Apparently CV has now sold so many more units than what I was orignally told that I can no longer reserve a unit that is beachfront or even ocean view. Originally there were 8 beachfront units and now there are only 4. Plus they now have a new sales system wherein anyone who buys receives points and the points can be used for any unit so everyone is using their points for the more expensive units of which mine is one. Needless to say I am frustrated as I can't even book my unit.

We purchased a timeshare at Cabo Villas. 3 business days after purchasing, we decided to cancel. Mexican law allows for cancellation no. After what the timeshare place says. Notified Adam of intent to cancel. Adam advised that we were not able to cancel. I contacted the Mexican Profeco and presented my case. They advised that I was within my rights - by Mexican Law - to cancel. I told Cabo Villas I was canceling my timeshare, called my credit card and explained situation and advised I was canceling the deposit amount. Cabo Villas disputed the cancelled deposit. I forwarded everything, including the correspondence with Profeco, and won my dispute. this place is a rip off. While the salesman was showi g us around the unit that we wound up buying that day, we were snapping pictures of the place and one of the pictures CLEARLY shows the salesman giving us the finger! The place is a rip off run by jerks and shady salesmen.

Oh cabo villas, how did it start? My wife and I stayed at an all inclusive resort Ru santa fe (spelling) were talked into a timeshare after attending there presentation, and oh boy, this is going to haunt me for years. We paid 17K for this t/s. It is a nice room, we stayed, but the maitenance fee is 700, and the last time we went they wanted more money to "upgrade" to be a part of the diamond resorts. The first guy said no pressure, another lie, and we said no until we were blue in the face. They called me again, cabo villas, about 3 weeks ago and said they could rent or sell my until for an up front fee of 399, PLEASE! The lies and money grabbing never end. I wish I had never bought this t/s. Probably one of the worst financial mistakes we have made. Yes, we did make a mistake, and as many of us have said, they ply you with food and drinks while applying a lot of pressure. They should be exposed on 20/20 or something. Anyway, I hope this helps somebody. Dont go to their presentations!

Purchased a Cabo Villas timeshare last year and made a substantial downpayment and paid the monthly for a year and decided that we cannot afford the payments any longer.
Wrote Adam Clapp the administrator and South Hill Finance company (a Canadian firm) a letter of cancellation. Southhill Finance and Mr. Clapp responded back that I cannot cancel the contract, and Southill Finance threatened us to send us to collections.
During the sales presentation, they promised us a 7 day Alaskan Cruise that got watered down to a 7 day Mexican Cruise that we have to pay out of our own pocket.
I now realized that I have been sucked into this whole deal and it is a scam.
What are my options at this point? I do not want to keep my membership with Cabo Villas since I am insolvent.

Como puedo cancelar un acuerdo de tiempo compartido con Cabo Villas aún no lo termino de pagar. el acuerdo e spor mas de veinte mil colares y solo he pagado siente mil. esperaba poder recibir algo de dinero como para estas fechas y poder terminar de pagar, pero las cosas no salieron como lo contemplaba. A mi tambien me dijeron que con dinero que iba a ganar podia pagar la membresia y todavia tener ganancias, me siento presionado y no tengo ningun plan alterno, no tengo para pagar un abogado y ya excedi el periodo dictado por la ley.

I have a Cabo timeshare I would love to cancel. They lied us and we feel very frustated. We have been paying on it for the last 4 years and will have it paid off in Nov. I havent paid the 2011 maintenance fee yet and would like to cancel it before i have to.

Estamos muy eneojados porque nada de los qe nos prometieorn, viene en nuestro contrato.Fuimos tontos al no leer completamente el contrato cuando lo firmamos , pero de verdad que estas perosnas abusivas, no le dan chance a u no ni de ir al baño. muhco menos de leer el contrato, porque uno se da cuenta de todas las mentiras que le estan diciendo. I'm sure you've heard a dozen times, in 2006 my husband and I were presured into this timeshare and we have felt helpless erver since. They convinced us to open a credit card account to pay for the contract,and needless to say we have never been able to pay the c.c acount off and know they are referring the maintenace fee to a creditor.

My husband and I along with my another couple feel we are victims of fraud in buying our timeshare. Much that you say in your articles about scams has been true for us. We feel we can trus no one. Our case is that we bought in November waiting for all the information in mail and then getting suspicious of the sale started to make inquiries. We all need to write letters to the dispute departments of the credit card companies. The more compliants they get the greater the chance they will reverse the charges when a victim files a dispute. If there are enoiugh they will cancel their merchant account. Even if this is not your credit card company or you did not use a credit card in your scam. This will help everyone, fight back.

I have owned my timeshare since 1997 and it was fine until 2009. I stopped being able to rent it out to cover the maintenance fees when the economy turned bad. I paid "Timeshares Only" to sell it or rent it and have not received a single call or inquiry. I keep receiving direct mail now from "Simple Solutions" and other companies which I assume is another scam to simply take over the timeshare and not pay me anything.

It has been very difficult for us to make the payments and we think that it is better if we cancel the membership that we purchased at Cabo villas. We shipped via United Parcel Service (UPS) the original signed cancellation letter and all of the contract paperwork marked through and cancelled.On March 31, 2009, April 1,2009 and June 17, 2009 we sent emails requesting a status of the refund of our deposit. Cabo Villas Beach Resport & Spa never responded nor refunded the deposit.On June 23, 2009 I phoned Cabo Villas Beach Resport & Spa and spoke with Adam Clapp. At first he said they didn’t have the money, that he’d have to talk to the company accountant, but would not tell me who that was. Then he said that they were going to charge us for the free night we spent at the resort in a room that was out of service for electrical maintenance but wouldn’t tell me what that amount was. We had also returned a coupon for free nights.... The conversation became very heated and I begged him to return our deposit – to do the right thing. He said that I was going to have to go through Profeco to get our deposit back. I had hoped that after Adam calmed down he might do the right thing but to this date we have not received the refund.
More than two months working through PROFECO resulted in them agreeing that our deposit was what the free night was worth. Personally my experience with PROFECO was very frustrating and feel that they are either corrupt or unqualified to perform the job they are employed to do!

We purchased (after 8 HOURS) of badgering by the timeshare salespeople only because of the supposed 'opportunities' to rent our 'extra' weeks etc...similar to others' stories. There has been no end of challenge and difficulty trying to rent out and it's a total marketing scam. We actually love the resort and staying there is delightful. We gave up on ever trying to recoup the cost by rental unless we are able to send a friend for a vacation or something. We just go to enjoy in a familiar, well-appointed environment. Would I ever buy a timeshare again...NOT ON YOUR LIFE...but we took the plunge and are making the best of it. Mexico is beautiful and the people are fantastic...and we have a nice resort to stay at (and as members we get good rates when we don't use one of our weeks! If you really want a timeshare, with Cabo Villas or elsewhere, there are many GREAT deals to be had on ebay from folks who just want to unload and put the experience behind them.

Purchased a 2 bedroom week July 2005 from Cabo Villas for $1900. We told the timeshare people we were not interested in returning to Cabo so they over us a deal where we paid 1900 and were guaranteed that when they rented out the unit we would probably receive around 2400. We declined then they offered us an additional week for free. We told them we already had a timeshare with RCI were not happy with paying expensive maintenance fees. Then they offered for the cost of $599 to get us out of the RCI timeshare , just bank the weeks with them and we would get vacations for $99. No problems ever. We sent in our voucher for the 1 week that they were to rent out Aug 2005. I contacted them and all they said was we have not been able to rent it out, but you owe us money for yearly fees etc. For what!!!!!!!!!!!!! I gave up for awhile and just recently contact Global Vacations and Cabo Villas. Cabo Villas send us to Global Adventures and they claim they know nothing about the $1900 I have them. And why did I not contact them all these years . Just getting the run around. guess we all financed the building of this complex with nothing in return.

I just got back from Mexico Cabo San Lucas tonight and I think I have been a victim of timeshare fraud at Cabos Villas. Can you please contact me immediately as I signed documents on Saturday and was told I have a 3 day right to rescind the contract which expires tomorrow but I have no paperwork that says I can rescind.

Cabo Villas sold us a timeshare. When we wanted to use it we were told our timeshare could not be used until 2010 and paid over $1200.00 maintenance fees to rent a unit. Upgraded to a 2 bedroom and left check for $2500.00. we placed a stop payment because when we rwanted to rent were told nit was booked and we could rent another unit for the applicable maintenance fee. They say we have to make $2500.00 check good or turning us over to collections. WE WANT TO CANCEL.
