Mayan Palace, a company owned by Daniel Chavez Moran, has had an exponential growth in Mexico, becoming the largest and most successful timeshare company in this country.

 

Unfortunately, the sales department misleads clients to purchase timeshares offering to buy their previous timeshares or offering to rent their unused weeks and use the income to offset the cost of the new timeshare from Mayan Palace.

 

A class action lawsuit was filed in California a few years ago but apparently was not successful.

We went on holidays and we stayed at the Mayan Palace hotel. On our first day, we were invited to a timeshare presentation. They charged $ 6,438 on a new credit card that they opened for me. The first payment is due in October , but I  read some  stories on your website  and I saw that the hotel is in the number one ranking of your blacklist, and that made me suspicious. To be  honest, now I am not interested in having the membership and I think  that the best thing to do is to cancel it.

They took our other membership for $18,000 and we also paid $7000 as a down payment. I just got back home from Cancun,   my husband and I bought a timeshare at mayan palace, they accorded with us that they will trade in our 2 timeshare one in Orlando and another one in Hawaii for $35,000 those timeshares are paid in full but the seller told us that the membership we  were buying was more expensive so we made a down payment for $17,000 and also they took our 2  timeshares. Can't believe these scams is not being stopped by the Mexican government if they really care about their tourism industry!! My story (fortunately!) had a happy ending. This is the usual sequence of events: You are approached at Cancun International Airport by people acting like they want to help you by giving you tourist info (maps, attractions etc). Then they invite you to visit a 100% Mexican hotel chain that you might want to consider on your next vacation to Cancun offering you food, free tickets to attractions etc. If you ask them if this is a time share offering they immediately tell you it is not. (They've now changed the name to "Private Residence Club" as I later found out). Once they drive you to the Mayan Palace Resort  they assign you a saleman who explains the wonders of this so called "investment". I patiently listened and said "no thanks" to 3 different high pressure salesmen. They finally gave up, gave me the free offerings they promised and drove me back to my hotel. They went from offering an ultimate package costing $149,000 down to $3,000. The objective being to try to get some money out me at all cost.  I believe I dodged this bullet. Travelers to Cancun beware!!! Watch out for the timeshare sharks waiting for you once you've cleared immigration and customs.

I`m very concern about the experience we had in Mexico, we went to timeshare presentation at Mayan palace, we were invited by a friendly person he offered us a free tour if we assist to the presentation and he told us that the presentation  will take us like 90 minutes, we thought that it will be a good deal 90 minutes for a free tour. We purchased a timeshare approx. $28,000, at the Mayan Palace a few years ago. We felt taken but when we checked into these companies that try to sell your timeshare all they do is take your money, we lost $700 after they promised to sell/rent our week (s). The mayan palace @ Riviera maya, where we bought the timeshare, told us that we couldn't come the 1st week of June, this year, booked up. We purchased The Grand Mayan 3 months ago. The sales person convinced us it was a great investment in that Wyndam would guarantee the rental of our weeks for the next 5 years. Thus we would recoup our investment in 5 years. He also assured us that after 2 years the company would buy back our membership for 65% of the Fair Market Value. None of that was in writting & we signed all the contracts. Of course none of that was in the contract & none of it is true. We put $10.000 down on our credit card & owe them the balance. The only saving grace is that they gave us an adendum to say we only pay the maintenance fee when we reserve or space bank the week. They did a few other shady things. I have not yet called The Grand Mayan to start complaining. Is it worth it?

We were invited to a Mayan palace timeshare presentation; they offered us money and discounts plane tickets to assist to the presentation.  we hadn´t  planned nothing for that day  so we decided to go, they told us  that the presentation would take us 90 minutes, but the reality is that it lasted more than 4 hours, listening to different sellers trying to convince us to buy  a timeshare, we had never been  to a  timeshare presentation, so we  bough that a membership could be  a “good investment” then we  called  our daughter and we told her that we bought a membership and she told us that a friend of her also had bought one, that turned out to be a scam. So  we decided to investigate and as our daughter told us, our purchase was a scam too.

We supposedly bought in Grand Luxxe Residence Club in 2009. At that time we were told the construction would be complete next year and we would be able to use a similar apartment at their locations. We have not found this to be the case. Like Chris, in your comment section, we felt pressured to buy...told we could sell our other time share and we were given an estimate of its value on the resale market (we still have that quote. Of course, that was not true. We called the recommened brokers--no luck. We requested to get out of that contract and get some money back, if possible, but our request was denied.

I own a timeshare at Mayan palace, the salesperson told me that I can rent my weeks for $1500 USD per week, when I got back home I started doing research about my purchase and I found that my timeshare is worth less than half of what I paid for, the same resort offers weeks at lower prices, my weeks are not going to be rented, there is a lot of competition. The only price I could sell for will only cover my maintenance fee, it is ridiculous.

We are from the UK and purchased Timeshare at the Mayan Palace on May 2009 whilst on holiday paying a deposit of $8,000. No mention of a 5 day cacellation period at all, high pressure and told that for a lifetime fee of $499 (which we also paid), AIMS could sell our existing 2 Tenerife timeshares within 6 months for considerable profit. They could also rent our Mayan Palace weeks out for around $1,500. AIMS kept us informed for 6 months but all contact has ceased and we now realised we have been scammed as so many have, by these crooks. I wish to stop my monthly payments so they do not get any more of our money. We are spreading the word about this here in the UK!

I was invited to 3 different presentations in 3 different resorts, in all of them the sellers told me that the timeshare  was a good investment, I trusted  them and I bought  a timeshare in each resort. Now that I´m researching on the internet I realized that I was scammed, I can´t believe that there is not a honest resort, all are scammers, the Mexican authorities should close the resort and get into the jail the people in charge.

After 8 (yes, 8!) hours of torture we reluctantly made the purchase of a studio unit at a presentation at the Grand Mayan in San Jose del Cabo. We were shown an architectural schematic presentation of the new resort they were building about 45 minutes north of there. We were told it would be completed in 5 years (this was in 2007). After doing some homework and calling to find out the progress of the construction, I have found out that there is no such resort being built and that we own at "all" the Mayan Palace resorts and not the "home" resort north of Cabo that they said we were purchasing. Nobody I spoke with at their customer service number knew of this phantom resort and with their thug Mexican accents basically told me I was out of luck and/or dreaming. Bad dream maybe. My husband and I are not senile and do not drink. Did we BOTH miss something? I know there is no recourse here even though I was sold something fraudulently. They would never get away with this in the USA. ANYBODY ELSE HAVE THIS EXPERIENCE?

On June, 2010 we were given misleading information from Grand Mayan (Los Cabos) and made the purchase. Upon ariving home we began trying to plan our next vacation and found nothing we were told was true. Their sister company, Imperial Property Management is asking for $349 to list our weeks. This is not what we agreed on. We were told this company would rent our weeks and we were to receive the money in 90 days.

My wife and I went to Mexico for our honeymoon, when we arrived a person approached to us and told us that if we join him to a presentation for only 90 minutes, they would give us free tickets for a cruise. When we were in the presentation, we decided not to buy, but they were very aggressive and brought a salesman after another salesman, after a while we were very tired and just wanted to go. The salesman told us that if weren´t sure about our purchase we will be able to cancel it at any moment we want, so we signed the contract and finally we left the resort.
The next day we back to the resort and we told our salesman that we want to cancel the contract and he told us that there was no problem that the only thing that we would need was a cancellation letter signed by us and the manager. He said that he would get to the manager and send   us a signed   letter until the next day.
We left the resort and we waited for the letter to arrived but we never received anything.  Again the next day, we went to the resort and this time the salesman told us that the manager wasn´t in town, and we needed his signature to cancel the contract, but the salesman told that it didn´t matter, that he could sign the paper until he returns from his trip, because we deliver the paper work before 5 business days which is the rescission period.
We went back to our resort trusting that everything was fine. We contacted the salesman before we left the city.  15 days later we were worry so we called the salesman, and this time he told us that we can´t cancel the timeshare contract, because we were out of 5 business days and he never received a letter from us.

My wife and I attended to a Mayan palace presentation on march, we signed  a contract, the salesman  told us that we can make money through  our Mayan palace timeshare, we have  never hear about that , so we thought that it could  be possible. Grupo Mayan lied to us to make us buy a timeshare. My wife and I asked during a presentation if it was a timeshare but the sales person denied it was a timeshare, and then the sales person promised we would be able to go in better vacations and more often by making them more affordable thanks to the purchase of a Grupo Mayan property, and also promised us rental income from our Grupo Mayan property which would pay our investment and then our vacations and could also allow us to make a living.

I have paid for the actual timeshare and have paid 7 years worth of fees. Then came the hidden charges of one years maintenance fee for improvements every 5 years. I have stopped paying. My wife & I bought a timeshare at the Grandbliss Resort Nuevo Vallarta Mexico & also the GrandBliss Vacation Club service by HSI as I understand. We were of course promise that we could sell our home resort for a high value & use that to pay for the timeshare they were selling us. We did not want to buy in the first place but they kept us there for over eight hours until we finally gave in to get out of there. We have paid a deposit of $6,705.00 & they expect the reminder of $12,595.00 US on April 14, 2010. We do not want any of this & would like to get out of this contract & get our money back. What they told us is all lies.

We just bought  a Mayan Palace contract but want to cancel it. We are currently in Mexico. We are staying at the Rio and just came back from Mayan Palace (over 100 US for transportation) and denied our cancellation request. They claim that our membership was activated yesterday and that if we cancel we would forfeit all monies paid. Is there anything that could be done?

My wife and I went to Vallarta in Jun 2009 and got scam into buying a timeshare at the Mayan Palace for 11,500. They told us that if we don't use the 3 weeks that we have, we can rent it out for 1,500 each and within 4 years we will get our money back. They said that our Pueblo Bonito timeshare would be sold within 120 days and we would receive our money. We were a vidafel timeshare owner using the Puerto Penasco resort five years ago and upon check in we were asked to attend a 90 minutes presentation at breakfast. During the champagne breakfast the sales person encouraged the waiter to keep bringing us more mimosa's. After several drinks we were stupid enough to spend another almost 13 thousand on a upgrade to a Grand Mayan. We tried to cancel in person but the request was denied alleging we were given a resale. While in Acapulco in April, 2008 we traded our Florida Timeshare and $9680. for Mayan Resorts ACA. It's over 2 years later and we have no deed or title to our Acapulco transaction and they still haven't recorded the deed for our Florida timeshare. With the first timeshare still in our name, we are responsible for the taxes & maintainance fees. We have an equity exchange agreement along with the other documents. I would like to have these contracts cancelled, get our $9680 back and stick with our original timeshare. I do not trust Mayan Resorts. I talked to this "Jenny" from Mayan yesterday and she said there were 20 other owners that didn't have their deeds recorded. She said she will be emailing me a document to fill out. I don't trust anything they do or say, I don't want to deal with them because I don't trust them. The employees and the owners should be kept in jail.

After 8 (yes, 8!) hours of torture we reluctantly made the purchase of a studio unit at a presentation at the Grand Mayan in San Jose del Cabo. We were shown an architectural schematic presentation of the new resort they were building about 45 minutes north of there. We were told it would be completed in 5 years (this was in 2008). After doing some homework and calling to find out the progress of the construction, I have found out that there is no such resort being built and that we own at "all" the Mayan Palace resorts and not the "home" resort north of Cabo that they said we were purchasing. Nobody I spoke with at their customer service number knew of this phantom resort and with their thug Mexican accents basically told me I was out of luck and/or dreaming. Bad dream maybe. My husband and I are not senile and do not drink. Did we BOTH miss something? I know there is no recourse here even though I was sold something fraudulently. They would never get away with this in the USA. ANYBODY ELSE HAVE THIS EXPERIENCE?

Under very tense pressure we upgarded our mayan palace time share, we were told that it was a wise investment and that if we could not use our weeks they would rent them out on our behalf and we would get more then our investment back. we paid out our timeshare in full. Everytime we tried to use our weeks, RCI would tell us that we had to book a year or two in advance and winding up with seasons not even close to what we were looking for. Now we are getting renevation fees as well as weekly fees that are out of this world. my wife which use to look after this timeshare had a stroke we are retired and living under very limited income. We can not handle these extortion fees.

Purchased in 2006 from this now universally know disreputable group. David Chavez the head of this consortium has no scruples what else is new.

What is new is that they now have 3 or more new programs designed to take your money from, grand mayan upgrade, bliss, grup luxxe, and who knows what else next year.

My husband and I purchased mayan and are now being disenfranchised of our rights by these new programs.  If you buy, main. fees waived and you can make reserv. 8 mos. in advance instead of 6.  What happened to original contracts dishonored.

Went to another presen. just to see if a few thous. would improve our situation.  Same high pressure& misrep. At Pureto Penasco had Johnathan as a salesman spoke to me in thuggish terms when we politely declined and were told to get out just get out in a scream as he threw the chair back from the table.

No apology, nada.  What is this group thinking, and why does Mr. Chavez not monitor this so that this group does not get more bad publicity.  Obviously does not care. Run Do Not Walk From Bliss, Luxxe or anything else they try to scam you on. You cannot work with these people.

I bought a TS with mayan palace last february and have yet to use it. They scammed me by sending me to list my current TS with a company that is non-existant and took $699 from me. Now they refuse to acknowledge that they have done this or get me my money back. I want out of the contract. I don't want to be making payments to a company who helped scam me!

We purchased at Mayan Palace. We were shown and promised a high quality room, but when we went to stay, we were given a different room, much lower quality. Evidently, the rooms will not look like what we were sold until after remodeling sometime in the future.

We did not actually purchase a time share, but instead (foolishly) purchased a membership in Holiday Systems International's Taste of Paradise vacation club. We were told we could call a toll free number and book flights, resorts, and hotels at the lowest price available (guaranteed). We purchased this in October and HSI has not delivered on their promise. After investigating what they had to offer, I have booked all these things more cheaply on line and they do not even actually offer bookings at resorts listed in their Vacation Guide. Additionally, their staff has been considerably less than "friendly and helpful" as promised. I attempted to contact the salesman who sold the package to us, but was put on hold for about 8 minutes and eventually cut off entirely. Our purchase price was 8,000.00 which we paid in full with a credit card. I have copies of all the receipts and documents. So far, we have received nothing in return for our investment.

I feel that I was scammed by a Mayan presentation in San Jose del Cabo. I talked to the salesman daily to clarify contract and they keep stalling until our 5 day cancellation window closed. I put $5,000 on my credit card and cannot get that back. Mayan contact wants to give us a $5,000 contract on a unit we do not want. At this point we have cancelled the contract but would like to know how we can get the down payment back. We found out that the Unit that they sold us with a small kitchen is not even built yet and the reference to that kitchen is not even in the contract that I signed. After we wanted to cancel they wanted to give us an addendum to the contract. We feel they pulled a bait and switch routine on us by showing us one room with a kitchen and that was not on the contract.

I am a victim of timeshare verbal promises that seemed good enough to be true. Promises were made that would not be attempted;such as, selling the 2 timeshares we own in Kauai to pay for the timeshares we bought (within 30 to 60 days) was the promise. They also promised to pay our annual maintenance fees until the timeshares were sold, pay us $1800.00 per year for each time we "banked" our unit and they rented it, pay no maintenance fees if we didn't use the timeshare, and a simple loan would be initiated that would run us $260.00 a month until it was paid. (We had no idea that the loan we were applying for was 2 separate credit cards with a maximum of $15,000.00 each which they used most of that amount on each). The only thing that is true, so far, is there have been no maintenance fees charged to us. We had no intention of buying the timeshares until the promise of selling our 2 existing timeshares that would more than cover the cost of the 2 timeshares we bought. Next month the interest rate will go from an introductory rate of 2.99% to Bank of Americas 16.99%. This will bankrupt us if we tried to pay. We have spoken to several timeshare extrication places, but have not entered into any contracts with them. Since they all want money, up front; it sends a signal that they could very well be timeshare scammers also.

My husband & I were coerced into signing with Grand Mayan in Los Cabos. We were told that we were purchasing the new Villa Luxe that would be built in 2 years, and that in the meantime, we could stay at the Grand Mayan. We didn't find out until later that we didn't get what we were promised. We were also promised that our membership fees would only be $439 for 3 weeks. They told us that it would all be in the contract in writing, but they lied. We have tried numerous times to contact both Amy Zimmerman, our salesperson, and Mayan customer service directly. Nobody has replied to our requests. We have canceled the credit card payment.

Our representative, Uli Janke, assured us she had several weeks that she re-rented strictly as an investment for income. Uli even told us that of the rental companies given to us on a list provided by the Mayan, AIMS was the one she used and had never had any problems with. As soon as we got home we started contacting the rental agencies on the Mayan list. Two of the listings were no longer in business; one agency went on and on about how we couldn't trust the others, how they changed their company and personal names to confuse and keep scamming; one offered us a very simple, straight forward contract and assured us they would have no problem renting our weeks out (Regal); and AIMS assured us that if we paid the $499 VIP fee they would guarantee our weeks would be rented out and we would have our money within the first three months of each year. Because of Uli Janke, we went with AIMS and paid for the VIP membership. A month later they billed us $39 for "marketing" as they put it. And when we asked where our contract was, that they had said we would have by September, they said another would be mailed but that they had not received the first one back. To this date, May 21st, 2010, we have not received a contract, our weeks have not been rented (they told us to expect payment in March and then when we didn't receive it, we had to call them to find out why not and were told, vaguely, that the renters had canceled), and each and every time we call we are told something about new marketing or "we have someone interested," or "pay your maintenance fee and reserve a specific week and we can rent it for you faster" (we did that with one 2009 week and they still haven't rented it out and even had the gall to say they never told us to reserve a specific week). Now we have a company, Vacation Solutions Network, that says they want to "buy" our weeks for the next six years and will pay us a lump sum of money once we have signed the transfer papers. That is once our contract has been approved by their title search (which we have to pay for prior to receiving any money) and is approved free and clear, we will receive our lump sum xxx amount of dollars per week x 12 weeks, 3 - 4 weeks later. They state that they will pay 50% of the title search and that all fees, maintenance and title search, will be reimbursed to us by the renters. They say they are not a rental agency, that they are a liasison for large corporations planning conventions and need to have several weeks over several years to bundle for these corporations. Since we purchased this timeshare strictly as an investment, never intending to use it ourselves, we are very frustrated. Don't want to think of our money as gone forever and once the 5-year maintenance free addendum lapses, we do not want to pay for something we won't use. We were suckered in once before back in 2005 with the Mayan but fortunately had enough time left in our vacation to take everything back within a day and get our money refunded. This time Uli Janke was so smooth and convincing -- lured us in with "10 burn weeks a year through HSI" and breakaway weeks (which we said we'd never use), she even gave us a mexican cell phone to call her with questions and picked us up to drive us to Playa Del Carmen when our doubts were getting us ready to back out again. We called out our questions on the contract, reitterated statements made to us that were not referred to in the contract (even did this when the sales supervisor or closer was going over the paperwork) but never got satisfactory answers. We relied on Uli Janke, thought we were pretty good at judging people. Guess she showed us how easily we could be persuaded. Never, Never, Never attend a time share "90" minute presentation!!!!!! Especially at the Mayan! My brother is in real estate and has had time shares for the properties the resort he works at as well as its exchange companies and has never had the experiences we have had. Hello, I was wondering if you could help us with a dilemma. This past December my wife and I were vacationing in Cabo San Lucas, Mexico. We were pressured into buying a timeshare with RCI. We feel that there were some aggravating circumstances and would like know the legalities of contractual and breach of contract proceedings. Some of circumstances include, the drinking of free alcohol provided by RCI before signing the contract, the verbal contract (contents discussed at the table) were not included in the contract itself, it has taken months for RCI to activate account, excessive credit card transactions took place on behalf of RCI (we signed three credit card receipts, RCI ran five transactions), poor customer service and paid way too much for the property. Additionally, my wife is currently in active duty officer in the United States Army who has issued an order not to travel to Mexico. The State Department has also issued warnings. We put a down payment on the property $17,000 and owe approximately an additional $31,000. We have not spent one day in his timeshare. We like to get out of this contract.

We would like to cancel our contract with Grupo Mayan that was purchased at the Grand Mayan in Puerta Penesco. We receive recorded messages to give them a call back, they are asking for more money and when we ask questions, they tell us that someone will call us back, and no one does. We left a downpayment of 6K and owe 22K, which fortunatley we have not paid yet. They also offered to buy our existing time share for 17K, and we had to pay a broker $$ to supposidly do the paperwork, but we have heard nothing back on this either. I understand that you represent people who are seeking to having their timeshare contracts voided and their money returned. I filed a complaint with Profeco two years ago and never heard anything. I own a timeshare with Grupo Mayan, two weeks of Grand Mayan usage. When I bought, they told me that I had to waive my 5 day rescission period so I didn't attempt to back out of the deal. Later on I learned that Mexican law doesn't allow such a waiver. I would like to get my money back.

I have owned a Mayan Palace red week for five years and have not been able to rent it at all. I have been ripped off by three different ad companies and still I am stuck owning this peice of crap. They told me that I would have no problem renting it and that I would hahave greater trading power all not true. I know it has been five years but I thought I would get your advise.

I was told what a broker would do to help offset the cost. When I returned home 6 days later and had the opportunity to speak with the broker I learned that there was a lot of deceit and dishonestly. I immediately e-mailed my request to cancel. This was done before the sixth business day so I though I was within the 5 business day stipulation. I am shocked, we are just learning about this entire sham.  My wife and I purchased a Grand Bliss membership from Trevor Forster at the end of November last year, 2008 to be exact. Since then we have listed our Grand Bliss property several times with the rental and exchange agencies that Grand Bliss refers their clients to, but they have done nothing!

Now we understand that Trevor Forster, verbally, completely misrepresented how the program could be used in regards to the profit we would receive. The main presentation centered on how to use the Grand Mayan (in replacement Grand Bliss because is not even built yet) and HSI simultaneously together. Mr. Forster told us that HSI was owned by Grand Mayan and this is why Grand Mayan owners got ¨The best deal¨. He suggested we could use the property purely as an investment, rent our weeks, have the rental company pay the maintenance fees from the income of the rental, and we would net a $1,000 dollars per week. He stated that he had property with Mayan and this is exactly the way he uses his to make money.

THIS WAS THE INFORMATION WE RELIED ON TO MAKE THE ¨INVESTMENT¨

We explained we already had two properties at Fiesta Americana and Pueblo Bonito, both in los Cabos & he told us that we could sell them through one of the brokers on the list and got us an appraisal over the phone, of $10,000 for Pueblo Bonito and $20,000 for Fiesta Americana. He then went on to exaggerate the virtues of HSI, saying that they always had great properties at very low rates, anywhere from $100 to $800 per week for both of us. Again explaining that we could purely use Grand Bliss membership as an investment and vacation with HSI.

Also he guaranteed to get us upgraded at the Pueblo Bonito through HSI system, because he was the personal pilot of the owner of Pueblo Bonito. This never happened either.

So, in summary, the deal we offered is:

1.      An investment of $19,900 for which we got 2 weeks in the Gran Bliss - Grand Mayan system.

2.      We would get our maintenance fee paid by rental company when renting out. In case we didn’t use our week HSI will take care of maintenance that year.

3.      We could sell the weeks for $2,000 net income.

4.      We could vacation virtually anywhere for pennies through HSI while renting/selling our weeks.

IN REALITY

1.      This is a timeshare, not an investment.

2.      Bad customer service - we tried several times to get though them to get our timeshare sale and rental going. Nobody from Mayan would return our phone calls.

3.      The property is only listed for the rental and at the end of the year you will find out how much, if anything, they sold them for which not above $500. To do this, you must pay your maintenance fee upfront.

4.      Sale of the properties is almost impossible.

5.      We´ve had all three on the market which we have paid around $1,500 only to list the properties. We have not had one inquiry from the broker for sale or rent.

As you can see from the above we feel totally ¨SCAMMED¨

We just returned from Cabo San Lucas - and bought (oh my God we are just sick about it) a vacation membership with Mayan. We looked on the website for the promised deals and they were not as promised. I have emailed them requesting a rescission of the contract - it has been 7 days, but 5 business days. We have paid $10,000 usd. Last week, while still in Cabo, we called and emailed some questions - smelling a rat - and they responded but only partially. We said, at that time, that we were considering rescinding, so hopefully that notice within 5 days of the transaction will toll the contractual rescission date. We entered into Grand Mayan Agreement for 2 weeks plus 2 VF weeks in April 2003. Agreement is fully paid off and is current. Were told we could sell after 5 years for 30-50% less than we paid, but that our purchse price was a 20% discount from then current list price. Our high pressure sales pitch situation was identical to the scenariois described in your testimonials for Mayan/Grand Mayan. We believe resell would not be possible. The resolution we seek would be to exit our current 25 year Agreement with some consideration for unused time.

I paid a deposit of $5,870 and was told that I could make money by selling my membership weeks. I was never given any contract review time to cancel my contract. When I went to sell my membership weeks I found that the price I still had to pay to use one of my membership weeks was the same price that they were being offered by the travel agencies. I have since made 2 installment payment of $255 each. I have been scammed.

My Wife and I were in Mexico and brought a timeshare at the Group Mayan resort where we were promised that if we did notcome we could rent out of weel for up to 2,000 and thatwe were told that we could not stay at the Mayan resort but we could stay at Sea gardens but we have tried for 2 Years and could not get in. We contacted bank America to stop the sale but they would not. So we are stuck with a timeshare that we can not use. We paid $7,900 for nothing no one will take our calls from the Mayan.

we visited the grand mayan 12/6/09thru 12/13/09.  we also got a very high pressure sales pitch and decided to purchase on the promise of "free" breaka way weeks. as we sat down to do the closing papers we learned that the breakaway weeks were not free so we cancelled.  We were sent to a customer service rep who was supposed to insure that we had been treated well. It turned out that customer service rep was nothing more then another even higher pressure salesman.  He offered us another kind of deal and it sounded very good...our interest was in the upcoming Bliss units and he made an offer that he said included the Bliss once it was up.  We gave him $7700 and left with the contract.  On re-reading the contract ( remember we had been sold to for 7 hours) we realised that the Bliss was not even mentioned.  The next day we went to find the rep and he was very busy but assured us that the bliss, although not mentioned, was included becuase it was not excluded.  That was Thursday. On Sunday after much debatiing we went to the office to cancel.  We were leaving for the airport and very rushed.  My husband was outside with the luggage and when i said we wanted to cancel suddenly it was ok to put the bliss on the contract after all.  My response was "too little too late" just refund my money and i'll come back next year and we can re think a sale.  The sales rep said ok he would refund our money.  His boss appeared and was downright nasty, telling me that i had taken 2 days of his peoples time for nothing.  I should have reminded him that they were the ones  who approached us.  Anyway i have a letter stating that the $7700 would be refunded but as of yet no refund has showed up on our credit cards.  I have already initiated a dispute with Am Ex for the $3000 balnce i put on that card. I have talked to masteer card but they said i have to wait til the $4700 appears on my bill. I was also told that i could never come back to any Mayan property! Can they stop me from renting from another owner? Can they stop me from purchasing a mayan timeshare from another owner and using it? We love the grand mayan and its amenities...it's just the high pressured sales people we don't want to deal with.

Mayan Palace promised easy rental annually to pay for the sale price. They provided a sheet with their "recommended" renatl agents who told me before purchase that I would have "no problem" renting every year. Now of course the units won't rent. I want my contract refunded. The new contract was just signed a month ago.

I am contacting you in reference to the Mayan Palace Resort in Mexico in which they fraudulently applied for credit in my name. I have tried to work with Bank of America on this issue with no resolve to date.

 I will be 75 years old this May, am diabetic, have high blood pressure, and have spinal stenosis (Constant back pain, with numbness in legs and feet) and need a wheelchair to travel any distances, such as airports or touring facilities.
On 2008, we arrived at the Mazatlan airport, and were greeted at the front door by a representative of Mayan Palace, who promised to pay our round trip taxi fare if we would agree to listen to a 90 minute (NEVER only 90 minutes) presentation of a new concept of world wide travel. We told them that we intended to view the Carnivale Parade that is annually held in Mazatlan. We were assured that we would have plenty of time for the parade. That was the 1st lie.
When we arrived at the Mayan Palace, they got me a wheelchair; we had a free breakfast. After eating, we were joined by a salesman and proceeded to the Grand Bliss, a 2 bedroom model suite, which was quite lovely. In the course of our conversations, we were asked how many timeshares we owned. We told them 3. They asked what was the worst part about owning a timeshare, and we agreed it was the maintenance fees, which escalated every year, and were payable in December.
“Well,” asked the salesman, “Would you be interested in trading in your timeshares to us, and their value will be deducted from the price of the Grand Bliss, never having the pay any more maintenance fees, not only that, but the last maintenance fees you paid would be returned to you, and you can stay in a Grand Bliss Suite next year, not here in Mazatlan, since they are not built yet, but in Nueva Vallarta, where our inventory is located? Would you be interested?” It sounded too good to be true. The 4 of us, with me in the wheelchair, preceded to the patio section and listened to the 2 salesmen give their 90 minute pitch, which lasted close to 3 hours. We kept telling them that we wanted to see the parade, but it fell on deaf ears.
Once we said yes, the paperwork came to us in reams. Some in duplicate, most in triplicate – sign here, initial there, sign there, initial here. It went so fast that we were not able to read anything that was presented in front of us – now I see why.
Since I retired in 1993, I, and after 2003, my new wife have been living off our investments and Social Security. I knew I had been hit hard on Oct 2008, but didn’t realize how hard, until I completed my Federal and State Income Taxes. We had lost approximately 50% of our investments, and should not have bought anything, no less a timeshare worth $16,000. Another lie we were told was that after the down payment of $6,300, which I charged on my credit card, and the balance “could be paid in small monthly payments, with no interest or very low interest.” Well, the “small” monthly payment turned out to be $632, and the “low” interest turned out to the “9%”, and the time is for 5 years! Wow! I don’t have the money to pay $632 monthly even with NO interest, let alone 9%. I never did find where they subtracted the value of our 3 timeshares to bring down the cost of the Grand bliss.
The final lie was when I called Nueva Vallarta in April, to see if I could reserve a Grand Bliss Suite for next February, 2009, and was told by each of the women I spoke to that there were no Grand Bliss Suites, and they would not be built for another 2 or 3 years – that probably means about 5 years in Mexican time. Why would we buy anything that we could not use immediately? It just doesn’t make any sense. I tried calling Mazatlan to speak to the salesman, but in 3 calls I found out that he was not there anymore. When I finally spoke to a woman in the Mayan office about the Grand Bliss suite, she informed me that they have not even been built yet, neither in Mazatlan nor Nueva Vallarta.
I used to sleep very well, getting about 8 or 9 hours a night, but after incurring this debt based on lies, and half truths, I sleep about 3 or 4 hours a night, just thinking about how we were conned into signing this deal, and how I cannot make these monthly payments for 5 years. My nerves are pretty shattered, and my wife is almost as bad.

While on vacation in Nuevo Vallarta we went on a resort tour and sales presentation. They tried to sell us a new timeshare unit with a starting price of $172.000. We eplained that our financial situation was in flux pending the approval of my husband social Security Disability Claim. We repeteadly stated we could not put any money down or take a financial responsability. After we refused several packages for purchase, each smaller and cheaper than the wan before, a senior supervisor made an offer of an even exhacnge for our Hilton Grand Vacations timeshare property for a Grupo Mayan property. All sales parties stressed several times we would not have to pay a thing. They promised to sell our Hilton property for a cash amount equal to our sales agreement after receiving three quotes verifying its value. They also presented us with a filled out application for a credit card we are disputing the charge now.

The salesman took great pains to repeatedly tell us that we would not be responsible for a down payment or a monthy payment unless we spent the money resulting from the sale of the Hilton property. They also said they might retain the property and give us the cash value for it, and use it as a reward for a sales associate, but more than likely would be sold. 

 

Also, in the Bliss contract, we were instructed to initial clause 91.b but to disregard it. According to the sales tieam many of the resort´s members routinely rent out weeks, the sales team assured us how much money we could expect to receive for weeks rented, and even suggested where to place ads. We were assured engaging in this practice was very common among their resort owners.

A couple of weeks after returning home we called the equity company specified by the sales team at Grupo Mayan and were told we did not have an account, and they never heard of us. We called the resort and spoke to the sales manager who informed us he was told by the sales team we wanted to retain ownership of our Hilton Property. When we told him the specifics of the sales conversations he then said the sales price was originally $26,000 and they used the equity from the Hilton for a downpayment to bring the price to $12.000. Inconsistencies in the sales manager response include the original price of $26.000 and that we were retaining ownership of our Hilton Property which the sales manager claimed was used as a down payment for the Grupo Mayan property tyo bring our buying price down to $12.000. In fact, the sales manager mentioned the Hilton property was being returned to us, after we signed a form saying our Hilton equity was being applied toward the price of the Grupo Mayan property reducing the amount owed to zero. However, as we busied ourselves with other paperwork, the sales manager casually wrote VOID across this document and buried it in our folder of materials. We do not remember this taking place, yet he was quick to point it out when we spoke on the phone. Thus, he agreed to give ownership of the Hilton property back to us, yet invalidated the form that signed it over to them. We would not see this document again for a month.

The sales manager and Grupo Mayan lied to us. We repeatedly told the sales team that our financial situation is precarious at this time and we could not have any out of pocket expenses or obligation. They claimed to want to help us by making an even exchange for our Hilton property for their property, but on returning home, we found none of this to be true. Our conversation with the sales manager was frustrating becasue he claims knowledge of conversations he was not privy to and yet denies knowing anything about them.

We are disputing this charge of $12,000 on our BoA Credit Card becasue this service was not as described. In fact, it was blatant fraud. We ahave terrific credit ratings, we have never been late with our mortgage payment to Bank of America, and never disputed a credit card charge. Further, if you check your records, we{re sure you will find toher complainted against this organization.

Mario spoke with the sales manager. His reaction was one of indignation and disbelief. He claimed to not know what the sales teach said to us, yet told Mark on th ephone we agreed with the sales team to give up our Hilton property as a tax write-off for them (we didn't). He said Grupo Mayan never agreed to any of the things promised by all members of the sales team, including the senior sales manager (when we were in the sales manager's office to colse the deal he reiterated some, but not all, of the items promised us such as the sale of the Hilton property taking three months.)

When Mario reminded him again of the sales team's promise of no money owed after the Hilton sale, Jorge offered to have our sales associate call me and discuss what we'd agreed to druing the seven hour sales pitch, but Mark declined for the following reasons: a) it had been several weeks since we'd been there and she would not remember us, b) she was obviously under career and company pressure to tell past customers what management wanted them to when customers complained at a later date.

If we lose this dispute, we may be forced into bankruptcy. Knowing this, we would not have agreed to this charge if we knew it would be outstanding rather than an even swap for our Hilton property. We are responsible spenders.

After we looked over our paperwork and checked out Holiday Systems International on the internet we realized that we had been misled about them renting our unit and we would receive $700 usd once a year by doing so.

We have nothing but the memory of the scratch paper that was all written on. We do have a Trade in agreement with Travel Around the World, Inc. in regards to our relinquishing our one bedroom unit at Villa L´Auberge in Del Mar California. It was also our understanding that we would be receiving a welcome package a few days after we returned from our visit at the time to send them the Deed to our timeshare that has not happened.

We have only received a payment booklet and address labels. We were also told we would be going through Stewart Title Company and that we would receive a Deed as we have had with 2 other timeshares that we own and have not had any problems with them except that the maintenance fees keep increasing every year. Uli Janke, the sales rep. said she would call us a few days later after came home and she has not. We were told that we would not have any maintenance fees, yet we have and Addendum to contract (waiver of mandatory maintenance fees) but the document states that Maintenance Fees must be paid upon use of the weeks.

On august 2008 I checked into the Mayan Palace Resort with my family  for a one week vacation. We booked the stay with RCI using our banked week of vacation ownership at Harbor Hill Resort in Cape Cod, Massachusetts. Shortly after checking in at the Mayan Palace, we were approached by a GM representative, who asked if we would like to attend a special “owners” presentation, lasting 90 minutes for which we would receive free breakfast and 10% off our hotel bill. We accepted the offer and contacted the GM representative, who scheduled the presentation foe the following morning at 8:45 AM.

The next morning we checked in at the presentation area at the Grand Mayan, where we were scheduled to meet a GM sales representative. A few minutes later we were greeted by Dorothy, she asked us a few questions about our current timeshare situation and employment status, then accompanied us to breakfast.

After breakfast, we returned to the GM sales area, where the hard sell began. Using hand written notes on scratch papers, Dorothy explained that GM could arrange the sale of our timeshare in Cape Cod for far more than it is worth on the US market. She told us that wealthy Mexicans are eager to pay high prices for real estate in the US because property owners can get a US visa with no problem. It sounded like a reasonable explanation, she asked a GM worker to find out how much our current timeshare property was worth. He came back with a faxed confirmation saying they could sell the property for $15,300 usd. This was very attractive to us, as we knew that if we tried to sell our timeshare in the US, we would not get even a third of that price.

At this point, the “90 minutes” presentation had turned into 5 hours and we were eager to make a decision and get out of there. The whole plan sounded like it made good financial sense and we ultimately agreed to the terms we were offered. Dorothy escorted us to the GM offices at the Grand Mayan, where we met a male representative, signed a number of documents, and that was it. We were new owners at the Mayan Palace Regency Vacation Club.

It was not until we returned home and tried to deposit our weeks with the sales/rentals agency (Alliance Integrated Marketing Systems AIMS) that we suspected that we had been lied to by GM. AIMS told us we needed to pay a fee of $499 usd before they would proceed with the sale of our timeshare. AIMS sent us an email which outlined the documents they would need in order to sell our timeshare. We sent them the documents in early September, to date, we have not heard anything from AIMS.

I called AIMS several times to ask about the rental process, their explanation was very complicated. They instructed me to call GM and say I wanted to deposit my week for a week at a GM resort in Feb. or March, GM said we could not do that. After many calls and several hours time, my frustration turned to anger and suspicion that I had been scammed and misled into buying a GM timeshare. It was at this point that I decided to do an internet search about GM, the search found countless instances of people being lied to and deceived in the same way we were by Grupo Mayan

It was in Puerto Vallarta, Mayan Palace...2004.  Thought I was savvy to high pressure but those sales people with the big smiles, the coersion, the hours of promises of yearly rental income...yes, I bought.  Might as well burn $13,000 in a fire.  Now, it's five years...maintainance fee has gone up to $561.27.  They want that amount for renovations and two months later, the same amount for the yearly fee.  I'm now divorced, live on the east coast. Flights are about $800 to get there...I really cannot afford manditory vacations.  They should be a joy not an obligation.  Don't quite know what to do.  Gave $400 to Vacation Register to sell my unit...that was a year ago with nothing to show.  I WAS STUPID.

We were promised numerous things such as free criuses, discount air travel, unlimited 5 year holidays to Mexico and others.  We were defrauded by the Grupo Mayan in Puerto Vallarta/Nuevo Vallarta last year.  We were promised all the same things they promise everyone else.  We tried to cancel our contract upon our return to Texas, but instead they offered to exchange our purchase for a smaller unit for less money.  We have paid them in full, but are still sick from the whole experience and do not even want to have anything to do with them.  Is it too late for recourse?  Do they ever buy back their time shares with a total refund?  Can we recover the $18,000 we spent on this scam?

Visited Mayan Palace resort in late August 2009. Went to an \"owner\'s\" presentation on 8/23. We bought at Mayan Palace based on misleading and dishonest information, we were blatantly lied to. Here is a list of what we were promised and are discovering are lies:

--Guaranteed sale of our American timeshare through AIMS --Guaranteed rental and rental income of Mayan Palace units at inflated prices --Promised that purchase and rental is a great investment that could \"be profitable:.

--Promised 15 extra weeks to use over 25 years --Not told of 5 day rescind period --Conflicting and confusing information regarding how to rent/exchange weeks.

Upon return to the US and subsequent internet searches, we discovered that many people have been scammed and lied to by Grupo Mayan.

We put a deposit of $8400 on an AMEX card. The balance of $15700. has been billed and is due on 10/23/09. We would like our deposit refunded and our contract canceled.

Our issue is with Mayan Palace in Mazatlan.  Our purchase was contingent on trading three of our owned timeshares. The sales staff claimed to have arranged sale of our timeshares at the guaranteed price of $28,000.  We were given a USA phone number and address to mail our deeds upon returning home.  We were told this was a \"done deal.\"  However, upon contacting these people, we learned that they knew nothing of us or any sales agreement by Mayan Palace. 

 

We were unable to get our contract cancelled, or our down payment of $10,990 returned.  Our contract was signed on February, 2008.  Extensive communication ensued over many months, including a statement showing a balance due of $20,410.  Mayan made various offers, all of which required additional money from us.  We have not sent any more money. Our research and experience left us feeling scammed.

 I signed a contract on 9/6 to purchase a timeshare at grand mayan. I returned to their office on 9/8 asking to rescind my contract and again was convinced that in order to sell my existing timeshares I can do it by buying this new one.  Since the contract was amended w/new pricing, does this qualify as a new contract?  I contacted grand mayan on 9/13 (exactly 5 days from the amendment date) and was told that I could cancel the new contract but would be accountable for the 9/6 contract.  Is this true? has this new amended contract cancels the existing 9/6?

Last year I paid $10,000 for a membership with Grupo Mayan.  The only reason I bought was because they promised to take two other timeshares as an equity exchange.  My wife and I signed an equity exchange agreement assigning timeshares to Travel Around the World (TATW).  It turns out that TATW tried to sell me back the property at a drastically reduced price  & then they tried to deed the property back to the resorts I bought the property from.

I went to Cancun, Mexico on April 14, 2009 and at the airport I was approached by someone who said he had transportation information and information about the area. Then he offered discount tour tickets and said I would be under no obligation for anything and all I needed to do was to go to a 90 minute presentation he said was not a time share presentation. I went to the Mayan Palace for the presentation which turned out to be high pressure sales pitch with several people convincing me to purchase a vacation club membership. After being convinced by so many people I signed the contract and once I got home on April 18, 2009, I realized it was a scam all along. I would like to cancel my contract.

Mayan Grupo opened a credit card and took $6000 down payment.  Said would sell off a timeshare we had  to pay their cost.  Told them if sure they could make it happen, was ok, or would hurt us.  Said their people could make it happen. They didn\'t, never go Mexicao again. They sent a Settlement Offer with weeks at HSI. So I started investigating what that would be.
Found complaints about them too, but also found you help people out of this mess.  Just like to break all ties and recover what is owed to Crdit card company.  I lost my job, husband is retiring and the fees are killing our credit rating.
