Common Complaints:
• Salesperson offers a guaranteed buyout of a previously owned timeshare through one of their resale companies. Their resale companies have in house representatives and make the impression that they are one company. Luxury Vallarta Rentals was the former company, but that company has gone out of business, so they are now referring clients to High End Rentals. The difference between Grand Miramar and other resorts is that the broker fee seems to be paid through Grand Miramar directly, and is often a much higher amount (ie. $3000 - $5000)
• The salesperson offers in house financing at a low introductory rate. When the client returns home they realize that the financing is actually a Bank of America visa card, which has been charged for the full amount of the timeshare. This is Grand Miramar’s method of ensuring that they get paid in full for the timeshare. Bank of America is typically unresponsive to disputes as a valid contract has been signed.
• Some clients think that they are purchasing a Grand Miramar contract, when in fact they are purchasing a Platinum Access Marketing contract which does not seem to have the same rights for owner's as a regular timeshare contract.

My husband and I were scammed by Grand Miramar as well on our visit in November 2010. We too, are out $10,000. Thought it was just us. Unfortunately it isn't. Sadly I must say I am a "bit" comforted to know that we are not the only ones who have been ripped off. We did try to file a dispute with our credit card company. They said they contacted Grand Miramar and were told we had entered into a legitimate contract. Don't even know who we could contact in Puerto Vallarta about this problem. Afraid to trust anyone in that city.

I have been scammed in a slightly different way than the others that I read about on your website. We did not buy timeshares, but, got taken by the promise of selling our current timeshares, or for some of the others in my group, by the promise of renting weeks for them. My situation started by a person at the Grand Miramar in PV...named John Monte. We are out a substantial amount of money by credit card, as well as, wiring money to companies called Property Marketing Group and International Closing Company.

I purchased at Grand Miramar about 1 year ago, baught 47,500.00 for a one bedroom master suite and signed up with High End Rentals so they would sell my existing membership at Pueblo Bonito in Cabo for 23,000.00. I was attended by a gentleman that goes by the name of Rome, he was very serviceful and polite but promised my timeshare would sell from 90 up to 300 days but never happened. I contacted the Grand Miramar and was told that High End Rentals was an outside company and was out of buisness, got a little sceptical right there. Then they reffered me to a company by the name of My Vacation Broker in Texas they told me that they had a buyer looking to by my Pueblo Bonito, I sent them copies of my paperwork, they wanted me to pay some taxes so they could release my property and I refused. Well enough after 3 weeks of negotiation with this company they sent me an copy of the wire transfer redy to be sent to my account, I sent them the original documents of my property and got 20,700.00 US for my timeshare (10% less for My Vacation Brokes commision) It was the best thing that they could have ever done. A lot of people have been left hanging, but they really pulled through for me. And I will gladly come back and thank Rome and Mike the best broker of My Vacation Broker. Thank you.

After reviewing our contract and reading some of the letters from other victims, he has ask us to contact other victims and see who may be interested in a Class Action type law suit. Was scammed in Puerta Vallarta by Grand Miramar. We are out over $40,000 plus interest plus maintenance fees. And they never performed to the terms of their written contract. They promised to buy 3 of our timeshares within a 300 day period; never happened. Holiday Vacation Management is still contacting me...they say they have a buyer and the money, but need money from me to pay Mexico VAT taxes. I won't send them a dime!

I was scammed by GrandMiramar. About 35,000.00 and was promised that High End Rentals would sell our Mayan Palace Time Share and Rent Grand Miramar 1800.00 for 3 weeks a year. High End Rentals went out of business. Went back to Grand Miramar to confront manager about scam and he said yes high end rentals is out of business and we are referring our clients to My Vacation Broker. I met a person at Flamingos in Nuevo who just purchased at Grand Miramar and signed a contract with High End Rentals Letter head. He was told they are a ligitamate company. I confronted the manager about it and he was speechless. He new I had goods on him... There is enough people all over the world who have been scammed by these people. Something has to be done.

On August 12, 2010 we visited Grand Miramar Resort and Spa, owned by Disyga, S. A. DE C.V. We toured the property and over the course of about 5 hours we were offered a preconstruction membership for a one-bedroom master suite. The membership is for 4 weeks usage per year at the resort.
During the course of our negotiations, the sales manager offered us financing through Bank of America Visa with an introductory rate of 2.99% for the first 7 monthly statements. This was the first of many very attractive features of the purchase but the most important was the “guaranteed buyout” of our timeshare at Hacienda Del Mar in Cabo San Lucas, MX for the written price of $24810. The sales person – an American named Jerry Forney made mention a few times that Bank of America’s presence proves legitimacy in the sale and that most of his customers take advantage of the low cost funding. I must admit that I was fooled with this key confidence builder – that Bank of America was offering financing.
Our assumption was that if the buyout did not occur within a few months, we could unwind the down payments we made through Bank of America for $24945.40..
So, at the time, we were made comfortable that if we had free and clear title, we could expect our buyout check in the mail within 30-60 days. I emailed the documents to Grand Miramar’s real estate broker – Highend-Rentals within 4 days of returning from our trip. I was reassured by phone calls and emails that all our paperwork had been submitted in perfect order and we could expect the $24810 as promised.
As the months went by, we did not receive our buyout and had heard nothing. We began to feel very uncomfortable and I wrote a demand letter requiring our buyout. After that I continued to receive phone calls and emails from Grand Miramar, that all was still OK. They again promised that we would be sure to receive our buyout any day soon.
On December 15, I received an email from a broker in Texas – Royal Sun Resort Resale that a corporate buyer was ready to go to escrow and that there were some fees that they were willing to pay. Those fees would be added to my sale price in order that we would net out our contracted amount. Only catch was that Royal Sun wanted me to pay the escrow fee upfront. Right then, we began to lose complete confidence and referred the matter to our attorney. His advice was never send any money in advance and research and demand to know the identity of the buyer. At that time, with an online search, I read complaints from Americans and Canadians that had claimed they were scammed by Disyga, S. A. DE C.V. and Grand Miramar just as I am reporting to you above. It is at that time, we realized we too were scammed.Bank of America knew or should have known that Grand Miramar Resort and Spa and Disyga, S. A. DE C.V were fraudulently inducing customers to buy these timeshares and using their credit cards to fund down payments or paid in-full purchases of those properties.Grand Miramar Resort and Spa and Disyga, S. A. DE C.V have defaulted on our agreement.

The question is what are we going to end up with. We love our timeshares, but will we end up with anything at Grand Miramar. Can we all get together and do something? Can we organize something?

We were scammed by Grand Miramar in Puerto Vallarta. They had promised through Luxury Vallarta to rent my one BR unit. L uxury Vallarta quickly went out of business and Miramar did not secure the contract with High End Rentals who took over for Luxury Vallarta. No rental ever occurred. No phone calls were even returned. Maintenance fees were to be paid by the rental income. Now Miramar wants us to pay the maintenance fees when they never delivered on the rental income.

Same thing happened to us. Deadlines passed for all of the money that was supposed to be paid back and they blame it on the government. "Holiday Vacation Management Ltd" and "JRM Escrow Financial" are the companies that are supposedlt working with us. They aren't in any yellow pages and have strikingly similar websites.

I was contacted by Royal Resorts Timeshare as to resale of time shares that the Grand Miramar told me would be sold as part of my purchase price. I have given them and Millenium Escrow $38,000.00 for escrow, sales tax, & 50% of closing cost. They had the correct price that Grand Miramar quoted me so I think that Grand Miramar, Royal Resorts Timeshare Resales, and Millenium Escrow are all working together to scam additional money after scamming the money that I paid for Grand Miramar.

With all the complaining we have been doing I must say that it is the cleanest place we have ever been. They clean the pools everyday along with everything else. The people are very kind and helpful. Although the construction is going on all day till evening, at least that is a good sign....they are very busy. This is the off season so there aren't many people here but we are taken care of.

We purchased 4 weeks vacation at GM and were contracted through Luxury Vallarta Rentals that we would receive $1400 US dollars for each week we didn't use. It seems as though everyone else was told the same thing but with different amounts. We learned tha LVR went out of business and that GM was trying to find another rental company to honor the contracts. We have not received even $1 for the 3 weeks of rentals that were promised to the tune of $4200 US dollars total for the 3 weeks. We are currently staying for our one week and have talked to customer relations who told us that they were working on getting another rental co. to honor our original contract. We are not optimistic about any positive results. We feel scammed just like everyone else. On a bright note about GM, the food is good and once you are here they try to accommodate you. But the construction noise is a bit much at this time. It is disheartening to here all the complaints.

We were approached by some people offering free gifts to go to a 90-minute timeshare presentation. We were told that we would be making one of the best investments. In actuality we were taken advantage. We were led to believe by high-pressure sales tactics, that this purchase was a once-in-a-lifetime opportunity, and that rates would go up if we did not purchase today. Were told we would pay interest only on a $20,000 2 bdrm "foreclosed" which we showed at the Miramar, unit until our timeshare was sold. Filled out an application to BofA (we thought for credit check) and they put thru the $20,000 plus other fees, called the bank and they said they have no foreclosure, and that we bought a timeshare, Miramar says no you didn't buy a timeshare you have a rental agreement.

Timeshare companies are now selling a buy back product that is a scam Lloyds Share, a US company is offering this bogus buyback. It is not LLoyds the insurance company, the timeshare client still responsible for all costs and they charge 7% of each sale. It is just a buy-back scam. Grand Miramar is one of the companies offering this product.

We signed up for a presentation of Miramar and were told it would be an hour and a half presentation. When we got there, we were asked to sign a form saying we would give them 5 hours of our time. When we politely protested we were treated very rudely and almost felt as if we were being strongarmed into signing this form. After the protest, we were waiting for someone else to come to our table and the couple next to our table came over to talk to us having obviously heard our protest.
