user fees wouls also be paid, on top of this any sale generated by this to a new client would generate another $1,000 deposited in an account for expenses whicle we would visit. as you can see this sedems very good (too good). We ended up staying at the resort as we purchased for $40,000 with a deposit of $10,500. While there never was ay mention made of having 5 days to cancel the transaction as I felt uneasy and met with the salelady a few time during this 7 day stay. She kept telling us what a wonderful deal we made and that we would profit if we reppented and wanted to resell. Before finalising the deal she told us not to tell the last man we saw that we bought counting on the rental revenue an the resale of our other timeshare that she guaranteed would sell for good $$ ans could be applied to our purchase. All in all we were taken and we read same horror stories on the internet.

We bought into the Grand Mayan 3 weeks ago and were told the same stories that I read on the internet. High rental for unused weeks, increase in value every year, no mention of 5 day period to repent,...they assured us that our other timeshare would sell through their recommended agency. We have also been told by the sales lady not to tell the person (last person) we saw when they had us sign the papers that we were purchasing based on the resale of the unused weeks and based on the sale of our other timeshare. They taped our answer and we were asked to say no although we have told the sales lady that this was the case. I am now getting the feeling that we were robbed and that this has the potential to ruin us financially.

One year ago I purchased a timeshare that I did not want to buy. I was put under such pressure and had been kept hostage for 3 hours that I finally gave in out of desperation to get out of there. They promised when I went in that there would be no pressure and if I said no that I could leave. I said no at least 25 times. I purchased a Grand Paradise Club Platinum membership from the Grand Mayan in Playa Del Carmen on Monday . Upon further research I have found that what was claimed by the sales people is not necessarilly true. I only found out about the law stating that I only have 5 days to rescind There is nothing written in the contract about rescinding the offer nor was anything verbally said. Is there any way to get out of this contract?  Or from your experience is this actually legitemate? I have only been able to find negative feedback and have not yet received my packet with the password for searching vacations.

My husband and I placed a deposit of $8000 and I would really like to just cancel out of this entire timeshare process. It's not worth it to me and my family and it seemed like such an amazing deal from what they have said, but after looking at the contract and reading over it the moment we were packing up to leave after our vacation we realized that its not right for us and something that we would never use. Like many people here, I find myself at a crossroads because I'm finding that what the Mayan Group told me is a lie. We purchased in early June charging my CC $3000 and financing $8000 with the Mayan Group. We weren't going to buy, but they told us that they could get rid of our excisting timeshare Playa Grande in Cabo. After we agreed to their deal, they came back saying I would have to personally work with Travel Around The World (TATW) for the transaction, which I was repeatedly told it wouldn't be more than $695 and they would credit me that amount toward the purchase price with Mayan Group. Now TATW is telling me they need $1595 for the transaction and twisting the words of the trade in agreement. Another thing really bugging me is finding many people coamplaining online of TATW never doing the job after being paid and people still stuck with the old timeshare. I'm now willing to just take a loss for the upfront payment of $3000 and just want to get rid of these timeshares. I'm even considring taking a hit on my credit score if it comes to that, as long as these fools don't keep robbing me blind.

They promised us: Inclusive Options that were an upgrade from our current package - not true They lied about their property locations, US  - not true They told us the program through HSI guarentees 1/2 price airfare - not true They never told us about the canx conditions. Hace algunos dias un representante de Mayan Palace me enbaucó en cambiar mi propiedad de Mayan Palace a Grand Mayan, pagando una diferencia aprox. de 30 mil dlls. Que puedo hacer en este caso?... me urge saber que tengo que hacer antes de que pase mas tiempo y se pueda complicar el proceso de cancelación.

How do they even sleep at night, knowing that they cheat and lie to people on a daily basis in order to make their sale. They don't even care how their lies impact the unsuspecting victims of their greed. When found out, and presented with the facts of their lying to make the sale, they lie some more, and tease you with a possible refund but then they pull out of their hats, the "we will refund you only half of what you have paid to purchase it". WTF!!!! Who does that????? That's called "negotiating".

But this will NEVER happen. In our 2 years of ownership and with a few different agencies apparently trying to rent out our weeks for us, not so much as a nibble. Seems odd though given we can't get a reservation ourselves at the <strong>Grand Luxxe</strong>. ALWAYS BOOKED. Allegedly always booked. Then I just received a phone call from Priority Escrow Transfers who claim that they were the company hired by Sierra to handle the closing process. I paid $13,500.00 down on a $35,000.00 right to use contract for 4 weeks at Mayan Palace on the gurantee they would sell our 3 existing time shares in Cancun,Vallarta and USA. After the pitch that the sale was GURANTEED we cannot get a response top our effort to terminate.

We attended a presentation for the Mayan palace Cancun after being offered a free breakfast. We expressed to the salesman, that we were not interested in purchasing into the Vacation Club because we already have timeshares and we use them regularly. After continuous declining, the salesman presented it as an investment and said we would make between $12,000 – 15,000. We asked  if it was a guaranteed income and he said yes. After not seeing anything  5 months later. I realized what we realized what we got into. I am very frustrated at being misled and coerced into this situation.

My wife and I also entered into an agreement with Mayan Palace  that Sierra Rentals would sell our Mayan Palace timeshare within 90 days or the balance on the credit cards would be refunded to us and we would be back to the dedicated week we had bought.  All lies.  The current person in charge, told us on the phone that such agreements are illegal and that no Mayan Palace salesperson would ever make that kind of agreement.

They told us we could have a 2 bedroom and the Grand Mayan and all that but what it ended up was that we could maybe get a studio in the Grand Mayan . And after we read the fine print it said that we could only use the week once at Mayan Palaces every 5 years, just like RCI. It was completely not what the timeshare salesman told us.

We have just returned from our vacation in Mexico and we are canceling our contract with  Mayan Palace. Upon review of our paperwork, we realized that copies of important papers had mysteriously been left out of the notebook that we were given. We also researched the Mayan Palace, their rental rates and sales practices on the internet at the resort. We spoke with our sales representative and asked him for the missing paperwork. He told us that he did not have the papers as they were already sent to Texas but in the same statement he said that we would be dealing with a company in Florida who would be buying our timeshares from us. This same company, Luxury Resort Management insisted on charging our credit card account for $500 in order to process the listing of our two timeshares.

My husband and I purchased a vacation plan from Mayan Palace in Playa del Carmen, Mexico. We are just now figuring out that everything we were told during our 8 hr ordeal were all lies. We were told that Mayan would buy our current timeshare for a guaranteed minimum price and would buy back our 2 Mayan weeks each year for a guaranteed amount but we had to sign up with one of their affiliated brokers to complete the process. We were told we would never have maintentance fees unless we didn't allow Mayan to buy back our weeks and we opted to use the weeks ourselves - that seems to be another lie. There are more fraudulent claims that were made to us in order to get us to seal the deal and we are very distraught to learn that we have been swindled out of $25000 USD.

We purchased a timeshare at Mayan Palace in January. The only reason we purchased this was that they guarantied to buy out existing timeshare with Wyndham. We recently vacationed in Cancun, Mexico. While we were there, we purchased a Ts with MP one of the selling point was its affiliation to HSI, and that we do not have to pay annual maintenance fee if we do not use the system for that year. Before we signed the contract we wrote in the “Pay annual fee only for the years we actively use” on the contract because the contract stated that we had to pay annual membership. The sales manager said that it was a misprint, and that it was ok for us to write in the detail. I was supposed to get the password to log in to the system within 10 days. Even after 10 days, I still have not received the password, so I called HSI. They told me that we are locked out of the system because what we wrote in on the contract. They said we have to pay annual membership, and they cannot honor the contract. I called and emailed MP on honoring the contract, and I have not heard from them. I am extremely frustrated with them that I would like to cancel the membership.

On March 29, 2011 my wife and I willingly attended a “presentation” of a vacation property at the Grand Mayan Resort in San Jose del Cabo, Mexico. We were recruited for this presentation by an employee of the Thrifty car rental at the Cabo airport and told that in exchange for 90 minutes of our time for the presentation they would give us a $150 dollar certificate off the rental of the car; the representative arranged for a taxi to pick us up at our hotel which we decline and simply followed the taxi to the presentation in our rental car.

We were given a tour after a few minutes of meet and greet with our tour guide “salesman” and we had lunch with him which we paid for; the tour continued after lunch and it was a pleasant amiable encounter. We then entered an administration area where we understood the salesman would present his pitch and we were agreeable to listen to it. We listened and asked questions for well over an hour, by this time we had been on the “presentation” for over 3 hours, but it was apparent that the man was being misleading, and did not seem to be dealing in good faith. When he asked if we would sign a credit card receipt for $97,000 dollars to lock in this deal we couldn’t help but smile and we informed him that we would not, under any circumstances, give him anything at all and we felt we had heard enough. We explained that we were there to see the property and hear his proposal in exchange for the Thrifty car rental certificate but we were not going to buy anything until we had at least a few days to think on it. He left to get the certificate but instead returned with another salesman and then another who played the nice guy and then the not so nice guy, each doing their own version of the hard sell and attempting to get a financial commitment from us for various amounts of money, but it was clear after 30 minutes that they were not going to give us the certificate so my wife and I got up and began to walk out.

Let me make it clear right here that we did not give anyone any money nor was there any physical contact but it is at this point I feel the crime was committed; we were intercepted by a beefed up salesman that quickly approached us from a far office when we headed for the stairway down to the lower lobby to exit where we had entered. This man that identified himself as the manager attempted to steer us back into the room but we continued down the stairs as we informed him we were leaving; he followed us with another “salesman” not far behind and said “DON’T TRY TO LEAVE”… as we got to the bottom of the stairs a security guy moved in from of the glass exit doors and we were trapped between him and the “salesmen”. We kept moving and headed for another set of doors with the salesmen in pursuit on the inside and the security man walking along the outside to intercept us. The “manager” told us that if we went through that door I’ll have you arrested and made comments about Mexican prisons but we continued on; the door opened to an area close to a service alley where a van with a driver was parked with the door open, the “manager” and the security man blocked the other direction towards the pool area and another “salesman” was just inside the doors we came out of. We attempted to go down the service road but it was a long way to the gate and the “manager” said the guards there would be waiting to arrest us; he then told us to get in the van, when we refused he said “we can do this the hard way or the easy way… get in the van”. We complied in the hopes that we could deal with the driver once outside the gates and as it turned out the Mexican driver turned out to be the only employee there with any morals, he took us outside the gates, let us out, and apologized. Now I mentioned the “Mexican driver” because outside of him and the security guard all the others are AMERICANS… that’s right….. this is not a case of the Mexican people mistreating American and Canadian tourists….. this is being done by American thugs and scam artists shaking down tourists and from what I’ve read on the internet since returning they have been doing it for YEARS. How can this be??? What protection do they enjoy?? How can they hold a Parkinson’s patient captive while they “sell” him something when he clearly needs his medication and he wants to leave?

My wife and I are both well traveled people; France, Italy, Czech Republic, Holland, Belgium, England, Ireland, Scotland, Egypt, U.A.E, Fiji, Central American, Caribbean, and yes…many times to Mexico but this takes the cake. This was no time share hard sell….this was a mugging. I worked in Iraq for over five years and had no problem with accepting this type of behavior but this is a 5 star hotel in a Mexican resort area…. Is this how a friendly nation treats visitors.

Why does Thrifty, a major car rental agency, associate itself in any way with this?; do all 5 star Mexican resorts allow back alley tactics on their property and where did they dig up these Americans??; Who protects this behavior??; Why are there no travel alerts from the State Department??

I’m posting this for the benefit of those who follow.. I don’t expect you to read and believe, I don’t; go to Google and type “Grand Mayan Scam”; also use Thrifty if you wish but when that coupon offer comes just remember what I wrote here when you decide, and finally don’t ever “trust”… this 5 star and this car rental have the same morals as the guy on the corner that wants to sell you a genuine Rolex.

Perhaps the only difference now is that the Canadian government has issued a travel warning/advisory for Mexico which invalidates our travel insurance. I was cohearsed into buying timeshare.  When we were at our stay they insisted that we take a tour of the resorts 90 minute to introduce the resort. We explained to them we were not able to afford the extremely expensive offer. They continue to work numbers and gave us an offer which seem to be to good to be true. Little did we know what a big mistake and a nightmare. We fell for the sale and purchase. However, on returning home after the 10 day cancellation we noticed that we were con into a contract that We would have never have agreed on. We are now stuck with this membership paying monthly installments and unable to cancel. We are paying a interest only loan for this membership which we had no clue until I started noticing the balance was never going down at all except for minimal amounts deducted from our installments. This has put us in a hardship on our income stability. We are unable to pay this.

They had us fill out an american credit card and took the full amount.. but the made it seem like it was a line of credit...how stupid we were, I feel like they almost drugged us.

We traded four of our bought and paid for timeshares to Mayan resorts, in exchange for one of their units. we were told that within 60 days the paperwork would be ready to transfer the titles. No mention was made of us paying more fees for the transfer of titles. The salesman said "initial here, sign here, to agree to the sale your timeshares to Mayan in exchange for a Mayan timeshare." the Mayan is paid in full at the signing - their method is: open a Bank of America charge account in your name and instantly you are in debt for the full purchase price. They get your money by the time you leave and you have the debt. Within one to two months we received a call from "a title company" asking for more money $1,700.00 to transfer the titles, which we reluctantly paid. Several months later we received another call asking for more money ,this time $1000.00. Sarning to all who deal with Mayan resorts,they withhold information at the presentation and do not mention any future "hidden costs".

We purchased at the Grand Mayan. We were misled in the initial sales discussions into believing that they would rent any of our unused weeks and send us the $2,000 for each week and that they have no problem renting those weeks. Once I finally got a chance to read the fine print in the contract I found that this is not true and that rental was not provided by the resort ownership. It was through a third party that we had to contract with. I asked a number of times during the initial walk-around discussions and following table discussions about "them" taking all responsibility for renting our unused weeks and each time I was led to believe that they handled everything. I was also never told during the initial discussions that the resort ownership could increase yearly usage fees by 5% on top of an increase equal to the US Consumer Price Index. We were explicitly told that they would never raise the usage fee by more than the Consumer Price Index.

We purchased a timeshare at GM . I was resigned to the fact that the contract was pretty clear and we were obligated by it. However, I recently learned that GM uses a 3rd party to make their reservations and that that company holds out large blocks of weeks to rent to their own customers. I was able to confirm that recently when I was unable to book a week in Los Cabos. If I don't have even a chance of reserving a desired week, I feel that is a breach of contract and I may have a chance to cancel the contract and retrieve our moneis paid.

They said in the letter that timeshares are now subject to real estate tax if they are sold. Is this true or am I being ripped off again!!

My husband and I just got back from Cancun this week. When we arrived in Cancun, we were approached at the airport by a man who offered us tourist information and a free breakfast at a "Mexican owned hotel" to introduce us to the hotel. He never said it was a timeshare presentation. We did not realize this until after the next day when we looked at the paperwork he had given us, but there was no number or contact information on the paperwork so we had no way to call and cancel. We decided to go ahead and attend the breakfast and what was stated to be a 90 minute presentation. We were taken to the Mayan Palace in Playa del Carmen and were there almost all day. Everytime we said no to our sales person, a manager would come over and add more promises. We were told we could rent our weeks without a problem--they stated they were always over 90% full--and the resort would pay us money for the weeks that we rented, so that we could trade weeks through one of the resort exchange companies and would actually make money by not using our weeks. We were also told that we would not have to pay any maintenance fees if we did not use our weeks. We finally agreed to purchase a week of Grand Mayan and put down a substantial credit card deposit. When I asked about a 3 day right to cancel, which I thought was standard in the US, we were told that did not apply in Mexico. They also included an extra week for "free" if we would purchase and pay within 30 days and then offered us a free week to return this year. After we got home and started investigating this company on the internet, we realized that the price we paid was horrendously inflated, way more than the going price and what other people have paid, and was an outright scam.

I bought a timeshare from Mayan Palace in Mexico. I already paid $13,000 and I feel that the information at the presentation was misrepresented, a total scam. I paid $9,000 in Cancun and then called them because I realized that we paid for very limited usage so they changed the contract for no additional fees.  I went to  Mexico and they did an upgrade for $8,500 more. I only paid $4,500 which left a balance of $4,000. My husband calls them  due to many irregularities and comes to an agreement to only pay $2,00 and not the remaining balance of $4,852. However we have not signed this new contract yet, we don't even know what changes were made.

we have been subjected to a sales pitch at a Mayan Palace, where they convinced us to invest in their timeshare program  with promises of vacation exchanges for stays anywhere in the world and a possibility of listing unused weeks through affiliated brokers. They insisted on signing that day and when we inquired about cancellation they specifically mentioned a 5 business day no-questions-asked cancellation period , without which we would not have signed up for anything. Upon doing research on the Internet about customer satisfaction with their program we found numerous complaints about the misrepresentations they make about availability of such trade-ins, impossibility of getting the rates they describe from the brokers, and their persistent attempts at refusing to honor cancellation policy, which, as we understand, is based on Mexico law.

I have found websites upon websites referring to the same situation I encountered. I have not used the resort at all. We bought a timeshare from Mayan Palace Regency Vacation Club on December, 2010 while in Cabo San Lucas. We decided to cancel the contract next day and was told that we need to mail back the whole packet/documents back. We were at MailBoxes Etc on August 18, 2010 to mail back the documents via DHL . We were told that the package will be shipped on Dec. 19, 2010 and by Dec. 20, 2010 the documents were delivered (I have the track results detail). Somebody adviced us to go to the Profeco office in Cabo San Lucas and get a complaint form and have it stamped/dated. I was told at the Profeco office to send a copy to Mayan Group with another cancellation letter via registered mail. When we arrived back in Los Angeles, CA, I sent a copy of the Profeco form and cancellation letter via International Express Mail with return receipt. The US Postal Service tracking showed that I mailed it on Dec. 20, 2010. Mayan claims they never received the letter, is this common?

I bought a timeshare from Mayan Palace. I was assured over and over that there would be no maintenance fees unless I actually used the reservation. Today I received a bill for maintenance fees. I then went over the contract and sure enough it says there are maintenance fees for 20 years. Even though they verbally told me there would be no maintenance fees. I did sign it but this was a bonus week that I didn't even ask for the main timeshare says what they told me, no maintenance fees.

After reviewing the contract that they sent to us, we found that several parts and promises of the original contract that we actually signed were missing, including a 50 year ownership and 10 break away vacations, which we could use in the next 30 years. My wife and I purchased a Mayan Palace timeshare in 2000 in Cancun. I am very much a fiscal conservative. I almost never spend money unless I’m convinced that there is a need. We went into the timeshare presentation open but skeptical. As the minutes turned into hours there were several times when we said that we weren’t interested. Each time we said that we weren’t going to buy a new person (we were told that they were mangers) was brought into the conversation. Finally, after an all day marathon session we were convinced to purchase. The deciding factor was that the final guy who was brought in to make the sale told us that we wouldn’t have any problem renting the timeshare for two to three times the value of the maintenance fee every year. In the back of my mind I was wondering why Mayan Palace was putting so much pressure on me to purchase when they could be renting the room for that price as well. In my head I was thinking that they simply wanted the up front $12,000. As the salesman presented things, I was thinking that I could rent it out most years and occasionally we could use it. As presented to us, it would have been foolish not to purchase since it was a given that we would make money renting it. Well, as you no doubt know, all of this was a lie. We were able to rent it out once for less than the maintenance fee. To make matters worse, no one wants to purchase the thing. In fact, I have it listed on Timeshares Only for free and no one will take it. We’ve not only paid the maintenance fees but also we’ve used, as indicated above, Timeshares Only and one other company. More money spent with no positive results. All this to say, if you can help us get rid of the thing without spending more money, we’d be very grateful. We paid $2,800 at the initial meeting and $7,000 after we returned home. We have biennial use that started in 2001. There is also what they call a Vacation Fair week on the odd years. We can use the room if we pay the maintenance fee but we don’t have to pay unless we use it. Our contract runs for 30 years. Our unit has one bedroom and one bath and sleeps four.

Last year  I went  to Puerto Vallarta with my wife , we were invited to a timeshare presentation and we purchased a membership, but we told  the sales person  that we owned another membership and he contacted us with another company to sell our timeshare . until now we have some troubles  paying the membership and I contacted the resort to cancel our membership but they told us that we couldn´t  and we have to pay the membership and we told them that we wanted our other membership back  and they told us that the membership  wasn´t sold yet but we have to pay $2,000 to get back it, but  a friend told me that the real value of my Mayan palace is below the  price they gave us and that in fact it wasn´t necessary gave my other timeshare to cover the price of the Mayan palace timeshare.

I just got back home from Cancun,   my husband and I bought a timeshare at mayan palace, they accorded with us that they will trade in our 2 timeshare one in Orlando and another one in Hawaii for $35,000 those timeshares are paid in full but the seller told us that the membership we  were buying was more expensive so we made a down payment for $17,000 and also they took our 2  timeshares. They told us that the resale of our timeshare it will not take  more than 6 months and until now it´s been almost 9 months and we have no heard anything  about it.

I`m very concern about the experience we had in Mexico, we went to timeshare presentation at Mayan palace, we were invited by a friendly person he offered us a free tour if we assist to the presentation and he told us that the presentation  will take us like 90 minutes, we thought that it will be a good deal 90 minutes for a free tour. We tried to go but they  were very aggressive and didn´t let us go, we don’t know  how happen but we  bought a membership, but we already  have a  membership with another resort so our seller offered us to take that membership as part of the payment of the new membership, we  agreed  and we signed the contract for the new membership, but now that it is time to pay our Mayan palace membership we called  Mayan palace  because they did not send us our check for our old membership and it was until that moment that the seller told us that   our membership maybe could be sell it but it wasn`t guarantee and now we have to pay the monthly payment for both.

We purchased The Grand Mayan 3 months ago. The sales person convinced us it was a great investment in that Wyndam would guarantee the rental of our weeks for the next 5 years. Thus we would recoup our investment in 5 years. He also assured us that after 2 years the company would buy back our membership for 65% of the Fair Market Value. None of that was in writting & we signed all the contracts. Of course none of that was in the contract & none of it is true. We put $10.000 down on our credit card & owe them the balance. The only saving grace is that they gave us an adendum to say we only pay the maintenance fee when we reserve or space bank the week. They did a few other shady things. I have not yet called The Grand Mayan to start complaining. Is it worth it?

We were invited to a Mayan palace timeshare presentation; they offered us money and discounts plane tickets to assist to the presentation.  we hadn´t  planned nothing for that day  so we decided to go, they told us  that the presentation would take us 90 minutes, but the reality is that it lasted more than 4 hours, listening to different sellers trying to convince us to buy  a timeshare, we had never been  to a  timeshare presentation, so we  bough that a membership could be  a “good investment” then we  called  our daughter and we told her that we bought a membership and she told us that a friend of her also had bought one, that turned out to be a scam. So  we decided to investigate and as our daughter told us, our purchase was a scam too.

We supposedly bought in Grand Luxxe Residence Club in 2009. At that time we were told the construction would be complete next year and we would be able to use a similar apartment at their locations. We have not found this to be the case. Like Chris, in your comment section, we felt pressured to buy...told we could sell our other time share and we were given an estimate of its value on the resale market (we still have that quote. Of course, that was not true. We called the recommened brokers--no luck. We requested to get out of that contract and get some money back, if possible, but our request was denied.

I own a timeshare at Mayan palace, the salesperson told me that I can rent my weeks for $1500 USD per week, when I got back home I started doing research about my purchase and I found that my timeshare is worth less than half of what I paid for, the same resort offers weeks at lower prices, my weeks are not going to be rented, there is a lot of competition. The only price I could sell for will only cover my maintenance fee, it is ridiculous.

On June, 2010 we were given misleading information from Grand Mayan (Los Cabos) and made the purchase. Upon ariving home we began trying to plan our next vacation and found nothing we were told was true. Their sister company, Imperial Property Management is asking for $349 to list our weeks. I have paid for the actual timeshare and have paid 7 years worth of fees. Then came the hidden charges of one years maintenance fee for improvements every 5 years. I have stopped paying. They have just sent an invoice threatening to send it to collections. I want out! what can I do? While in Acapulco in April, 2008 we traded our Florida Timeshare and $9680. for Mayan Resorts ACA. It's over 2 years later and we have no deed or title to our Acapulco transaction and they still haven't recorded the deed for our Florida timeshare. With the first timeshare still in our name, we are responsible for the taxes & maintainance fees. We have an equity exchange agreement along with the other documents. I would like to have these contracts cancelled, get our $9680 back and stick with our original timeshare. I do not trust Mayan Resorts. I talked to this "Jenny" from Mayan yesterday and she said there were 20 other owners that didn't have their deeds recorded. She said she will be emailing me a document to fill out. I don't trust anything they do or say, I don't want to deal with them because I don't trust them. The employees and the owners should be kept in jail.

My husband and I purchased a two bedroom master suite; red week; 1 registered week; 1 vacation fare week; as an investment -- clearly stated on the form The Mayan made us fill out at the end of the sales presentation -- in June 2009. Our representative, Uli Janke, assured us she had several weeks that she re-rented strictly as an investment for income. Uli even told us that of the rental companies given to us on a list provided by the Mayan, AIMS was the one she used and had never had any problems with. As soon as we got home we started contacting the rental agencies on the Mayan list. Two of the listings were no longer in business; one agency went on and on about how we couldn't trust the others, how they changed their company and personal names to confuse and keep scamming; one offered us a very simple, straight forward contract and assured us they would have no problem renting our weeks out (Regal); and AIMS assured us that if we paid the $499 VIP fee they would guarantee our weeks would be rented out and we would have our money within the first three months of each year. Because of Uli Janke, we went with AIMS and paid for the VIP membership. A month later they billed us $39 for "marketing" as they put it. And when we asked where our contract was, that they had said we would have by September, they said another would be mailed but that they had not received the first one back. To this date, May 21st, 2010, we have not received a contract, our weeks have not been rented (they told us to expect payment in March and then when we didn't receive it, we had to call them to find out why not and were told, vaguely, that the renters had canceled), and each and every time we call we are told something about new marketing or "we have someone interested," or "pay your maintenance fee and reserve a specific week and we can rent it for you faster" (we did that with one 2009 week and they still haven't rented it out and even had the gall to say they never told us to reserve a specific week). Now we have a company, Vacation Solutions Network, that says they want to "buy" our weeks for the next six years and will pay us a lump sum of money once we have signed the transfer papers. That is once our contract has been approved by their title search (which we have to pay for prior to receiving any money) and is approved free and clear, we will receive our lump sum xxx amount of dollars per week x 12 weeks, 3 - 4 weeks later. They state that they will pay 50% of the title search and that all fees, maintenance and title search, will be reimbursed to us by the renters. They say they are not a rental agency, that they are a liasison for large corporations planning conventions and need to have several weeks over several years to bundle for these corporations. Since we purchased this timeshare strictly as an investment, never intending to use it ourselves, we are very frustrated. Don't want to think of our money as gone forever and once the 5-year maintenance free addendum lapses, we do not want to pay for something we won't use. We were suckered in once before back in 2005 with the Mayan but fortunately had enough time left in our vacation to take everything back within a day and get our money refunded. This time Uli Janke was so smooth and convincing -- lured us in with "10 burn weeks a year through HSI" and breakaway weeks (which we said we'd never use), she even gave us a mexican cell phone to call her with questions and picked us up to drive us to Playa Del Carmen when our doubts were getting us ready to back out again. We called out our questions on the contract, reitterated statements made to us that were not referred to in the contract (even did this when the sales supervisor or closer was going over the paperwork) but never got satisfactory answers. We relied on Uli Janke, thought we were pretty good at judging people. Guess she showed us how easily we could be persuaded. Never, Never, Never attend a time share "90" minute presentation!!!!!! Especially at the Mayan! My brother is in real estate and has had time shares for the properties the resort he works at as well as its exchange companies and has never had the experiences we have had. Hello, I was wondering if you could help us with a dilemma. This past December my wife and I were vacationing in Cabo San Lucas, Mexico. We were pressured into buying a timeshare with RCI. We feel that there were some aggravating circumstances and would like know the legalities of contractual and breach of contract proceedings. Some of circumstances include, the drinking of free alcohol provided by RCI before signing the contract, the verbal contract (contents discussed at the table) were not included in the contract itself, it has taken months for RCI to activate account, excessive credit card transactions took place on behalf of RCI (we signed three credit card receipts, RCI ran five transactions), poor customer service and paid way too much for the property. Additionally, my wife is currently in active duty officer in the United States Army who has issued an order not to travel to Mexico. The State Department has also issued warnings. We put a down payment on the property $17,000 and owe approximately an additional $31,000. We have not spent one day in his timeshare. We like to get out of this contract.

Bought a timeshare with Grupo Mayan in October 2009. They recommended that we deal with Imperial Property Management to have the timeshare rented. It appears Imperial Property Managment is not legit? I understand that you represent people who are seeking to having their timeshare contracts voided and their money returned. I filed a complaint with Profeco two years ago and never heard anything. I own a timeshare with Grupo Mayan, two weeks of Grand Mayan usage. When I bought, they told me that I had to waive my 5 day rescission period so I didn't attempt to back out of the deal. Later on I learned that Mexican law doesn't allow such a waiver. I would like to get my money back.

I have owned a Mayan Palace red week for five years and have not been able to rent it at all. I have been ripped off by three different ad companies and still I am stuck owning this peice of crap. They told me that I would have no problem renting it and that I would hahave greater trading power all not true. I know it has been five years but I thought I would get your advise.

We just returned from Cabo San Lucas - and bought (oh my God we are just sick about it) a vacation membership with Mayan. We looked on the website for the promised deals and they were not as promised. I have emailed them requesting a rescission of the contract - it has been 7 days, but 5 business days. We have paid $10,000 usd. Last week, while still in Cabo, we called and emailed some questions - smelling a rat - and they responded but only partially. We said, at that time, that we were considering rescinding, so hopefully that notice within 5 days of the transaction will toll the contractual rescission date. We are desperate to get out of this deal.

We attended a timeshare presentation at the Mayan Palace recently. We were told many things that convinced us that we would be interested in purchasing their product. After we looked over our paperwork and checked out Holiday Systems International on the internet we realized that we had been misled about them renting our unit and we would receive $700 usd once a year by doing so.

We have nothing but the memory of the scratch paper that was all written on. We do have a Trade in agreement with Travel Around the World, Inc. in regards to our relinquishing our one bedroom unit at Villa L´Auberge in Del Mar California. It was also our understanding that we would be receiving a welcome package a few days after we returned from our visit at the time to send them the Deed to our timeshare that has not happened.

We have only received a payment booklet and address labels. We were also told we would be going through Stewart Title Company and that we would receive a Deed as we have had with 2 other timeshares that we own and have not had any problems with them except that the maintenance fees keep increasing every year. Uli Janke, the sales rep. said she would call us a few days later after came home and she has not. We were told that we would not have any maintenance fees, yet we have and Addendum to contract (waiver of mandatory maintenance fees) but the document states that Maintenance Fees must be paid upon use of the weeks.

We were trading them our Del Mar Timeshare to stop the maintenance fees, we also were told that we could not return back to Mayan Palace, EVER, which at the time was not a problem. All of this has been extremely upsetting for us.

On august 2008 I checked into the Mayan Palace Resort with my family  for a one week vacation. We booked the stay with RCI using our banked week of vacation ownership at Harbor Hill Resort in Cape Cod, Massachusetts. Shortly after checking in at the Mayan Palace, we were approached by a GM representative, who asked if we would like to attend a special “owners” presentation, lasting 90 minutes for which we would receive free breakfast and 10% off our hotel bill. We accepted the offer and contacted the GM representative, who scheduled the presentation foe the following morning at 8:45 AM.

The next morning we checked in at the presentation area at the Grand Mayan, where we were scheduled to meet a GM sales representative. A few minutes later we were greeted by Dorothy, she asked us a few questions about our current timeshare situation and employment status, then accompanied us to breakfast.

After breakfast, we returned to the GM sales area, where the hard sell began. Using hand written notes on scratch papers, Dorothy explained that GM could arrange the sale of our timeshare in Cape Cod for far more than it is worth on the US market. She told us that wealthy Mexicans are eager to pay high prices for real estate in the US because property owners can get a US visa with no problem. It sounded like a reasonable explanation, she asked a GM worker to find out how much our current timeshare property was worth. He came back with a faxed confirmation saying they could sell the property for $15,300 usd. This was very attractive to us, as we knew that if we tried to sell our timeshare in the US, we would not get even a third of that price.

At this point, the “90 minutes” presentation had turned into 5 hours and we were eager to make a decision and get out of there. The whole plan sounded like it made good financial sense and we ultimately agreed to the terms we were offered. Dorothy escorted us to the GM offices at the Grand Mayan, where we met a male representative, signed a number of documents, and that was it. We were new owners at the Mayan Palace Regency Vacation Club.

It was not until we returned home and tried to deposit our weeks with the sales/rentals agency (Alliance Integrated Marketing Systems AIMS) that we suspected that we had been lied to by GM. AIMS told us we needed to pay a fee of $499 usd before they would proceed with the sale of our timeshare. AIMS sent us an email which outlined the documents they would need in order to sell our timeshare. We sent them the documents in early September, to date, we have not heard anything from AIMS.

I called AIMS several times to ask about the rental process, their explanation was very complicated. They instructed me to call GM and say I wanted to deposit my week for a week at a GM resort in Feb. or March, GM said we could not do that. After many calls and several hours time, my frustration turned to anger and suspicion that I had been scammed and misled into buying a GM timeshare. It was at this point that I decided to do an internet search about GM, the search found countless instances of people being lied to and deceived in the same way we were by Grupo Mayan

It was in Puerto Vallarta, Mayan Palace...2004.  Thought I was savvy to high pressure but those sales people with the big smiles, the coersion, the hours of promises of yearly rental income...yes, I bought.  Might as well burn $13,000 in a fire.  Now, it's five years...maintainance fee has gone up to $561.27.  They want that amount for renovations and two months later, the same amount for the yearly fee.  I'm now divorced, live on the east coast. Flights are about $800 to get there...I really cannot afford manditory vacations.  They should be a joy not an obligation.  Don't quite know what to do.  Gave $400 to Vacation Register to sell my unit...that was a year ago with nothing to show.  I WAS STUPID.

We signed an agreement with Royal Holidays Club at the Park Royal Piramides in Cancun in August 2009. When we returned to the UK we tried to cancel straight away but didn\'t realise  Mexico only had a

5 day cooling off period (not mentioned by salesman) We were 1 day out. I have tried to ask to cancel but no luck. We were promised numerous things such as free criuses, discount air travel, unlimited 5 year holidays to Mexico and others. We have paid 1 payment and will be paying for 5 years for things we can\'t use.

Mayan Palace Timeshare. I wrote email within 5 day window to cancel and saved copy of email. I notified my Credit Card company. Mastercard also.

 We were defrauded by the Grupo Mayan in Puerto Vallarta/Nuevo Vallarta last year.  We were promised all the same things they promise everyone else.  We tried to cancel our contract upon our return to Texas, but instead they offered to exchange our purchase for a smaller unit for less money.  We have paid them in full, but are still sick from the whole experience and do not even want to have anything to do with them.  Is it too late for recourse?  Do they ever buy back their time shares with a total refund?  Can we recover the $18,000 we spent on this scam?

2004 we purchased a time share at mayan palace in cabo however the unit was never built  we are out 35000 dollars and we can never get into the grand mayan  in cabo

Visited Mayan Palace resort in late August 2009. Went to an \"owner\'s\" presentation on 8/23. We bought at Mayan Palace based on misleading and dishonest information, we were blatantly lied to. Here is a list of what we were promised and are discovering are lies:

--Guaranteed sale of our American timeshare through AIMS --Guaranteed rental and rental income of Mayan Palace units at inflated prices --Promised that purchase and rental is a great investment that could \"be profitable:.

--Promised 15 extra weeks to use over 25 years --Not told of 5 day rescind period --Conflicting and confusing information regarding how to rent/exchange weeks.

Upon return to the US and subsequent internet searches, we discovered that many people have been scammed and lied to by Grupo Mayan.

We put a deposit of $8400 on an AMEX card. The balance of $15700. has been billed and is due on 10/23/09. We would like our deposit refunded and our contract canceled.

Our issue is with Mayan Palace in Mazatlan.  Our purchase was contingent on trading three of our owned timeshares. The sales staff claimed to have arranged sale of our timeshares at the guaranteed price of $28,000.  We were given a USA phone number and address to mail our deeds upon returning home.  We were told this was a \"done deal.\"  However, upon contacting these people, we learned that they knew nothing of us or any sales agreement by Mayan Palace. 

We were unable to get our contract cancelled, or our down payment of $10,990 returned.  Our contract was signed on February, 2008.  Extensive communication ensued over many months, including a statement showing a balance due of $20,410.  Mayan made various offers, all of which required additional money from us.  We have not sent any more money. Our research and experience left us feeling scammed.

 I signed a contract on 9/6 to purchase a timeshare at grand mayan. I returned to their office on 9/8 asking to rescind my contract and again was convinced that in order to sell my existing timeshares I can do it by buying this new one.  Since the contract was amended w/new pricing, does this qualify as a new contract?  I contacted grand mayan on 9/13 (exactly 5 days from the amendment date) and was told that I could cancel the new contract but would be accountable for the 9/6 contract.  Is this true? has this new amended contract cancels the existing 9/6?

I went to Cancun, Mexico on April 14, 2009 and at the airport I was approached by someone who said he had transportation information and information about the area. Then he offered discount tour tickets and said I would be under no obligation for anything and all I needed to do was to go to a 90 minute presentation he said was not a time share presentation. I went to the Mayan Palace for the presentation which turned out to be high pressure sales pitch with several people convincing me to purchase a vacation club membership. After being convinced by so many people I signed the contract and once I got home on April 18, 2009, I realized it was a scam all along. I would like to cancel my contract.

Mayan Grupo opened a credit card and took $6000 down payment.  Said would sell off a timeshare we had  to pay their cost.  Told them if sure they could make it happen, was ok, or would hurt us.  Said their people could make it happen. They didn\'t, never go Mexicao again. They sent a Settlement Offer with weeks at HSI. So I started investigating what that would be.

Found complaints about them too, but also found you help people out of this mess.  Just like to break all ties and recover what is owed to Crdit card company.  I lost my job, husband is retiring and the fees are killing our credit rating.
