I was vacationing  on Mexico when I was invited to a presentation at  raintree vacation club. Early the next day  we went to the presentation and when we got back home with a new membership because we owned another in USA. I have been calling the resort to try to cancel the membership because we saw several complaints on internet and now we are scared.  My husband told me that we are in the same situation and we are victims of timeshare fraud but I´m refused to  believed  and I’m going to do everything that I can do to  avoid it and get our cancellation.

Since we bought our membership at Club Regina 4 years ago, we have been waiting for our money, the sales manager promised us  $1,500 per week and we bought 3 weeks, we paid  a fee for a  rental company and we have been paying our maintenance fees  on time. Una vez que regresamos de vacaciones mi esposa y yo lo dialogamos y pensamos que mejor debíamos esperarnos porque hay otras prioridades, fue cuando hablamos al resort y les dijimos que queríamos cancelar nuestra membresia y nos dijeron que había una penalización del 20 % si queríamos cancelar cosa  que  el vendedor jamás nos menciona cuando compramos, el todo el tiempo nos dijo que si no estábamos contentos con la membresia podíamos llamar el día que quisiéramos y cancelarla.

We purchased a membership at Raintree but we are having many problems. They told us that we have a pending bill, but we were sure that we had made all our payments on time. We called them to clarify and they told us that there are some extra payments that are established in our contract and we are obligated to make because we signed a contract with them.  They tried to explain to us what the extra payments are for, but they seem illogical. My story also has a unhappy ending. We fell for their  lies , and now we don´t know how to get out of this contract. The price for our membership was $38,000  at the beggining but then they offered us a “different” promotion, of course all was a total lie. It was the same membership with a different price just to convince us to buy it. They opened us a new credit card without our consent and we noticed that too late but we have contacted the bank to file a dispute about the credit card. We don´t know if that it is going to be enough because the bank told us that they have  all the paperwork signed by us and that can help the resort to win the dispute.

Another timeshare scam!! Yes, we were scammed too by  raintree , we were told the same lies about the rent and sales,  we too have another timeshare that we  were so happy but we know raintree in we thought that it was a beautiful place that we  can change our old  timeshare for a new one, we had used several times the other timeshare that we want to visit other places,  and also they told us that we could rent our weeks for a good profit and of course that motived us. it is indeed sadness to  read thousands of similar stories like  mine  and how they were scammed,  they have to pay the membership or their credit score will be affected.

Raintree promised me at the time of my purchase that they would rent my weeks and they would  sell my  village timeshare, both promises were a lie, I’m still waiting for my  “earnings”  that they told me  I would receive , I need that money to finance the membership . I told them that I couldn´t afford both timeshares and that I would need the money of the rents and the money for the resale of my old timeshare to  pay this membership, I insisted several times about my situation and they guarantee me  that all that they told me it was for sure that I didn´t have reason to be worry. Of course as you know now I´m having problems.

We went to Mexico last year and we bought 2 timeshare at different resorts,  one of them was  raintree,  we are very remorseful, it was a terrible purchase and we don’t know how to get rid of this , we never travel and the expenses for having a membership are very high, and our earnings are low.

We are having problems with Raintree because we bought a membership  on  January of 2004 and they never told us that we have to pay an special assessment, plus maintenance fees and our monthly payments that is a lot of money and they did not  explained us  for what is the money of that special assessment.

We were  to Mexico on our honeymoon, and  and we were invited to a timeshare presentation at raintree, the place was beautiful en the employees seems friendly so we purchased a membership, the sales man opened us a credit card and charged us $17,000  for a down payment and the rest of the membership it would be pay bimonthly payment of $1520 but they told us that the new modal of the timeshare is the rent of the weeks, he explained us that it is very common and very easy to do it. He  gave us a  presentation card for a company that could help us to rent our weeks and in that way we could obtain money to pay our membership all seems like a good deal, but as you know it wasn´t and it is to late to get back, know we are  caught in this membership and it is terrible.

These people are not honest, and WILL LIE/change paperwork and prices while shoving drinks in your face. I saw it first hand and barely escaped with my money and sanity...sleazy and not trust worthy. I went to a presentation Aug.5 2010..was quoted one maintenance fee in the beginning...at 775.00.....which was then changed to 820.00 without consent...which we were lucky enough to have pointed out to us by the mexican clerk and recorder!! The waiter continued to bring the free alcohol, and then when we were unsure of the fees..the salesperson accused us of being DRUNK, verbatim. There are random fees that continue to pop up and the sales people they have hired to explain the fees are RUDE and very unprofessional, taking advantage of every minute they have you in their grasp. Call me crazy but I only do business with honest straighforward people who can actually explain what they are selling and dont rely upon champagne to loosen purse strings. We caught them in 2 lies and then found they had withheld a finance fee....we were so angry by the time we left..the manager even admitted that his sales people were unprepared and misinformed....hmmmm???? DO NOT DO IT...there are better options. Seriously...we almost got totally screwed by these folks. NO!!! The resort isnt even that great..ask them if the display unit is what ALL the units look like???? hmmm??

I was refer by a friend who canceled her timeshare contract with you, I have the same experience but with raintree, they told me that they will trade in my Mayan Palace for $12,000 US dollars. I paid $17,000 as a down payment because the value of the membership was $25,000 and the rest of the money was going to be sent to me as a profit.

Raintree committed fraud with me, the salesman sold me a membership for $46,380 and later when I got back home I found on internet that the resort are selling the same membership for $1,200 . I don’t know why the Mexican government allows this and why they don´t do anything against this unethical company

I´m very angry because I bought a Timeshare in the understanding that,  the  salesman would sell my pueblo bonito timeshare for  $34000  and they would  rent my weeks  at raintree for $1200 USD each one,  when I called the resort they told me that the resale company was a different company  from their resort and they are not responsible. I purchased  a membership at raintree for 14k,  it seems it was a bad investment I have not been able to book my vacations, the services are bad, they told me  that if I  was unhappy with my membership ,they could buy it back . I called to the resort 3 weeks ago and I told them that I wanted to give back my membership to them, and they told me that they never do that, they only refer people to a resale company to do that work and for that I would have to pay an upfront fee.

Raintree sold us a membership for $7500, the salesman made guarantees that our  Playa del sol timeshare would be purchased within 120 days from day we signed.  I have been calling to Raintree and they don´t have news about the selling of our  Playa del sol timeshare, now we don´t know what to do because they are washing  their hands  and  we have to pay 2 memberships.

I  purchased a membership at raintree because I have  2 more memberships, but when I went to the presentation at regina club the seller told me that they could sell my  other 2  memberships,  so I thought  that it would be an easy way to get  rid of my  other 2 timeshares and I bought a membership with raintree, the problem it ´s that the seller guaranteed me the sale of  my  other 2 memberships in 90 days.   There has been more than 120 days and my 2 timeshare haven´t sold yet as the seller told me.

Lots of broken promises and agreements not to be believed. We even had things in writing, they told us they would not honor those documents  because the sales guy who wrote it was no longer there. That is definitively a SCAM.

My husband and I arrived in Cancun, on May 6, 2009. We were approached by employees of  Club regina at the airport to attend their 90 minute presentation and in return we would receive discounts on activities. On May 7, 2009 we arrived at Club regina. We were shown the presentation by a sales representative who used high pressured sales tactics. They made promises that we would see return on our investment quickly.

The salesman told us this is not  a timeshare, what they offer us is a very good investment deal he explained to us, this investment will give us a nice rate of return within 5 years. We can make a lot of money out of this. He told us is very easy to rent out, for almost $1500 a week. He stated that we do not have to do anything because they will take care of the rentals for us. We agreed because we thought it could be a good way to make money and enjoy vacations.

Now I have discovered that all the promises these scammers stated became to be untrue. I know and I have seen many people that were mislead at the same time.

I am one of the many Raintree timeshare owners who have seen maintenance fees nearly double since purchase.  We then have the unpleasant surprise of an unexpected 'special assessment fee'.  It did not make me feel special, nor did I feel like it could possibly be legal.  I would love to get out of this time share & recoup some of my investment.  For the yearly maintenance fee that I pay, I could easily book a similar vacation when I want, where I want.

Dear Potential members,   Stay away from Raintree Vacation Club .  What was supposed to be a Vacation club owned by members and with tranparency including notices and minutes of board of director meetings have turned into a real fiasco with no release of financial statements and special assessments on top of everrising fees with no protection under the law unless you hire a lawywer with more expense.  Stay away!  And if you are a member ,do not send any money until they send you financial statements and keep posting your complaints.   JRM

En octubre 2009 adquiri una membresia de Raintree Vacation Club, cuando me encontraba de vacaciones en Cancun en este complejo turistico al cual fui por invitación de un socio de este.

Como es costumbre me invitaron a desayunar para exponer las ventajas de la membresia, yo les dije que no me interesaba ya que tenia una membresia de Royal Holiday para lo cual me envolvieron con los siguientes argumentos:

-Que la membresia de Royal Holiday se podia cancelar y que lo ya pagado a esta me lo podian acreditar en la compra de la membresia de Raintree-Por pertenecer de un grupo industrial de Monterrey ellos podian descontarme por el orden de $2500 USD dando unos recomendados

-Dado que tienen destinos turisticos de primera , estos en el mercado tienen precios muy elevdos por lo que puedo vender los puntos por arriba del costo de la anualidad, lo cual me permite recuperar en el mediano plazo la inversión

-Prometieron un viaje a para visitar en 2010  Puerto Vallarta con boletos de avión para mi esposa y yo, asi como un par de certificados para RCI uno con validez de un año y el otro por dos. a la fecha no he recibido nada.

We bought in 1997 a B-11 share with Club Regina in Cancun. The time share and all maintanence fees are fully paid. We want to return the share (we do not expect any money) and cancel the membership. Club Regina tells us that this contract cannot be cancelled. Is this true?

I purchased a membership/timeshare @Club Regina Los Cabos for 13k . It is all paid for, and I would like to get out of it because it was not as represented and the fees are escalating. The seller or owner is Raintree vacation Club. Can I get out of my contract. I have never used my points .
