We are having problems to reserve our weeks at royal holiday , we tough that the resort it is so  beautiful but every time that we are trying to do a reservation is always full, we tough that there is no case of  paying something that we never going to use. We been having this problem for 3 years we are not going to allow to happened again, so instead of paying this membership we rather buy another one where we can use it , every time we want it.

Hi, I am a canadian citizen caught by royal holiday in Dominican Republic. I know you do not handle cases in Dominican but all the companies I have contacted to help me cancel are asking me for an upfront fee.

 I do not want to pay anymore monies upfront but seems like you are the only company online willing to work on a contingency basis. Do you know of a company that can help me with your same fee structure?

Our timeshare seller told us that we could rent out our weeks each year for a minimum of $4,500. He promised that by renting out our weeks we would have absolutely no out of pocket costs for  years. At the end of 6 years, we would have a timeshare that was mostly paid off, with no cost to us. That was when they asked for a credit card, just to check if we were qualified for the wonderful deal that they were offering us. They returned with a credit line that they opened in our name.

I was surprised why that timeshare hasn´t rent yet because the seller told me that renting a Royal Holiday timeshare was really easy. We purchased a membership at Royal Holiday and we sent them an email because we want to cancel the membership because they charged our credit card twice. When we returned home after purchasing the membership, we saw the two charges and we called to confirm with our credit card company.  They confirmed with us that the charges were right. Royal Holiday formulated a really a dishonest way of taking our money by charging us double what we thought we had agreed to pay for the membership.

I was promised that my two old timeshares from California and Cancun  would be sold   for $ 42,000  within 120 days . I made a payment for $ 17,000 and I paid the rest  of the membership 3 months later, at the time of the presentation the seller told me that the money of my trade in it would be used to pay my membership at Royal holiday, I  called him and he told me that it was a  very difficult  season and  the memberships had not been sold yet but that in a maximum of 6 more months  it would be sold. No sabemos cómo fue que caímos en esto, pero lamentablemente compramos una membresía, estoy impresionada la manera tan tonta en la que caímos ahora que lo veo detenidamente y leo miles de comentarios e historias como la mía me doy cuenta de lo que compre realmente, es fácil que en estos tiempo tan  difíciles uno caiga tan fácil y más si le ofrecen una oportunidad tan buena, por favor tengan cuidado cuando vayan a este tipo de presentaciones y les platiquen sobre rentar sus semanas, son una total estafa y  JAMAS pague a una empresa para que se las vendan perderán aún más dinero nosotros lo hicimos y estamos muy arrepentidos.

We went to Park Royal Cozumel June 2010 and paid in full for 30,000 points. We were told a lot of things, but after signing the contract and reading through the book and all the internet postings we decided we probaly had been scammed. I  had problems trying  to contact  the salesman that sold me my royal holiday timeshare, I sent  him an email because I have some questions about the selling of my timeshare. Royal Holiday in Cancun promised to buy our Kauai, HI properties in exchange for our purchase with them. They have yet to take possession of the Kauai properties. I have a document stating they were to do this within six months. their transfer company called and asked $2.800 for transfer. I initially purchased  a 15000 point contract in 1999 and in 2002 upgraded to 60,000 points.  I now have a fully paid 60,000 point Platinum contract with Royal Holiday.  Initially I was able to use my points and did so through 2007.  After 2007 the ability to book a hotel or a cruise seemed to vanish and I transferred my points into RCI for a couple of years, but ended up losing them when I couldn't find a suitable vacation spot.  I stopped paying annual dues in 2009 and have been getting dunning letters since then.  I told them they are not offering what they said they would.  I can book my own vacations for about the same cost as the annual dues and can go where I want to go.  When I tried to book a vacation with RHC they were always already full, or directed you to an all-inclusive resort needing a bigger payment.  Their cruise line option also seemed to disappear (I had used my points one year for a cruise).

I have no intention of getting caught up with past dues and regaining points for those years, as the value is not there.  Is there any way to obtain a refund on the unused portion of my 30 years.  I have used 9 years of the 30 year agreement.  At one time I had calculated the value of the points to be 2 1/2 cents each based on what I paid for the 60,000 point contract, so for an unused 21 years @ 60,000 points /year, the unused value is $31500.

I´m looking for my full reimburse of $5,325 , we were invited to a presentation in Royal holiday, the salesman told us that if we purchase a membership with royal holiday we will receive money by renting our weeks to pay our maintenance fee and we would receive earnings.  He told us that royal holiday would be a good investment. We bought a 15 week time share for use every other year, starting 2011 and ending 2039. We start paying $650 maintenance the years that we have our week. We can choose from weeks 15-45. We apparently have a one bedroom with two bathrooms, max occupancy of 5. I have now been in touch with Realty Properties, who want $695 up front to list with guarantees, Timeshare Relief, who want $3495 up front to take over my time share, and both seem to use the same high pressure approach that the timeshare sales people used (three people over five hours.) Can anybody be trusted in this blury industry?

We definitely have an issue with timeshare fraud. We got suckered into a  Villa del Palmar timeshare. Then, when we complained about all our issues, they said they would take us out of that timeshare and put us into a better timeshare. At first it seemed to fix some of the issues, but we found that it is the same issues all over again. We want out of the contract and have now fallen behind on the payments as they are too expensive for us now. They are sending out account to collections and put a note on our credit score.

Tengo una membresia tipo Plata (12,000 puntos) en Royal Holiday Club, desde 1997 con 30 años de uso de la misma y totalmente pagada. Hemos ejercido 13 de las 30 semanas y restan por utilizar 17 semanas. El problema es que ya casi todos los hoteles en Mexico son con el concepto OBLIGATORIO del All-Inclusive lo que realmente no fue ofrecido en un inicio por parte del club. Hemos pedido la cancelación de este contrato y tener algún reembolso por las semanas no utilizadas y se nos ha negado de manera contundente. Hemos requisitado la cancelación sin reembolso y nos han amenazado que si dejamos de pagar se nos enviará a buró de crédito y afectarían nuestro historial crediticio. Esta situación es desesperante y no sabemos que hacer, esta compañía de la que es dueña Pablo Gonzalez Carbonel, es y probablemente será un dolor de cabeza para muchos turistas incautos.

i have cancelled within seven days and again on 2 occasions over the phone and via email as i live in dubai. i've had most of my conversations with Ms. Reen of Royal goan beach club (india- goa) Royal india holidays. Contract signed on 25 may - cancelled on YEAR 2010  -  31st may, 7th june & 14june , with email received confirmation receipt.

The collections department Ms Leena Says i cant cancell and the money cannot be refunded. She says there isnt a cool of period , while i was told at the sales desk that we have a 21 day cool off period.

But she is persistent and has even gone to the extent of informing me that the membership has to be paid up , and that if we dont she will send it to the reserve bank of india in the defaulters list.

now i plan to claw back my money thru the credit card company , will fill in the dispute form tomorrow. Do advise.

Is there a way to get out if a contract with royal holiday? I have tried to sell it back to them and even just asking them to take it back but they will not accept it. I have tried to sell this timeshare and even giving it away with no success. No charity will accept it and I am runing out of options. I will NOT pay the maintenance fee this year. We were misled into purchasing a time share in Royal Holiday, Cancun, Mexico with guaranteed return on renting out weeks that we would not use. The rights to rescind were not explained to us either when signing the contract. We did an extensive search after returning to the US and send the letter of rescind right away along with a copy to Profeco. We also worked with the credit card company to get the deposit back. The company has contacted us although they will not cancel the contract given that our rescind letter was sent on the 6th day. We are looking at options and would like to speak with you.

I signed a contract with Royal Holidays on March 31st, 2009. Paid some $5,000 CAN to date and didn't use any services or points yet. Would like to find a way to walk out since they are threating of affecting my credit and cannot afford that. I´m about to purchase a home.

In January, 2007, my father & mother purchased either a timeshare and/or 150,000 points in Mexico. They have never been back to Mexico and have never used it in an exchange. They do not have any deed or title documents. I have only a few pages from a promissory note for the purchase from Royal Holiday/Travel Experience. Possible timeshare resort names (taken from an RCI website) are Temptation Resort Spa Phase II (wks 51&52) & Oasis Viva Beach (wks 1&2). Do I need to have title or deed documents and is it too late to cancel their contract? Six payments are still due on their 30-payment loan, plus maintenance fees.

In 1997 and 1999 we bought total 5 weeks timeshare in penthouse Los Tules, Puerto Vallarta. They should last till 2020. We bought them for total 50,000.00 US$. While we were there during our first week this year, the unit was repossessed, and we and all furniture removed. Los Tules Management (Royal Holiday) moved us to another unit. We have copies of the repossession documentation as well as email correspondence with Los Tules Manager as well as original contracts. There are 25 other timeshare owners, of which we only know one more. Los Tules Management refuses to let us have the names and emails of the other owners. From a lawyer friend in Mazatlan we understood that Jalisco has unique laws regarding timeshares and we can let you have the contents of his answer as well. He also states that the law permits to sue the "operator company" as well. His letter does not sound promising. More than about the financial value we are upset about the injustice that this can happen in a civilized country. We wonder if you can use legal means to get the names of the other timeshare owners. Then it would be far more promising. There is a precedent with one previous repossession at Los Tules where the rights of the timehare owners were acknowledged at the time of the repossession. Not with this one, though, according to the manager of Los Tules. HELP!!!

We have a problem with Pacific Resorts in Ixtapa. We bought a Time share at this resort in 2000. we used it in 2004, 2006, 2007 and 2009. While we were there we signed a new contract on Dec 2, 2009. We signed this contract because we were told that our old contract was for 15 years and would be up in 2015. We were also told that they would buy from us our Royal Holiday timeshare and give us credit for it. When we returned home we scanned the documents for Royal Holiday and e-mailed them to Pacific. We found our original contract with Pacific and realize that they lied to us and that it runs through 2025 and that we didn’t need to buy a new contract to keep coming to Pacific.

Bought Royal elite/Sandos timeshare last Feb. More problems every day. First, have never received membership with affliate RCI. RCI has now apparently put a "hold" on Sandos and are changing things? Also, HSI (other affliate) refuse to bank unused weeks, do accomodation exchanges or cash exchanges. Royalelite has now said that they've had too many problems with HSI and recommend royaleliteexchanges.com to do exchanges etc.....(have found out for quite a high price). Something's wrong here. I signed a contract with Royal Holiday on Oct 28, 2009 while I was on vacation in Nassau. When I found that some of the things they had told me did not appear to be true, I sent in a cancellation letter on Oct 31. When I contacted Royal Holidays they claimed my membership still shows as active and they (Yasmin Gomez and Norris Rolle) told me thay they were not prepared to honor some of the items that were specifically specified on the addendum of my contract, including "Free airfare not exceeding $4000" which had been listed as included every year for 30 years. I am also disputing the deposit amount paid with MasterCard as Service not provided, since Royal Holiday will not honor what appears to be included in my contract addendum.

 

Attached is a scanned copy of the addendum. Would you please let me know what my options are? Does my addendum indeed entitle me to free airfare not exceeding $4,000 evry year for 30 years? If so, would an option be to sue Royal Holiday for breach of contract if they refuse to honor what is included in my addendum? If Royal Holday decides to accept my contract cancellation, should I be entitled to a full refund of deposit and closing cost because they are not honoring the contract?

 

It appears that despite all the things which have turned out to be misleading or plain false, it seems I may still have a deal that may be worth persuing if I can get all the items listed as included every year for 30 years. Without the items like free airfare every year, I would want to cancel the contract as it would no longer be a good deal for me.

I orginally bought in the Bahamas Royal Holiday, 1500 pts. for $ 12.200.00 Dec/ 2004 (it is paid). In Cancun on 9/11/09 we bought 35,000pt up grade. Paid $ 4943.75 down, financed $ 10,331.25 @ 9.90% for 5 mo yrs.Pmts219. En 1992 firmamos un contrato por dos semanas de vacaciones y porsteriormente en 1997 el plan se cambio por uno de puntos. Hasta la fecha no hemos podido librarnos de este lastre porque no sabiamos como hacerlo. Quiero la CANCELACION INMEDIATA de este contrato.

On august 2008, my wife and I took part in a sales presentation for a Royal Holiday membership at the Grand Oasis Cancun. It was to be an hour and half breakfast and in return we would receive a $100 usd certificate to be used for tours, and a free 3 days/2 nights star within the year. After spending almost 5 hours with a sales person we came to the terms and signed a sales agreement with Royal Holiday that was to be only a 7 year trial membership and NO annual fee for $8500 usd.

Upon leaving the sales office located in the hotel lobby, we reviewed the sales agreement in more detail. We also reviewed the Royal Holiday materials  that were only given to us after signing the sales agreement, the $8200 usd had turned into $29700 usd.

My wife and I decided to submit a written request to the same office to cancel the sales agreement. This was done on august 2008. We kept a copy and gave the original request to a Royal Holiday associate named Mirella. We informed her we were checking out that day and checking into another hotel for the rest of the week. We asked Mirella if there was anything else that needed to be done in addition to the written request to complete the cancellation, she said the written request was all she needed.

We wanted to give Mirella the Royal Holiday materials that we were given to us because the contract stated they needed to be returned  for the cancellation to be completed. But she said we were to keep them, and on the back of the original request she wrote our contact telephone numbers and best times for us to be reached. She said on Monday 18th the main office of RH in the USA would contact us at these numbers/times to discuss why we had canceled the membership and where to send the materials provided to us. We shared our concern that Monday would be past the 5 day cancellation period allowed and we would still have the materials in our possession, Mirella specifically told us not to worry because we had handed her the written request within the 5 day cancellation period.

When we checked out of the Grand Oasis Cancun, we were 100% certain that the contract would be cancelled without any issues. The only thing left to do was to wait for the call. On our return from vacations, we were never contacted by RH as Mirella had told us. We contacted RH New Members Services to find out where to return the materials, to our surprise and dismay the RH representative stated that our membership was active and there was no indication that a request for cancellation had been submitted. After discussing the issue with the RH representative, it became clear that Mirella from RH at the Grand Oasis failed to do her part to submit our request for cancellation.

She also failed to provide us with any receipt of acceptance of our request, we were betrayed. How can someone do that? We clearly asked her if there was anything else that was needed and she looked us right in the eyes and said no, that the written request was all that was needed. How can people be so unethical? It’s not right to take advantage of others. It seems that unethical business practices are being used by RH sales associates and staff. Each time we declined, the salesman would continue to push the next level lowering the cost. Upon agreeing on only a 7 year trial membership and NO annual fee he then ended up including the 5000 credits for 30 years option in the agreement. He also made false statements on how credits could be used contradicting the material that was provided to us.

Examples of some of the statements made, points could be accumulated 100% over 3 years before the first year points became void on the fourth year. That he recommended that only the husband sign the contract because in case of death the beneficiaries would be able to claim all the benefits of the membership which would be paid in full. We are very disappointed in how we were treated by RH, vacationers such as ourselves go into RHC sales presentations, which we are pressured into expecting to be treated with honesty, integrity and respect. We followed our legal obligation as stated in the sales agreement to cancel the membership and were treated unethically and with disrespect.

 I am one of the suckers who bought the unit by Royal Holiday Cancun about 20 years ago. I have paid my maintenance fees till 2008. The fees are raised every year and now I am told that we have to pay for all meals with out which we can not use the unit. Mi caso comienza en diciembre del 2006 en puerto Vallarta donde vacación haba con mi familia y al salir a caminar fuimos enganchados para asistir al hotel los tules a escuchar una charla acerca de royal Holiday  donde nos ofrecieron una membresía y me mostraron una gama maravillosa de beneficios a los que me serian otorgados en un principio la rechazamos ya que aunque estábamos eufóricos con todo lo que nos ofrecían estaba ligeramente fuera de nuestro alcance entones el vendedor hábilmente nos ofreció la solución para poder adquirirla que fue de la siguiente forma, como los primeros pagos eran las que veíamos complicados el ofreció regalarnos una serie de certificados vacacionales que con una muy módica cantidad haríamos efectivos con lo cual el nos apoyaría a vender los créditos de ese año además de hacer uso acelerado y vender los del año 30 con lo cual seria suficiente para cubrir las mensualidades que se dificultaban y vacacionar  de todos modos ese año con los certificados que los obsequiaba además de poderlo hacer en el siguiente año igual, incluso dijo que se podía hacer un excelente negocio con tale membresías que el tenia una que manejaba a otro nombre ya que el como empleado no estaba autorizado para tener una pero que era un gran negocio de grandes ganancias y que el nos colocaría los créditos necesarios para poder tener los beneficios acordados y vacacionar con los certificado de obsequio. Todo sonó estupendo y quedamos convencido, adquirimos la membresía silver de 15000 créditos anuales dimos ese DIA un enganche de $6,430.00 USD  que era el 25% del valor de la membresía $3,445.00 USD mas $402.00 USD de costo de cierre $499.50 US de gastos administrativos y $2,073.00 USD de impuesto aplicable 15 % quedando un saldo de $10,365.00 US los cuales deberíamos pagar en 60 mensualidades de $246.04 USD Firmamos un pagare por el monto financiado. Y nos fijaron una cuota de mantenimiento de $445.00 USD anuales.

Hasta es momento bien endeudado, entusiasmado poro bien lo malo vino cuado contactamos al vendedor por cierto su nombre es arwin castellano para comenzar con la venta de créditos según lo acordado y entones nos negó haber ofrecido su ayuda para la venta argumentado que el no estaba autorizado para realizar tal labor ni se había ofrecido para tal cosa y negándose a contestarnos en llamadas posteriores. Aunque se nos complico mucho la situación comenzamos a realizar los pagos que sabíamos que sin esa “ayuda” serian difíciles pero seguimos adelante con el compromiso.

Para el mes de abril del 2007 recibimos una invitación de la señorita pilar morales ejecutiva de royal Holiday para asistir a un hotel de la ciudad para ofrecernos una promoción cita a la cual acudimos mas que nada para quejarnos del vendedor anterior, fue un desencanto total ya que nos dijo que si no lo había ofrecido por escrito no podíamos hacer nada que era un mal vendedor etc. etc. pero que ella estaba para ofrecerme algo muy benéfico. Nos ofreció cambiar Natra membresía por una tipo gold que tenia 22500 créditos  en ese momento teníamos un saldo deudor ya con intereses de $13,820.00 USD  al cambiar la membresía  ya l quedaba de la siguiente forma el costo total seria de $21,620.00 USD tenia que pagar un enganche de $2,730.00 USD y cambiaria la tasa de enteras de 14.90% del contrato anterior a tasa de 0.00% pagadero a 36 meses de $418.85 USD mensuales no lo aceptamos al inicio por que teníamos que seguir pagando la mensualidad actual hasta enero de 2008 y comenzar a pagar la modificatoria en octubre del mismo del 2007 con lo cual se nos juntarían las mensualidades de ambos contratos partir de octubre y hasta enero por lo que seria pesado a pesar de los beneficios que ofrecía. Ella  hablo con su jefe para ver que nos podía ofrecer entones ofreció que detendrían el pago nuevo hasta febrero y así no se juntarían, y caímos firmamos el contrato modificatorio y pagamos el nuevo enganche y decidimos que por fin utilizaríamos los beneficios de la membresía para toparnos con que a donde deseábamos viajar no había disponibilidad y curiosamente solo había en lugares donde teníamos que pagar una cuota extra llamada all-inclusive y como también teníamos que pagar el mantenimiento de ese año ya no fue utilizada nuevamente pero tampoco pague el mantenimiento.

Cuando llego octubre volvimos atener problemas ya que aunque lo habían prometido no hicieron nada y comenzaron a exigirnos los pagos de ambos contratos juntos por lo que tuve que contactar a pilar morales y recordarle su ofrecimiento de no juntarlas y comenzó el peregrinar por que comunico a cobranza para explicar mi caso a la srita. Silvia López  y así  pudieran cumplir lo ofrecido al final lo logre y con algunos atrancones me mantuve al corriente hasta julio del 2008 cuando mi negocio entro en una fuerte crisis económica  por lo cual me acerque a ellos par ver que solución podíamos encortar ya que a pesar que estaba al corriente era seguro no podría seguir pagando busque a Silvia López y ya no trabajaba ahí ni pilar morales me atendió un joven del cual no recerco su nombre, le explique la situación y le pedí cancelar el contrato y aceptando de antemano ser penalizado con parte de  lo aportado ya que nunca fue utilizada la membresía. Pero me encotre con que no podía cancelar solo dentro de los primeros 5 DIA posteriores a la  cancelación, algo que yo no tuve la precaución de leer en el contrato y que lógicamente ellos tampoco mencionaron. Entones yo ofrecí algo que me quedaba de dinero. En ese momento contaba con $80,000.00 y ofrecí pagarlos todos y que hicieran un ajuste a los créditos que fueran menos y quedara cubierto con lo que podía yo pagar en ese momento ya que el saldo era de $115,000.00 a lo que me respondieron que no era posible ya que las membresías pueden aumentar pero nunca lo contrario ni siquiera en una situación así, yo explique al joven que si no aceptaba me seria imposible seguir pagando ya que por los gastos que se me avecinaban tendría que utilizar esos recursos y no tendría mas posibilidad de seguir. Fue cuando de inmediato termino el tono amable para convertirse en amenazas que si no pagaba venderían mi pagare y exigirían el pago total del mismo sin importar cuanto había pagado. Esas amenazas siguen hasta el DIA de hoy y dicen que ni siquiera tengo ya ningún derecho de negociación ya que mi pagare ya fue vendido ahora también recibo correspondencia de una agencia de cobranza extranjera llamada meridian financial service , inc. Que me exige un pago de $11,727.79 USD según entiendo por que no hablo ingles y todo esta redactado así.

 

Yo pague aproximadamente $160,000.00 m.n.  y no me parece justo que aun habiendo intentado llegar a algún acuerdo yo tenga que seguir perdiendo.

I could go to an all inclusive for a lot less than what the maintainance fees and flight cost. When they send the invoice for maintainance each year, they always send it late and hit me with a penalty before I can pay it

While on vacation in the Dominican Republic (Punta Cana) I was asked to come in and see a 1 hour vacation presentation.  I was promised all kinds of wonderful vacations.  I was told a 10 000 point package guaranteed you 1 week anytime of the year in over 4000 resorts.  I was told what a great and respectable company Royal Holiday is and that a 5 star resort like the Bavaro Princess would not let them do business there if they weren’t. I was told many times that I could cancel my membership at any time and receive a full refund and that Royal Holiday had no interest in having an unhappy client.  Having an unhappy client would be bad for business and they want all there clients to bring more clients.  I was told by LUIS BRETON their signing officer and legal representative that I could cancel at any time, no penalty and receive a full refund.  I was told by GIULIANNO MATA (cell 1-829-881-3757) that I can cancel at any time, that if I cancel in 6 months as long as I haven’t used my membership and I would receive a full refund.  He even said that I could use my 30 000 paints that I was given as a bonus and my free week in the Dominican and could still cancel and all I would lose was my down payment.  That I could have 4 weeks holiday’s for the small price of my down payment.  Orlando my sales person (cell 1-809-803-3561) also said I could cancel at anytime, no questions and receive a full refund as I was very unsure about signing and they all kept reassuring me I could cancel at any time. At this time I signed the contract with Royal Holiday/Caribbean Interval Marketing Inc.  Contract #102-813823, Lead No: 1-699951, The Date I purchased it on was 28/01/2009 With Luis Brenton sitting in front of me reassuring me that I can cancel at anytime, nothing to worry about. The next day I went into town with Orlando and he told me that I should only use the RCI resorts as with them I should be able to get a week with my 10 000 points.  I was like but you said I could at any and he was like well these are a better deal and those other ones will cost you more.  After hearing that I felt very uncomfortable so went in the next day January 30, 2009 to cancel.  I sat down with Luis Brenton and told him I wanted to cancel and he just got up turned his back to me and walked away, yelled something in Spanish to Orlando at which point Orlando came over to talk with me.  I told him I wanted to cancel, we talked about it for a while and I told him I wanted to cancel and I wasn’t going to change my mind.  He then told me he wasn’t supposed to tell me this and that he would get into a lot of troubles if they knew but that Royal Holiday would charge him 20% on the contract or $2000 if I cancelled and that if I waited 2 weeks they would have sent in the numbers for that period and that he wouldn’t be charged after that point.  He said I know you don’t know me but it will wipe him out to get charged this and that I would be really helping him out if I did.  He said that he would look after the cancelation himself and that he would call me in two weeks to remind me.  He looked really scared.  He did call me 2 weeks later but told me he no longer worked for Royal Holiday but all I had to do is call and they would cancel my membership for me.  When I called to cancel PATRICK ST ANNE (1-809-689-6232 ext 231 Fax 1 809-689-6221 email pstanne@royal-holiday.com) became the person I was dealing with. (When the nightmare started!)  I asked to cancel and he called over GIULIANNO MATA and I could hear them laughing, I even head GIULIANNO say well he did come in 2 days after and then they laughed because they were saying well he didn’t get the cancelation signed. After this call I goggled Royal Holiday and imagine my horror when I found a couple hundred stories exactly like mine!  How this company uses lies and fraud to get you to sign a contract and then blackmails you by threatening to and going after your credit rating.  They pray on unsuspecting tourists!  I didn’t sleep for three nights after reading so many complaints like mine.   I sent numerous emails to Patrick which he only answered by phone calls.  On one of these phone calls after I said I wanted to cancel as I was promised I could and that I wasn’t paying, he threatened me that Royal Holiday would harass me with phone calls, emails, that someone from Royal Holiday would Kick in my door and then he said that they would pound on my door to collect fees. I just could not believe this so I confronted him with this in an email and said that I would no longer accept any phone calls from him as I was documenting all interaction with Royal Holiday and his reply was that was not the conversation that we had and that my point of view is something that does not exist. I could not believe the nightmare I got myself into!  I contacted Squeaky Wheel and rip off reports dot com and a few other web sites as I did not know what to do at this point.  I have been loosing a lot sleep over this nightmare!  This has caused an unbelievable amount of stress on me. How one bad decision on my part for taking people at their word can cause so much grief! How is this going to affect my life, my credit, my ability to buy a house?  I don’t know! I have been contacted by various people in there Quality Assurance Department, A Sandra, Tobo Robles and lastly Alex.  They have refused to cancel the membership and Tobo wrote that we may have got off on the wrong foot due to some MINOR MISCOMMUNICATION!!!!!! I can’t believe they would stat all the lies I was told as MINOR MISCOMMUNICATION.  I got a call from ALEX Form their Quality Assurance Department and explained my story and he was all sympathetic but wanted me to make a minor payment with my credit card so that they could investigate my claim. I asked him how I could make this small payment as I did not and would not trust Royal Holiday with my new credit card number and when I said I would not give him a credit card number the call was over. I have read how one person did exactly that, gave there credit card number to them for just this reason and had a $8000 dollar charge put on their card!  Just today I was contacted by Joseph Hernandez (1 800 961 1810 ext 2638) From Concord a collection agent for Royal Holiday He said out of Arizona, threatening me with daily phone calls day and night!  When I explained that I had talked to Tobo and Alex he asked if I could hold the line and he’d go get Tobo.  They share the same office!!! Tobo Robles is in Mexico City!  I am beside myself with this company; I just can’t believe this company is even allowed to be in business!

Do you deal only in Mexico.  We purchased a trial membership with Royal-Holiday for their VacationsforLife.  We purchased it while in Nassau, Bahamas with the agent, Bahamas Vacations Internatl.  The agreement was with Holiday Clubs, Ltd. incorporated under laws of The Cayman Islands.  We received your name from another person scammed by the same company, but apparently purchased while they were in Mexico.  There are many reports regarding this company - scammers.  They were also investigated by 20/20 - ABC News.  We are trying to cancel the contract just signed 9/30.  Thank you.

 Hello my name is Douglas Butterick we bought a time share though Royal Hoilday and from the begining they lied to me and my wife first telling us we had 24 hours to back out of the signing but this never happen as soon as we stated that we wanted out  but was told NO!i was told since we didn\'t get that in writting we didn\'t have any rights to back out. Then in i belive it was in 2007 i revived a call stating that we were choosen for a free week in Cabo San Jose at the Prk Royal it was just a ploy to get us to up grade our package, my wife wasn\'t with me at this time and to my discuss they gave me a couple of beers and i was told that this new deal would be the best for us and as a idiot i signed but not my wife, i did tell the sells person i wanted my wife to see what was offered but that was quickly by passed, the final straw was when they send us a letter wanting money because of the fuel troubles early in the year but by the time they sent the letter in October the gas prices dropped but they showed the increase though the rest of the year on their graft i talked to them on the phone on this matter but was told to pay were they would sent my account to Cocord i even asked to speak to someone in charge but the person who i was talking to hung up on me! so i wasn\'t going to pay them any more money one other thing when we signed they told me and my wife they had a -A rating .
